There were some fixes needed during our stay. The management and maintenance team responded to our requests in a very timely manner. For example, There were two ceiling fans that makes weird squeaking noises in the house. After we reported the issue they immediately contacted the property owner and brought two brand new fans for installation. No hassle, no extra charge, no back and forth arguments. We are very glad that we chose this company instead of renting from a private landlord. I think they are very professional and have a high quality of customer service.

The house was advertised to be noise-proof but I can hear the neighbor's conversations. Not to mention the sounds of their dog walking around the house. It's not the neighbor's fault-- they are just living their lives. But wow, I have lived under at least 5 different housing management teams before and it has never been this bad. Maintenance requests do not get done until couple months later, and even if they come over to fix the said problem, I can't tell that it was properly fixed. I honestly can not WAIT until I can move out of this house. EDIT: Bijan (the landlord) and I had a conversation. We came to the consensus that there was quite a bit of miscommunication on both sides of the party. Bijan definitely cares about the tenants' well-being. Once a distinct & straight-forward maintenance system is placed, I have no problems with this management company.

    On 04/02/2025, I contact Leewood Place in Fremont, OH. Zillow showed there were three available…read moreunits. When I spoke with the woman working there she told me that these units were for people who had more income, I have a section 8 housing voucher, and she told me I could pay the $35 application fee and get on the waiting list if I am approved but I was not eligible to move into one of those units since I am lower income. She then referred me to another Woda Cooper property in Tiffin, OH because she said they would accept me there since I am lower income with a housing voucher. On their website, it says they accept housing vouchers and I was already approved at another one of their locations but declined the unit after seeing it. These properties are tax credit and they have to allow people with lower income to move in but obviously they can get more rent from people with higher income so I was told I could not have one of the three available units since I am lower income, even though she never asked me how much my income was. I am a great tenant, I have lived in the same townhome for 25 years but I am trying to move to Ohio and keep getting denied housing since I have a housing voucher and this is humiliating to say the least! I already spoke with two different regional managers from Woda Cooper on 04/07/2025, one in Michigan and one from Ohio, and the one from Ohio told me the lady may need some coaching to learn how to speak to potential tenants about the units that are available but can't be given to a person with section 8 and also she referred me to another complex in a different city that I did not inquire about but because I have a housing voucher, basically because I am low income, and she said they will accept me there. The regional manager for Woda Cooper in Ohio also told me that they get more money from working people and that they do not get the full amount requested from the section 8 housing authority in Sandusky, OH when people with section 8 vouchers move in so is she saying they would rather take someone working over someone with a voucher? The regional manager for Woda Cooper also told me that those units can be rented to someone with a voucher but need manager approval but that is not what I was told. I am waiting on a call from Fair Housing in Ohio as we speak because the housing authority already confirmed that this is income discrimination. According to the Fair Housing website in Ohio, here are some key points to validate that I was discriminated against: Refusal to rent, sell, or negotiate for housing Making housing unavailable or restrict choice (I was told I couldn't rent one of the available units so they are going to sit empty until someone with higher income moves in) Setting different terms, conditions or privileges for sale or rental of housing Providing different housing services or facilities (I was told to apply in Tiffin since I am lower income)

They want statements well it's connected through your bank so I go on cash app statements for whatever they have, now have given them for a third time and somehow they think I'm holding back or lying, like why would I lie I don't lie so now I'm really skeptical about this company. Why do they do this to people, it's like an interrogation and don't want people to move in. I'm about to say to hell with this and look elsewhere because I would have been moved in somewhere already. So now this morning I get told hopefully Monday or Tuesday, when I was told hopefully this weekend. It just sickens me. If this company doesn't want me in their building just because of a dam cash app then I'm done by Tuesday! It just keeps moving up and I'm real tired of this crap.

I loved that there was on-site laundry at no cost. Sophie made the sublease process stress-free and was so kind and wonderful. Communication has much improved in the leasing department. -2 stars for the trouble that comes along with parking and the cost for a parking spot- it is absolutely OUTRAGEOUS and one of the most expensive in the area by hundreds of dollars. It's 1000x cheaper to pay for a street parking permit for an entire year.

    Looking for an apartment for an incoming OSU student. We traveled to Columbus twice…read more Tour #1: Did not realize there would be parking issues, so ended up paying to park in an OSU lot and walking. First unit was empty. Flushed the toilet to see if the plumbing was working, and it continued to run during the remainder of the visit. My child was uncomfortable with the entry being on an alley, and the $1000+ monthly rental was a turn-off for me, so we passed on the unit. The second unit was an efficiency, and the resident was in the unit, so we did not feel comfortable looking too closely. Tour #2: We'd requested tours of four units. They offered a "video tour" of the units, but instead of a tour, they sent us still photographs. I know that photos don't give the full feel of a unit, so I said we would tour before renting. When we arrived, we found out we'd only been signed up to tour two units, and they weren't the ones in which we were interested. The first unit was in a building that looked ill-maintained. The metal stairs to the unit were rusting and the roof looked like it needed replaced. The unit itself was so crammed with the tenant's stuff that we couldn't get a good look at it. The second unit was empty, but there was clear evidence of an ongoing water damage problem, the thermostat was visibly broken, the door to the utility room was broken, and there was a noticeable odor of a gas leak. The mailboxes were rusting, and the locks on the mailboxes were clearly broken. While I did not ask if these units were Section 8 housing, I did ask if the renters were exclusively students ("We rent to anyone") and what the security was like ("We *are* in a major city").

    The saying goes...You get what you pay for! There's no such…read morething as perfect. There's no such thing as someone's else's clean. Whether it's a hotel room, or your new apartment. Perfect is what you make it, as to clean is what you choose to put your own hands and elbows to do, making it your own standards. Our son is all moved in! And might I say we've gotten perfection, y'all as well as clean. His apartment is......Ahhmazzing! Upon moving in sink was stopped up and boiler was needing replaced as hot water wasn't working entirely hot. I add in these details not to complain but to show the urgency and care of this property management as to how they were on their toes and not relaxing to satisfy their tenant. A work order was put in that next day, and maintenance came instantaneously that day. The next day a brand new boiler was brought in and installed. We've got hot water, folks! Sink is fixed as well. I've lived ten years in an apartment and I've never had my maintenance request answered and fixed with such dedication and urgency. Where they do that at? VENICE PROPERTIES! Anna at Venice properties ensured that my son's apartment was more than habitable. Anna made sure that whatever issues may arise that he follow steps and assured our son, her tenant that they would be taken care of the first day upon arrival when meeting for the first time in person. And I will say that it's only been one and a half days and "High Honour" is what we've been shown and trust is what has been gained. No frills here. Just a property manager who lives up to her word since speaking with her 5 months ago, with a stupendous maintenance team. My son loves his new "digs" as does his parents. Let's not forget the welcome gifts which were a touch of even more awesomeness! Next up for 2027 two bedroom with Venice Properties One more thing....Everyone needs a property manager who's responsive, kind, and truly caring, and dedicated to improving others quality of living up under her as, Anna @ Venice Properties is.
