    Nice Place with comfortable rooms. But they smell a little. It's good for one night. The rates are also moderate.

It's located in a highly walkable area of town with trendy restaurants and bars that will suit everyone. I stayed in the Barnett room, which is spacious and comfortable. The linens and towels were high quality, the bed was very comfortable, and there were water bottles left out for me. I slept very well and each morning Joan prepared a five-star breakfast. She asked me what time I'd prefer to eat and provided options to suit my tastes. They're easy going and willing to share tips on things to do around town if you're interested. You won't find more gracious hosts than Joan and Dan. They made my trip to Jacksonville very memorable!

The Inn is located in a nice area of Riverside and is close to restaurants and museums, as well as the water. Our room was on the second floor and was a nice size room with a tv, coffee maker, mini fridge and a beautiful bed. The Inn also has a bar on the first floor, as well as a good size dining room for daily breakfast. The menu offered about 5 or 6 options. We both went with the vegetable cheese omelettes and they were the best omelettes we have ever had. There was also a cute little outdoor patio adjacent to the second floor common area. Reservations were easy to make online, we were welcomed quickly upon arrival and giving a spacious room with all the amenities you could need - coffee maker, mini fridge, and more TV channels than you can imagine. While the bathroom was small, the shower pressure was great! Well we didn't have time to enjoy their honor bar, they do have plenty of different places to congregate or lounge on the first floor. This is a renovated classic structure, offering a great combination of old school charm with modern necessities. In the morning, we had a wonderful breakfast served with a smile. There's plenty of parking, and they even have electric vehicle chargers in the parking lot. I did take a very short walk to the waterfront. Overall, great rooms, friendly people, and the traditional bed and breakfast experience.

My daughter had just purchased her first electric vehicle and, following the vehicle's navigation, was directed to the property's EV charger. Believing it was an available charging station, she plugged in for approximately 10 minutes. It was an honest mistake, and as soon as she realized the charger was private, she apologized and immediately began leaving. Instead of a polite conversation, she returned to find a handwritten note taped to her car accusing her of "stealing electricity and trespassing on private property." When she tried to explain that she was new to owning an EV and had simply followed the car's directions, the owner/manager repeatedly told her she "should know how to use her car." Even while my daughter was already backing out of the parking space, the owner continued threatening to call a tow truck. This happened on a quiet Monday evening, not during a crowded holiday or busy weekend when the parking lot was under pressure. There was no need to escalate the situation the way it was handled. I completely respect a property owner's right to restrict the use of a private EV charger and ask someone to leave. That was never the issue. The issue was the complete lack of courtesy, empathy, and professionalism shown to someone who made an honest mistake, apologized immediately, and corrected it without argument. The hospitality industry is built on customer service and grace. This interaction demonstrated neither. Based on the way my daughter was treated, I would not feel comfortable recommending or supporting this business.

It is a bit separated from the other blocks of rooms and has its own private screened in porch. One note with the bathroom is it is loft style so the walls don't go all the way up so bathroom privacy is limited but we were fine with it. The rooms were super clean, everything was very walkable, Veronica has great recommendations, wine every night, and more. I would definitely stay here again.

It's located in the Heart of the historic district in Palatka, Fl. We got very lucky to be able to reserved 2 rooms for this past weekend a year ago for a wedding that we attended. We got there Friday night at around 8:00 pm and Mr. Tate was such a gentleman to assist us and guide us to our nice cozy rooms. The rooms where clean and very comfortable. We were 2 couples, Mr. Tate was very kind and made us feel at home not like customers but family guests. In the morning his daughter Abby served us an amazing breakfast She as well was very attentive and kind. We were there for 2 nights and on the second day before checking out we again had a great breakfast and after that Mr. Tate, gave us a tour of this magic place, so much history on this magnificent landmark. This is the first time that we stayed in a Bed and breakfast Inn. And truly recommend this place to everyone. We came late evening and the lady who is boss there accept us showed everything, took our order for breakfast and we went to sleep! It was my first experience like this- the night in breakfast and bed huge house, a little bit creepy )))) I'm joking, but it has own story ;) great price, amazing room. I will post photos and you will see In the morning breakfast was ready on the big table in the special room and it was so cool. After what we got a small excursion in all build with an interesting story. I even didn't want to leave. Super cool place.

According to the welcome booklet, all the original furnishings were sold off decades ago. All the rooms are open to exploration if they are not currently being occupied. Most of the guests stayed on the 3rd floor while I was there. Enjoyed room 304. Felt like I was back in time. Imagined I was renting the room, back in the boarding house days. Staff was open and friendly. Few notes: my room was missing a bed skirt. All the other rooms had one. Small thing really. Post cards and mugs were out of stock for sale. Prefer more house made items for breakfast. Fresh juice, one baked good, etc. Property has 2 porches and ver little yard or outside sitting options. Would have loved to play a local with the rocking chairs on the front porch rather the side. Again. Preference. Would stay here again.

In short order after purchasing the Cedar Oak, which was a successful restaurant he closed it and piled junk in front of the entrance. Repairs at the Spencer House were shut down because permits were not pulled. Similarly repairs at the The Club At Osprey Cove were shut down by the city and maintenance is non existent. The pool bathrooms have been demolished sans permit. The main Clubhouse for has been shut down because they allowed the fire suppression system to become non functional. So no pro shop, no tee times, no restaurant and no bar. Plus no food or drinks at the Tiki Bar. Here are current photos of the destroyed bathrooms, and visual evidence of how well brham maintains their properties as evidenced by the pool.
