They have been the most responsive and provided the most transparent quote outlining everything that we would be provided by them for the cost. Originally I was told I would receive our survey 7 business days after the survey was completed. It is now 2 weeks from when the survey was done and I have nothing. When I called they said I would receive them Friday (10 business days after it was done) at that point I was l told they would be in my inbox end of day Friday. It's Monday and I have nothing. These guys are a class act. I've now worked with them on three different projects and occasions and they were nothing but professional. In the last instance, I needed a minor change, made on a survey that had been done a while ago. Other engineering companies would have probably charged to make this change and adjustment which was not requested originally. I am a local architect in the South Bay and have been working with Denn Engineers for over 10 years now. They are, with out question, the quickest and best around. I have used them for hillside projects, projects at the coast, projects in Palos Verdes, Torrance, Hermosa, Manhattan, RPV, Rolling Hills, Los Angeles, San Pedro, Westchester, even Beverly Hills, all over. They are accurate, reasonably priced, very easy to work with, and have very good communication. There's not much else I could ask for. They are my Go-To surveyors. I have had them survey about 40 projects so far, and I plan on continuing to use them for the rest of my career. They are professionals. I am thankful to have them on my team. The required information in Palos Verdes, in particular, can be very complex, and exhaustive. Denn have come through for me every time, including ridge height certification. With regards to the 1 star review, I am surprised to see that. Though I do not know details in that particular case, what I do know is that a survey needs to be re-certified by law. Surveyors are licensed professionals, like architects, and, as such, have mandated requirements from the state with which to operate. Surveys must be re-certified for a number of reasons: age, change of ownership, change of contour, etc. In most cases, this is a quick process to re-certify, and, if things haven't changed, runs about $300 or so. They need to come out and verify tags (the little washer-thingys that are sometimes embedded in the sidewalk near a property line). Sometimes those tags are removed, damaged, or any number of things can happen to them, sometimes they aren't physically on the property line at all and their exact location needs to be cross-referenced and coordinated through the Recorder's office to find out where the documented, recorded reference tag physically exists. Sometimes it's blocks away. The surveyor must come out and make sure everything is copasetic. The surveyors are the first step in the design process. If they make a mistake, it will have major, expensive ramifications down the line. I've had this happen on problem projects where I've been hired to come in and fix things other people have screwed up. An incorrect survey can crush your budget, and schedule. I've never had that happen with Denn. Not once. The surveyor must, most times, record his findings with the county. The survey becomes a legal document which actually overrules the assessor. The assessor may say you have a 30' x 90' lot, but Denn may find that it is slightly smaller or bigger and this will affect all of your setbacks, in all cities. In Hermosa, in particular, I had a project on Loma where the property line went right through the middle of the house! In the initial review, the city requested a 3' setback from the property line!! As it turned out, with communication, that project was resolved and we moved forward. I would think that Dave B.'s problem could have been worked out as well. And, if it didn't, I'd be happy to help. It's a shame that the way Yelp is set up, it gives an average star rating based on 2 reviews (so far), one of which, did not even use the service provided by the company, where the review you are reading is being written by a licensed professional with a decade long track record of dealing with Denn. Sometimes reviews are written out of frustration, and this often seems to be the case with reviews on Yelp. I hope that you will give this review the appropriate weight when choosing your surveyor. Be confident in using Denn, as I have been.
