I don't know where to start...when I first approached this company, I knew the unit I wanted, but…read moreit took nearly 4 weeks to get a basic showing of an empty unit. I literally had paid a deposit before getting a chance to see the unit I wanted, and it was another week plus before I could sign a lease. I chose a unit downtown, and was simply not told about the parking situation - the information I was given was 5+ years out of date. I came to discover that parking is$70/month, and neither the parking people nor Eagle are willing to make any kind of deal for residents. They both blame the other company. I was also not informed of impending construction work, which lasted 5+ months, and started before 7am 6 days a week. Then the city decided to install massive air conditioning/heating units literally on the other side of my main living area wall, the result being more than 2 months(so far) of loud, constant vibrations and noise. I've been told for several weeks now that they're 'working on a solution' but Eagle has told me they won't help me find another unit with the same lease conditions. Two months without a quiet night, coupled with the parking issues, has left me very unhappy and looking for a new residence. Some of the staff have been pleasant and tried to help, but they're limited by the rules of the upper management, apparently, and overworked to boot. If you go through Eagle Property Management, I strongly suggest you spend a great deal of time researching the building and inspecting, and ask many questions. Especially about parking if you're looking downtown. Good luck.

Assurance Property Management - Water damage from 2026 rainstorms

UPDATE: 8/17/26 Your reaction Bob Bender was expected!…read more 1. Nothing changes the fact that the problem started with improper ventilation in the attic which you were made aware of causing the water damage in 2025 and now 2026. Painting the ceiling stains with water block in 2025 was not going to fix the problem! You have the photos and can see the difference in the damage between 2025 and 2026. Nothing would have changed had I painted the ceiling stains with water block paint, which you even said it's something I could do myself! Again, you are the one who suggested painting the ceiling to hide the stains with water block paint- so the damage must have seemed trivial to both you and the board member! 2. Perhaps if you possessed an ounce of concern for residents, you might have stopped by and checked out the damage or gone into the attic to see for yourself, since you are after all the Association property manager! Just saying! 3. The attic, one might assume, is now loaded with black mold, NOT because I didn't take care of it in 2025 but because you and the board member didn't care to take care of it in 2025. You have the photos!! 4. I hope to hear from you on Tuesday since you could not find the time to call me on Monday (today) but sent an email! Finally, I want the Association to do the right thing! I will wait until Tuesday. Again best time tomorrow is between 11am and 1pm. PS: since you read my comments on Zelp and said not to respond to your email today and did not have time to call me, I assume Zelp is your preferred way to communicate !

Updating my review. I moved out a few months ago…read more The deposit charges were a bit on the high side, in my opinion: -They withheld $90 for misc. cleaning charges (after we spent hours cleaning the apartment.) -They withheld $28 to replace the drip pans. (more than market price) -They withheld $114.50 for carpet cleaning - probably illegal (see Elyse De Stefano v. Apts. Downtown page 13) -They also charged $75 to repair a countertop that I burned. It was my fault and I'm not really complaining, but Karen previously told me that she thought she could get it repaired for a lower cost. So about $300 out of the deposit for a 4br...probably decent for IC, but I thought it could have been cheaper. Here's why I'm still willing to give them a 5 star rating: -They were extremely friendly, helpful and professional throughout the lease. -Maintenance response was usually only a few hours for minor stuff. They care about the quality of the property, and , e.g., responded immediately when I noticed a leak in the laundry room. -Halfway through the lease one roommate went broke and announced that he was going to break the lease and not pay any more. Another roommate had to move out for personal reasons. Karen helped us to deal with subletting 2 rooms and eventually helped us negotiate a deal with the first roommate so we didn't have to take him to court over the rent. -Even after we've moved out, Rae-Matt still forwards mail. None of my previous landlords have done that for any length of time. -They never once charged a late fee even though we were late multiple times on rent. -Tons of other minor things throughout the year that I've forgotten by now. I'm still slightly bummed about the deposit, but I didn't really push it too much with Rae-Matt because I felt that they exceeded my expectations in so many other areas. I would definitely rent again.

The Resident Mobile App. Useless for communication about concerns. They only concerned to convince you to move in get your Money and they are invisible afterwards. Owners need to choose better Property Management Companies. If you break your lease ; penalty two months of rent. Illegal in other states but Iowa guess it's fair business practice, but you won't know that legal forced acceptance to that part until you're signing for keys to move in. You don't have a say in them raising the rent after one year ! If you don't renew lease they charge extra per month with regular rent Month to Month fees. Business practices are questionable but you don't find any of this out until lease signing. All units older are lower by $300 a month ; so new remodels are $1250 Office seems a bit disorganized and not everyone in the " know" . Duties of whose actually Managerial Staff confusing. Affinity Property Management is the most fraudulent and dishonest organization I have ever…read moreencountered! When I moved out, I spent a day making sure the place was perfectly clean. I cleaned windows inside and out, walls, oven, and everything. Then I bought paint (the same kind they use) and touched up the paint, re-painted kitchen cupboards, etc. I made sure everything was in top shape. There were no blinds hen I moved in and the closet door was off its track when I moved in (a 5 minute fix for maintenance). Other than that, I went the extra mile with cleaning and painting which they charged me $900 for! I was sick to my stomach when I saw that they gave me fraudulent charges of $150 to clean, and $650 for paint and repairs. Needless to say, they did not actually repaint or clean. They ripped me off for $900 in fake charges. Taking them to small claims court. Shame on them! Don't rent from them! I called but was manually sent to voicemail and then they would not answer the next few times. I left message. They know they are in the wrong.
