My experience with KMHomes has not been a good one. The lack of communication and the delayed repairs on the new home has been a big let down. Stephanie the sales agent does not Communicate well and She acts clueless! My inspection was done on 11.19.20, there were several things the inspector found that needed to be completed. I had my 1st walk through on 11.23.20, I was surprised at all that of the things listed by the inspector not being worked on. I sent the inspector's report to Stephanie. When Calvin arrived he said he didn't have the information. After going over everything, I thought the work would have been completed by my closing. I got a message from my realtor the day before closing stating that KM wanted to have another walk through @ 11am, which was 2 hours before my closing. Upon arrival I noticed that they floor issue from the inspection report was still being worked on. This is a crack in the concrete on the patio that Calvin said they would take care of and it still isn't done. The light fixture in the master bathroom still was not done. The blue tape I used to point out paint discrepancies was found in the front yard and garage. It's like they were mad or something... clean it up! Now the stairwell molding started separating/ has crackers. I have listed several repairs on the KM Homes portal and the follow up process is horrible! Upon my move in, the information about utilities is not correct, you have to figure it out. They don't tell you about trash service. I have had ATT and Comcast both come to install internet and the both say the house isn't wired correctly. I tried explaining this to Stephanie who only hears to reply instead of actively listening! She was no help at all. After moving in, you find out the good stuff! The HOA is in trouble, young boys from the neighboring apartments have been vandalizing the property and breaking windows. The fence behind the property is not serviced, so the are able to come onto the property and vandalize it. I walked out just as the house next me window was broken. I had to call the police! Two days later the little criminals broke my window. I am having trouble getting KM to repair my window. They claim it is not in my warranty. If the property was secured properly the vandals would not be able to get onto the property and therefore KM would not keep having this repeated issue. KM needs to properly secure the property and add cameras in the back of the property or they will continue to fix windows and whatever else during their construction process. I give KM a half star, the property looks nice, but all of he issues are too much!!

We had a tight deadline to complete all of that over the summer while our kids were out of school and we mostly made that happen! There were a lot of ups and downs with both transactions, but Caroline was professional, proactive and on top of it the entire time. She was always available for showings (or having a peer sub in), quick to respond to any and all questions / feedback and all but flew across the country to get multiple updates per day from our buyers' loan officer when there were issues with funding and closing on time. We went from Plan A, to B, to C and maybe Plan D (I honestly lost count of the issues and pivots we had to do) and she kept everything moving forward when it was trying like hell to go sideways again, and again, and again.... I highly recommend Caroline and I am very happy I made that call to the Justin Landis Group. I have already been recommending her to neighbors! Give her a call if you're in need of a real estate agent and ask her about our story for some laughs / drama (bring popcorn!). P.S. The rest of the team was awesome, too: Mari (Visual Coordinator), Matt (Transaction Coordinator) and Jess (Director of Operations). The marketing / photographer for our home was on point -- the Zillow listing (with 3D walkthrough) and printed pamphlets were gorgeous and we got a ton of interest and positive feedback, even from family and friends!

As many investors, especially remote investment properties via agents that you never met with, I am very worry even recommend by my close friends. It is very smooth process to buying a single family house (digital contract most of time) and rent my house within 1 month after closing. I am very impressed what James did to me. Basically like turn-key solution, he has people to get the best deal of mortgage if you don't have one. He will get your lawyer if you don't have one. The most important is that he is honest, clam and able to fight for you to get your best deal. Just want to say thanks. Ken

He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. Cross-posted on Zillow and Google.

Excalibur Homes - Hole in wall due to rot

Excalibur Homes

I'm always so sad when an experience that could have been wonderful doesn't go as planned but, life…read morehappens right? I was incredibly excited to work with Excalibur homes in my rental search after hearing great things about them from my bestie. I was on a dedicated home search for months and loved the homes they manage so it was seemingly a no-brainer for me to put all of my eggs in one basket with their group. Excalibur manages and rents homes all across Atlanta, focusing on the starting process to the journey of upkeep in the rental homes. After planning a move that I dreamed of making happen in January, I was excited to go through the process with hopes for the future. Well, it didn't actually happen like that. First I will say, the homes they offer for rent are beautiful. All different kinds, all over the metro-Atlanta and seemingly in great shape, love that! When you speak to members of their team (when they answer), they are all quite friendly and helpful, which is much appreciated. BUT - wow, can they drop the ball on communication and the timing of your journey. Looking for a home to rent and live in isn't something one does for kicks, we all hope to have a place to live at the end of the day. Well, it just felt like Excalibur does not take that into account and moves at their own pace. Calls to realtors (other than Howard Bailey who returned calls and was very kind in person), I submitted an application in March. I actually submitted an application for a home sight unseen just in hopes that it would make things quicker - no go. I saw the home a week later and then three days later, I hear that it has gone to someone else. Okay, it happens, we move on. I called and requested that my application be moved to another home and after an hour on the call, I was told that was done. But for some reason, the website noted it as 'cancelled' from then on, while the Excalibur team told me it was a glitch. A glitch is okay, but when I say I never heard back until I called them 3 weeks later begging for more info so I could go on with my life and find a place to live. I then received a voicemail with the most unconcerned tone letting me know that they heard I had questions... Why wouldn't you keep up with your potential clients and let them know what's happening with the process? As someone who worked in property management for almost a decade and who had high hopes for my Excalibur experience, I was incredibly bummed out and disappointed after putting money and time in my application process. It's now been 3 months and I still haven't received an official word on what happened but have moved into a new home not managed by Excalibur. If I would have continued to wait on an Excalibur home to happen for me, I feel like I would still be calling them every two days desperately trying to make something happen. Super bummed that the experience was not what I was expecting, but hope that the team will make some changes in how they communicate with prospective and current tenants, as they truly have some beautiful homes to offer.

We found a home we absolutely loved that had been listed for nearly two months. We immediately…read moreapplied after viewing it and were approved a few days later. We were genuinely excited and ready to move forward. Once approved, we received the email explaining that multiple applicants could potentially be approved and that the first approved applicant to pay the $2,990 reservation fee would secure the property. We understood the policy. What was incredibly frustrating was how little time we had to actually make that payment. We immediately gathered the $2,990, went to Kroger to send the payment and while we were there, we received a call telling us that another applicant had paid approximately an hour before us and the home was no longer available. I understand that they have a process, but from a customer standpoint, this was incredibly disappointing. We had been approved, had the money ready and were actively in the process of making the required payment. After going through the application process and getting our hopes up about a home we loved, losing it by such a narrow window was extremely upsetting. I strongly believe there should be a reasonable payment window for an approved applicant before opening the property up to another approved applicant. Even a few hours would make a significant difference when you're talking about nearly $3,000 that people may need to transfer, withdraw, or otherwise arrange. We understand the policy. We just don't understand why the process has to be so rushed when applicants are being asked to come up with nearly $3,000 immediately. This was a really disappointing experience during what should have been an exciting time for our family.
