They aren't always in the office during hours, they barley answer phones calls. They are rude and condescending, favoritism is high in this place. They complain about organized toys etc. being in sight, when it doesn't even cause any hazard. They harass tenants like making it hard to pay rent and use the word eviction a lot (more than 10 neighbors I spoke with all agree on this and might possibly sue). The place is infested by roaches, raccoons, possums and coyotes, it that has gotten so bad many homes have roaches now. They shut water off at times with no notice. They recently had a break in and didn't inform the tenants that the break in also caused a data breach with sensitive information nor any follow up paper. For the price they charge it is not worth it. This is not a place to live long term and have a family. Glad I moved out but my grand mother still lives here and she stated neighbors around say nothings changed but new management and meaner attitudes. read more

This review is specifically for the resident managers at Knolls Lodge who have been managers there since 2019. They have been exceptionally helpful with many of the needs that we have had in recent years. My mother, who has lived there for 25 years, has been very ill, in and out of the hospital and skilled nursing facilities and during these stressful times, the managers have been very responsive and accommodating. They help when they can, answer all our questions and return our calls promptly. If they themselves cannot accommodate our needs, they often can guide us to who can, which is very helpful since we do not live in the area. Having read some of the negative reviews, I believe that some people are upset over issues that are out of the resident manager's control. They have a job to do, one of which is to keep the park clean and in compliance. And while I understand some of the complaints, once again, many of these are outside of the resident manager's control and need to be taken up with the owner of the park. We have always been treated fairly, most likely because we cooperate with management and do our best to follow park rules. read more

Ah, trailer park living! There's nothing like it - animals running wild, trash all over the place, and hillbillies everywhere. I've had the pleasure of living here with my family since I was 2 years old. It's ironic that my father has become friends with Torrance Police Department due to the frequency of how many calls and investigations there have been with the people on my street. A few years ago I lived next to a drug dealer where 2 people got shot. Nothing like loud, thumping rap music to wake you up at 3 in the morning. So much for the "quiet rule" after 10 pm. Within the past 2 years, I've had the pleasure to live across from people I like to call the "hillbillies". When they first moved in, they put a piece of plastic across the window. I assumed they were waiting to get new windows and curtains installed. Two years later, and I'm still staring at their plastic window covering - it has a tropical beach printed on it. Apparently, these people, wherever they came from, were never taught how to speak - simple conversations are turned into screaming matches. They actually have rented out their house, so now there are at least 15+ people living in a house fit for 3. Even though there are "rules" of no children in the streets and to keep your pets inside of your house, every single time I turn the corner to drive down my street, I almost always have to stop because some small child darts in front of the car or the cats are in front of my driveway. This is definitely not the place to raise a family of any kind or even to live in general. Even if rent was free and I was given a mansion, there is no way I would say yes if it means living in Knoll's Lodge. read more

My wife/daughter and I have lived here for close to 20 years. You'll never find a better group of people to live near. The amount charged is outrageous, but the people are great. One of our neighbors had a fire and we all pitched together to handle the problem, a pet gets loose, we all help to assist. Otherwise, everyone leaves you alone and does not get into your business. There ARE a couple here and there that like to b!tch and whine without getting involved with the issues and not do anything, which is evident of the negative pics taken (HOA VP van pic, flooding, etc), I'm sure you've seen. But, every neighborhood has a few of those type of immature losers. In general, the rest of the people, "Class A"!. Currently, we have no Homeowners Association involved with the public (yes, the losers don't want to assist with that) But that just shows we're all there for each other and help in any way we can. Moneywise, you could find a better place. Neighborhood...no you can't. But, that's just my opinion. read more

Really bad management and owner. They do not care about residents at all! They are always sending notices of everything tenants are doing wrong according to their park rules but when it comes to them doing their job of maintaining the park, they do the bare minimum. If they do anything for the park is because it is obviously required by law. However, if they think they can get away with not doing something legally, they won't regardless of residents safety and/or complaints. read more

Horrible new management. The old management was not nearly as annoying as the new people are they knit pick everything and make everyone uncomfortable. They don't allow people to even park in front of their homes to unload groceries without complaining. They never answer the phones and they like to act professional when they really aren't. All the current residents have had complaints about the new management and the power trip they are on. They need to fix their attitudes and help the people out who are living there, not make their lives hell. Great area to live but it has horrible people as management. The managers don't even wear masks when talking to residents as well. They do not keep up with COVID precautions. Beware. read more

I lived at Knolls Lodge for four years now. The park is okay with features and some benefits. They have pools, rental hall, and pet friendly family park. I've read a lot of the reviews on here and have mixed feelings. Personally I have never had a rent increase however I did come in on a discount. Also I do have to feel their has been people who have lived here many of years and the park also has to keep up with the change of the economy. I'm in the front of the park and have had no issues with incidents or issues, besides some residents not stopping at stop signs that are posted. The previous management was not the greatest but also not the worse. However I can already see the change the NEW management is changing for the better. It will take time because of previous management. It is a family park and all personalities are different so you get a mixed reviews from the generations that do live here. read more

First a disclaimer. This is long but PLEASE READ IT IN ITS ENTIRETY BEFORE CONSIDERING TO MOVE HERE. My family and I needed a place in a pinch; a temporary place to cool our heels, so this seemed like a logical idea - at first. We purchased a higher end home for 35k. Upon meeting with the manager who was there at the time all seemed fine. He said that in an ideal situation that this would be the only time we speak with them, Little did we know, First, they nitpick like crazy. Behind our home is approximately 20 square feet of crab grass. Once we let it get slightly overgrown so they left a notice in our "info tube" (a tube where they place notices and rent statements right next to our mailbox), stating that if we did not take care of it that they would hire someone to take care of it and add 300 dollars to our rent statement. Really? For 10 square feet of grass? They also notified us that broken down vehicles would NOT be tolerated and impounded at owner's expense. That's fine because it did not apply to us however there is a family that has about 8 busted down and outright wrecked hulks parked in the back, none of which are in a spacew allocated for vehicles (which they charge anyone else 40 dollars for apiece). This same family has a front yard and driveway festooned with garbage and clutter which would normally get anyone else a nasty notice. They never seem to get chided for this as it has grown worse over time. More on this later. One morning we dropped our rent check off before their office was opened. After several days we noticed that the check was not deposited. We later found out that they claimed that they did not get this check on time, and when they did it did not include the 65 dollar late fee. There was one time our check was off by 5 dollars and they came banging on our door demanding a 5 dollar check, otherwise face eviction and loss of our paid for home. But this time they decided to literally hide their notice under a box on our back porch. Remember the info tube? They didn't put it there. They did not knock on our door and warn us like normal people with a conscience would, or the way they did before, let alone put it into this tube so that it would least draw our attention for immediate action. By the time I found this notice, which was obscured by being placed under a box on my porch the allotted time to pay it had come and gone so we had to pay over 3 thousand dollars or face a 5 day eviction and lose our 30k home. We begrudgingly paid it. This whole ordeal was over a 65 dollar late fee which should NOT have been there in the first place as we got their check to their office in time. When asked they refused to tell me where and when they found this check. The date on the check was for the day it was supposed to be there. The point is, that they "found this check" somewhere in their office and demanded the 65 dollar late fee. Now had they been decent and knocked on my door (like they did over a 5 dollar discrepancy) I would not have had to face this ordeal. Soon after this happened I noticed that at least 15 properties had been put on the market so it seems that they pulled this hogwash with other families who were unfortunate enough not to be able to fork out 3 grand so they lost their homes and investment. My unit has no car port so they painted us a space for our car to be in front. I had parked another car I own behind it (in their so-called fire lane) so the manager "Patty" called their cohorts A & A Towing (who patrols the park daily looking for cars to snatch up with their predatory practices) . Patty could have knocked on my door and warned me, but her high and mighty "I'm a manager" mentality took over and had it impounded. 270 dollars and a long bus trip and I got my car today. Now sure technically I was in the wrong but would it have killed Patty to knock on my door and warned me? Would it have been such an issue to knock on my door to inquire about the late fee I mentioned earlier? And the fact they hid it under a box instead of putting it into that info tube ensured that they got their exorbitant amount of money out of us. They run this place with a heavy hand that you might see in an apartment complex. We own what we live in. But their cold-hearted take no prisoners approach takes over. Now as I said there are families who have absolutely trashed properties, clearly outlined against in their rule books. But for whatever reason they turn a blind eye to them and smack hard working families upside the head with it. Why are these tenants allowed to do this and keep eight broken down vehicles (several of which are wrecked out and there is even an ancient RV back there in spaces they are not paying for). The so-called groundskeepers do next to nothing, unless you count them driving their little golf carts everywhere shooting the breeze with one another. To this day I have literally seen them do NOTHING to upkeep the property. Thank you and buyer beware to be sure. read more

DO NOT move in here managment is racist, we lived here in this park for 4 years and they raised up the space rent when ever they wanted sending harrasing notes to our property regarding every little thing you could possibly inmagine, we couldn't sell our house people alredy knew about this mobile park and believe me I wish someone would have told me what I was getting my self in too before I bought a house there we ended up loosing our house, My husband and I release the titled to the lady manager she laughed histerically after we signed over the tittle and just had a nasty actitud towards me and my husband she was making no sense charging us for two months that we hadn't even lived in the park plus utilities,Im not going to get in to details but please do your own research before you make a huge mistake. read more

I had been searching for a mobile home and found one her at KL so I went into the office with the owner of the mobile home and while there the staff was 35 mins late from lunch there was several other residents complaining and the staff was very very rude and unprofessional. Needless to say I didn't end up buying the mobile home because I couldn't see myself having to deal with rude staff if I encountered any issues. I felt bad for the owner bc it seems like they had slot of issues with the staff. And the space rent was high compared to other nicer mobile homes. read more

All of you that have been stolen from by management and/or owners should sue them either in small claims court or get an attorney to represent all of you. You should be able to get your money and homes back. It sounds like they are illegally giving notice, stealing homes, evicting people, and collecting moneys. Please take time to look into their claims/notices and/or get legal advice. Do not let them steal from you and do not leave your home without a court order. Let them go through the eviction process where both parties go in front of a judge. California Legislature has enacted a special set of laws to protect you, known as the Mobilehome Residency Law ["MRL"] and Recreational Vehicle Occupancy Law. Resident must first be served with the APPROPRIATE notices meaning they are required to serve notices in a specific way. FYI There are legal plans out there that you can pay a small amount monthly, and then when you need an attorney, you have one at your disposal. read more

I lived at Knolls Lodge for 4 years and the park is ok to live, but be aware they hike up the rent every year. It's relatively quiet; however, there are little kids running around with scabies. SCABIES! So beware!! I contacted scabies from little kids wanting to pet my dog. It was horrible! I told management about it but I have no idea if they did anything about it or alerted their tenants to be aware. I also had a bike stolen from behind my place but I don't know who did it. Management can be picky as they will not allow you much room to keep your stuff outside. It's understandable to me as some people are slobs. You have to keep the weeds up and the leaves swept or they will fine you. It wasn't a big deal to me because I always sprayed the weeds and broomed up leaves. Sometimes, however, I didn't have the time so be careful because they will hassle you. As long as you do what management asks they usually leave you alone. I've had a couple of problems with management but they were resolved with minimal headaches. One problem was when the wind was heavy one day and all my stuff was blown around. The next day management gave me a notice about getting the clutter out or they were going to kick me out of the park! Not fair to say the least, so I called them about this and let them know that the problem was due to the wind and not due to negligence on my part. The clutter was removed right away and so they really didn't care after that, but I didn't appreciate them hassling and threatening me. Another problem was when I moved out of the park. They hassled me and did not give my deposit back for up to 2 months! They said I didn't give them some form which was complete BS. Finally they gave it to me...sheesh! The girls in the office are usually nice but they can get snooty if you argue. Just be nice and they are usually nice, too. If you need to call the corporate office for whatever reason, forget it! They never call you back. I had to leave the park because they kept raising the rent every year. I don't know if I would recommend this park due to their scabies infestation. If you stay to yourself and don't touch people you should be alright. read more
