They stopped pest control and are now infested with roaches. While remodeling units to price outrageously in a building that's older than 1970.while trying to up the rent the same to other tenants with no remodel or improvement to garnish that kind of increase. Threatens to sue tenants who want to leave before lease expiration while having illegal clauses in the lease management is emotional and erratic, unable to comprehend information given and keep up with the discussion. Ten stars to maintenance, awesome ppl who are kind and understanding. Too bad management couldn't learn from them.

I moved out a few months ago…read more The deposit charges were a bit on the high side, in my opinion: -They withheld $90 for misc. cleaning charges (after we spent hours cleaning the apartment.) -They withheld $28 to replace the drip pans. (more than market price) -They withheld $114.50 for carpet cleaning - probably illegal (see Elyse De Stefano v. Apts. Downtown page 13) -They also charged $75 to repair a countertop that I burned. It was my fault and I'm not really complaining, but Karen previously told me that she thought she could get it repaired for a lower cost. So about $300 out of the deposit for a 4br...probably decent for IC, but I thought it could have been cheaper. Here's why I'm still willing to give them a 5 star rating: -They were extremely friendly, helpful and professional throughout the lease. -Maintenance response was usually only a few hours for minor stuff. They care about the quality of the property, and , e.g., responded immediately when I noticed a leak in the laundry room. -Halfway through the lease one roommate went broke and announced that he was going to break the lease and not pay any more. Another roommate had to move out for personal reasons. Karen helped us to deal with subletting 2 rooms and eventually helped us negotiate a deal with the first roommate so we didn't have to take him to court over the rent. -Even after we've moved out, Rae-Matt still forwards mail. None of my previous landlords have done that for any length of time. -They never once charged a late fee even though we were late multiple times on rent. -Tons of other minor things throughout the year that I've forgotten by now. I'm still slightly bummed about the deposit, but I didn't really push it too much with Rae-Matt because I felt that they exceeded my expectations in so many other areas. I would definitely rent again.

    I never rented from Coralville Apartments / Jasro & Companies. However, my email interactions with…read morethem have convinced me not to rent from them. In July 2022, I emailed them multiple times to request that they delete my account in their resident portal (https://jasro.twa.rentmanager.com/). Unfortunately, my requests have been ignored, and my information is still in their system against my will, and I have no way to delete it. My initial email interactions with Coralville Apartments (regarding apartment logistics) occurred in December 2021 and January 2022. In one of my last emails to them (https://bit.ly/3zmO6H6), I inquired about some accusations against their property manager (Jacob C. Schwebke). The person I was emailing with responded to refute those accusations (https://bit.ly/3Q2TCWc), but they did not provide any evidence to support their refutations. I then replied to say, "Thank you for letting me know. Could you please share the relevant court records with me?", but I never received a reply. In an attempt to verify the truth, I looked up the Iowa court records at www.iowacourts.state.ia.us/. (Under "Trial Court", click on "Case Search". Search for "Jacob C. Schwebke". The record for Case ID "06521 FECR125807" indicates that the 1st degree theft charge against Jacob C. Schwebke was indeed dismissed by the court.) Unfortunately, I could not find any more information about this online. I emailed the three authors of the three articles linked in my first email to ask them for more information about this (only one of them replied, but they didn't share any more info). It would be helpful if the journalists who wrote articles about the charges against Mr. Schwebke also wrote follow-up articles to explain the court's decision in response to the charges.

    THE WORST AGENCY EVER, NEVER DO BUSINESS WITH THEM!!! I have to share my terrible experience with…read morethem which was totally disaster. I moved in to 203 River Street, Unit 3 on August 2018. And the first day when I walk in to the unit, I was totally shocked. The unit was a MESS!!! Nothing like a place for human to stay. All furniture covered by dirt. The fridge STINKS with rotten meat, bed had bedbugs, carpet had mold, dresser door was not working, and THE TOILET HAD HUMAN WASTE!!! and THE BATHTUB HAD HAIRS AND SOME DARK STICKY THINGS. Then the landlord Tom explained to me the previous tenant left for more than half a year and did not return. HE SAID HE WAS TOO OLD TO CLEAN THE ROOM, AND HE ASKED IF I COULD CLEAN IT. He tried to take advantage on my empathy and my international student identity because I didn't really understand the rental laws. I CLEANED THE WHOLE MESSY UNIT BY MYSELF. I almost throw up when I clean the toilet and bathtub (he said he would clean the toilet but he didn't). After that, I still smell the mold and I feel itchy when I sleep no matter how often I clean the unit. After 1 year I had to move out because I couldn't stand the smell of the mold anymore even I already renewed the lease. I tried to end the lease because they couldn't solve the mold issue, and they refused it (I tried to ask for student legal service but they didn't want to help, and they already heard lots of complain about this landlord). So I end up with paying double rent. After another year, the lease finally ended, which was 7/28/2020 (I don't know why it was 28th since I moved in on the 1st, and I paid full month rent for the last month). I went back there and cleaned up everything. Only left the furniture that WERE ALREADY THERE since I moved in. One month later, they sent me the bill, that I have to pay $1,400 for cleaning up and moving furniture. I friendly reminded them the move in condition, the fact I cleaned up the unit by myself as I moved in, but hear nothing from them. During the time, they also kept harassing me, calling my personal number saying I have late payment that needed to pay immediately or they will take further action, but that's actually someone lived in a entire different place and had different first name and last name. Here I will show you the pictures of move-in condition of my unit and the mold under the carpet.

There was a leak in the…read morebedroom ceiling and we contacted the city countless times and the leak kept getting worse and worse. At one point we had just a huge hole in the ceiling and then we had wood ants due to the hole and mold which made us sick. The leak also damaged all of our belongings clothes, books, documents, shoes, luggage and pictures which we were never compensated for. The bathroom toilet was wobbly and moved around. The cool wasn't working properly for the entire summer and every time they came, they never fixed it. The room with leak would make the apartment unbearably cold in the winter and we contacted the city and all they said is that if the home is not below 66 degrees then we should be fine.     Fired After Being Racially Targeted…read more I was recently terminated by Pace Property Management after receiving a call from a stranger who claimed I had cut them off and flipped them off while driving a company vehicle. Not only was this accusation completely false, but the caller also used racially charged language, referring to me--a 25-year-old Black man--as "permanently tan." In my life, I've never encountered someone using such a bizarre and offensive term, and I've certainly never heard it taken seriously by a company. What's worse is how my employer responded--not with support or a thorough investigation, but with immediate termination, based solely on the word of a random caller. No one at the company asked for my side of the story or considered the racial nature of the remarks. I had never seen the person who called, I did not cut anyone off, and I definitely did not make any obscene gestures. I don't even behave that way in my personal vehicle, let alone in a work vehicle. This entire experience has made it painfully clear that Pace Property Management does not have the systems or integrity in place to protect its employees--especially when it comes to racial harassment. They enabled a hateful and false accusation to end my job, and that's something no one should experience in a workplace. I hope this review serves as a warning to others and a wake-up call to management. Protecting your employees from hate and discrimination isn't optional--it's a basic responsibility.

    Where do even begin? When we first started renting from PACE back in 2016 everything was good. We…read morereceived 24hr notices prior to entry, maintenance requests got taken care of. Then shady Stacey came into the picture ~ 2018. ( you'll understand why we call her shady Stacey at the end.) Failure to provide 24hr notices prior to entry. Claims when you select yes on the maintenance request form that they have permission to enter the unit, it means PACE can show up when ever it's convenient for them not you the tenant. We have two pets so notice is necessary to make arrangements for them. Iowa state law is landlords/ property managers must provide a 24 hour notice prior to entry. Only in the even of an emergency can they enter without notice. PACE illegally entered our unit several times, I kept all email communication. Presented it to a lawyer, PACE had violated the lease agreement. When I brought this to Stacey's attention, she denied all wrong doing and that the lease was still valid. We had another place we could immediately move to, and with the lease violated by the rental management we wanted out. We had asked about subleasing our unit, Stacey said subleasing was not allowed per the lease agreement. However I had read though the lease agreement prior to asking.... and it was in the lease agreement that subleasing was allowed with written permission of the property manager. It's clear Stacey is unaware of the lease terms and state laws when it comes to being a rental manager. She treats tenants like they don't know a thing about the laws/ rights as a renter. In 2015/2016 my first rental management company I rented from was involved in a class action lawsuit for illegal lease terms/ violations. I didn't take kindly to be taking advantage of by Stacey. Maintenance showed up one Monday without notice, I denied them entry as I did not have a 24hour notice and it was my right as a tenant to deny entry. All I had was an email saying Monday, no date, no time. Could of been any Monday at anytime. Maintenance also was "testing" locks one day, I was home and recorded the event. Ask him if I could help him, no response. As I said before I reached out for legal advice to verify that laws were being broken. They were. With us wanting out and Stacey aware, she reached out in the beginning of February that someone wanted to move in March 1st,2021. Per state law we needed to have a 30 day notice to move. We got a 12 day notice once she confirmed that a lease was signed. Was not accommodating on moving time frame. Should I mention during all this I was 6months pregnant... and during the polar vortex. But it was our idea to "move last minute" Stacey cannot and will not take responsibility for any of her actions illegal or legal. Deposit was not returned within the legal 30 day window either. I had reached out after the 30 days, and it's crystal clear she is unaware on how to count. Lease ended February 24th,2021 we should of had our deposit with all the necessary paperwork by March 26th, 2021. We did not receive the deposit until April 5th, 2021. She claimed it just had to be post marked by the USPS by April 1st, 2021. Iowa law says failure to return deposit/ all necessary paperwork in 30 days of the lease ending can result in the landlord/property manager owing the tenant up to double the deposit amount. Our deposit check was post marked by USPS April 3, 2021 ... Shady Stacey breaking more laws, and not being held accountable. Unsure how she still has a job with PACE.
