This place needs a negative star option. We stayed here a couple of years ago and it was great when Virginia and Steve ran it. Now, whoever owns and runs it is ridiculous. We weren't approved to stay with our kids. For the "comfort & safety" of others. Seriously?! You can have 4 grown men in a camper together but not kids. Plus people I know that stay there have talked about break ins and stuff stolen. Glad we didn't waste our money here. Should be shut down! Don't waste your time. read more

It's nice that all the spots are covered and allow a space for parking and have additional spaces for visitors on each row as well. There are two dog parks that get busy during the evening and one of them is always muddy and practically unusable but it has a nice dog wash station that is free to use. There is also usually a lot of dog waste that doesn't get picked up. The gym is small but has a good set of dumbbells and a few pieces of equipment that allow for effective workouts, however one of the treadmills has been out of service for over a month. There are showers and a pool available but I have not used them. The public bathrooms have been clean the couple times I've used them. A lot of the washers and dryers are consistently broken and out of service as well but the areas are always tidy. The main entry gate has also been broken for over a month and just sits open at all times of the day for anyone to enter. The water has been shut off a couple times with no notice from staff and we've had some issues with neighboring campers hosting loud parties into the early morning on week nights. The park is mostly clean, minus the few stray beer cans on occasion. There are plenty of dumpsters and they are emptied every day or every other day. Have never had any issues with them being full or overflowing. The staff has been mostly friendly and overall it's not the worst RV park I've stayed in. read more

All gravel grounds and covers for each RV. Very clean and office personnel were very friendly. Easy in and out. Only grass is in dog parks, one had a lot and the other was worn down from overuse but much more grass than I expected to see in Pecos. Like someone else said, had to pick up after lazy pet owners and two ladies that brought 6 dogs in the evening and homesteaded in the park. Not going to put my dog in the middle of an established pack but they only cared about themselves.. they stayed for over 3 hours but again, that is on crappy people, not on the RV park itself. Very close to downtown and I will stay there again if I end up passing through Pecos. read more

This place was great. Its gravel and dirt but so clean and well kept. Each site had a weather cover. The dog park had grass and although I had to pick up dog poop this wasn't because of management, just lazy dog owners. again very clean. The pool was very inviting. The laundry room was huge and the work out room was great. The staff was very friendly and helpful. The Park is very secure. I was so surprised at how clean everything was for being in the desert. read more

We noticed how big this park it.Pool, laundry room, dog park( small dogs can escape out the one door,maintenance man said he would fix it , he did not). We have Verizon and ATT internet and where our RV sits we do not internet from 5 pm -10 pm due to everyone at the park is home. Power Loss/surge issues......... They are ADDING onto the park. The power went off they fixed it , the power company left and the power went back off. Called 3 different light companies to see who is with the park. They said it was in internally issue not their issue. The park would not answer their phone or return a call. Got a hotel because we have dogs and it is West TX very hot...2 day stay at hotel . Only half the park was with power...The managers HAD power! A few days later.....Same ISSUE ...This time I called the light company to notify them of the power outage and the RV park. I asked the guy at the light company to hold on while I drive up to the office to let them talk to them. The maintenance man was there. I tried my best to get him to talk to them all he did was Look up at the sky and ignore the fact I was standing there talking to him. He even put his hand up (like Talk to the hand) at me. Rude! Come on it had been 112 outside we would like coolness after work. However one of the park managers stayed at the gate till the electric company got there and for a while afterwards. After a 2 day power outage the food we had in the fridge is NO longer good. We had to replace it. If you live in Pecos or ever been here you know that FOOD is costly and you have to DRIVE over an hour for decent groceries to eat. I just went grocery shopping! I did replace some of of the food that I had to throw out. The park manager asked me to bring the Walmart receipts to her to get some of my money back from the replacement it would come off the rent. After 2 night stay at hotel, food replacement and fuel for Truck to run converter we estimated cost of 3 day power outage around 1002.00 om Bam! Lot Rent is Due of 980.00 Oh and I got a call today saying the OWNER is not covering the cost of any replacements due to a power outage that is the Parks Issue, not the people that are staying here. read more

Not accommodating at all!! We arrived at 6:30pm on a Friday. The door sign said open until 7pm. The door was locked so we called. The lady who answered the phone said they were closed and could not help us. TraPark RV had a detailed after hours message on how to register. TraPark is on a better side of town. After calling around to other RV parks in Pecos, and finding out many are man camps with only monthly occupancy, we were pleasantly surprised to call King's Road RV Park. Much like a previous review we were told the site is a blessing and there would be now need to pay for the overnight stay. The community areas were clean and recently remodeled. Site are individually covered with plenty of room for our 40ft. fifth wheel. Dog park is half grass and half pea gravel, with balls waiting for the pups to play with. We asked for dinner recommendations and were pleased with what was recommended. If you choose Kings Ranch take 13 Street instead of 14th street which GPS recommended. read more

This is a great RV park. Dog Park is a bonus. Covered lots. In town and clean. The only bad thing I can say is 70 people lost power at 8am. Power company had the transformer replaced at 1015am. Just needed to flip/reset the main breaker and well management lives at the front of the park on a separate power grid. Would not answer the phone calls or the door.. was going to get some popcorn and watch TV through her window but i dont haveno DC microwave. Cant expect people to work for free. It's hot in Pecos Texas even at night.. This IS the best park around and is very nice. Price is almost $300 more then other parks in the area. I would recommend it to my friends and coworkers. You may want to have a generator handy if you use a cpap or have other issues. read more

I wouldn't even gave this place one * but it makes you put something in. My son moved out of there in November 2023 he had paid a $300 deposit I started calling and he started calling in DECEMBER 2023 they were telling me a new owner took over the park and the people before them ran off with the deposits and that the Home Office was going to make good on it and send out the checks that was back in January here we are in March 2024 I called yesterday on Monday talk to the lady at the RV park and she said she didn't know what was going on that home office was going to send them out I asked for Home Office's name and number she him hauled around about it and refused to give it to me told me she would call me back or they would call me back well here it is Tuesday nobody called I've called twice today keeps going to their answer machine I did leave the message again on the second time because you know they can see who's calling them they know it's me all I'm trying to do is get answers and get my son's deposit back he didn't leave any mess he didn't tear anything up at his RV site From my understanding from her there lots of people that didn't get there deposit back! And this is when it was HIGH HOOK RV ....Ok here we are 3 days later and now they refuse to answer my calls . Everyone that is missing their deposits or months rent that they've took out and refused to give it back or give you some cockamamie story that it wasn't them and it was high hooked no you bought high hooks so you knew. Everyone needs to file A complaint with the better business bureau !!!!!!! And is also sister company to Kings Road RV !!!!!!! They quit answering my phone calls at Queens Road RV then somebody called me from King's Road and said I'm calling you back about AA space I said no ma'am I was calling about my son deposit and it was the same lady she told me they sent my son an email he received no email so here we are three days later again I call back Kings Rd she answers and tells me there is nothing she can do for me she has told Home Office to reach out but still refuses to give me home office's name and number where I can contact them directly and let's me know that I'm not the only one calling about deposit and once again refuses to give me their name and number absolutely do not do business with these people they have Kings Rd they have Queens Road that used to be high hook and there's one other in Pecos who in the hill doesn't give you the name of the main office or the number for you to contact them run around run around run around read more

This will be the second time we have stayed here. The first time was a very good experience. As far as today it is not as good. When we stayed last time they had very good internet and cable TV as well. This time the facility is very crowded and the internet is horrible. The price is the same as before and the amenities have gone down. Would be nice to add another dog park and do away with the unused extra parking spaces. Seems like everyone has 1 or 2 dogs and the dog park is a crowded place! read more

Not impressed Upon signup offered many pluses. This isn't exactly a 4 star establishment & no where near 3 stars. Was offered free WiFi & gym mind you in the middle of nowhere about a $1k a month. Oh wait gym not ready but when it is ready an additional $18 a month. Lol for a couple of cardio pieces. What you do get are numerous promises no deliveries, looks like a drunk office mgr., loud music all hours of the day and night. Location is by a truck stop of some sorts. Would we stay here again? They try to fine you for anything and they will help themselves to your card on file. For such a nice place it's shity to stay at and most expensive. By far the worst RV park me and my wife have stayed in due to the staff that runs it. They are very rude and threaten to fine you for anything and everything. The park itself is nice for pecos but the 2 women that run it ruined our stay. We should have looked elsewhere when they gave us the first red flag when they told us that they wouldn't stay a little past 6 to let us check in. Told us that we would have find somewhere to stay until they opened the next morning after driving 700 miles across texas and having 2 blowouts. Luckily we hauled butt and got there a few minutes after 6 and checked in. A group of 12 of us just moved out due to the staff that work there. If I could give this place 0 stars I would. read more

This park is full of BS. Swimming closed, internet never works and to top it off I get a text to move my small truck and other people have trucks, cars,trailers and temporary tents in the same spot. I have never complained about the kids waking me up on night shift or anything here. But when you see the exact same truck parked in the exact same place and try and talk to the manager about this and she said well that truck never moves,lol. This place is really nice but don't cross the manager or you will be black balled.I would really like to talk to the owner of this park. read more

The staff of kings rd Rv park are unprofessional. The manager Nora does not correct you in a professional way and when you give her an attitude back she threatens additional charges on your bill. Living here was constant fear that you might mess up or your children are unwelcome. The manager constantly harasses drives by to be nosey even when hours of operation are not open. My husband was doing light work on his truck tires and she all but cussed him out throwing her hands everywhere raising her voice when the rules state "no major projects" which it wasn't and was cleaned out before next day. I asked about the opening of the pool and her responds was when i text and say it's open. No time frame just rude comments. My cousin hands were full with laundry and her child walked from her camper forgot her key fob and the assistant manger was by the door in refuses to open it even though she knew she was a tenant. We took 12 Rv spots and left 5 more coming next week! I feel sorry for the owner losing out on so much money because his staff can't be polite. read more

The experience at this park has been ridiculous. I'm a marine corps veteran, that has been here a week. The front office has been rude. I was lied to about a long term stay. There was a complaint by a neighbor about my dog whining. There was no warning, no write up, and I'm being kicked out. I was not contacted to pay for the following week. Y'all have my card on file. At the front office I was being told that my crated dog was clawing at my rv door. How is that happening from his inside a locked crate? I know, none of that is true. They told me they had recorded proof of my dog barking, but couldn't provide it when I asked to hear it. I am very disappointed by this place. As a military veteran, I highly recommend you don't support this place. They will end your stay promptly without warning, when all that had to be done was charging my card they had on file. Like many other reviews I read about here and choose to not believe, the negative reviews are all true. The dog walks are filled with dog feces. It's in a bad area of town and not close to the strip. We needed a place to stop for the night. Super folks at the desk. We got the 1 pull thru with 50 amp with over head cover. No other hookups. The office graciously offered up the spot no charge for the night and Merry Christmas. Cell tower next door, so 4 bars service. Nice restrooms, showers, laundry, workout room and gated park. Called this RV park and reserved a spot. 7 pm - Called to let the kind owners know we were running behind. She graciously allowed us into park after hours and blessed us with a waived fee. this is easily one of the more expensive parks in pecos but it's well worth it. with every parking spot covered, and private parking right next to your camper, as well as a private patio area for grilling and hanging out. the clubhouse offers mail boxes, shower/restrooms, a laundry room, horseshoes, sand volleyball, a playground, grills and a seating area with a massive tv for anyones use. there are full hookups, wifi, and cable (80+ channels) this park is also gated and you can not get in without your key fob after 8pm. all of this with amazing personable owners and it can't be beat! this is our go to park every time we come through pecos tx! read more

We care about each and every tenant that stays at King's Road. We want them to enjoy their stay here. We want them to come back if they are stationed here again. We recently resolved power issues which took some time to get to the bottom of what was actually causing the power outage. The problem was a fuse that was running 2/3 of our park so it was an extreme fix including digging up and putting new lines and evening out the power distribution. It is fixed now and we pray we never have another power outage. If this happened in the city instead of our 175 unit park they would not reimburse your food. We kept the pool open late so people could stay cool. I believe that this happened in God's timing as we are adding on to the park and now that the existing part is running great , the new addition will be properly distributed with power. It also happened to be cloudy. Thank you Jesus! I wish people would come to me instead of our maintenance man when they have a question or a problem. I strive to handle every problem for our tenants that is within my control to their satisfaction. Our maintenance man does a great job however he is not a licensed electrician. As for our dog park, we built it for the tenants pets and you are required to watch your pet at all times. Oh, and if you come knocking on my door or call the work phone we do answer. Hmmm, either had the wrong house or we weren't home. read more
