I found Buckley on Yelp and saw the raving reviews from his clients so my wife and I decided to call and inquiry about selling our Charlotte (University City area) home since we had heard the market was very hot. Buckley showed up later that evening to discuss our plans. We appreciated his realistic no nonsense approach and decided to list with him. He laid out a detailed plan for us on what needed to be done and what expectations we should have. A little over a week later our house was on the market. We received 4 offers the first day and appreciated Buckley's guidance in choosing the correct offer to go with. Buckley showed up for everything appraisals inspections to meet with repairmen, everything it took to get the deal done. About 10 days after going under contract on our current house we threw him another curveball. We found "the house" in "the neighborhood" and contacted Buckley to set up a showing and he did. Buckley not only was able to get our offer in, he was able to get the seller to accept our offer contingent on the house we were selling closing. He then got us in touch with Atlantic Bay Mortgage group, where John Bircher was incredible. I almost dropped the phone when John told me he thought he could get our loan closed on the same day we were closing on the sell side. I couldn't believe it, that was only 20 days away. Here is where you usually start hearing the horror stories, but I have none! Buckley answered every call, every email and every text with speed efficiency and accuracy. Buckley again showed up for everything, never left us hanging. John and Ann at Atlantic Bay worked out every single detail of our mortgage. So we closed both house on the sell and the buy side as planned on the original scheduled closing date. We were literally able to drive our moving truck from one house to the next. I could go on and on but you should make Buckley your agent. I can't promise you that everything will go as smooth as it did for us, but I feel confident in promising you that Buckley will give you 100% effort on his side.     Tam H. Gaskell's work is very questionable. She is probably has very little experience in the…read moremarket place. She produced a report, presumably an auto-generated report, that listed houses within 2 miles radius. Wrote a letter to her as follows, per today 8/25/26. I got 2 other CMA reports (Intero and MLS Listings) that are at least 100k$ above her estimate. Both show 885k$ ~ 920k$ range. I requested full refund several times since I won't be able to use her report, and she refused answering. My questions to her about her deductions for house value were not answered. I paid her $375, and she used auto generated appraiser's report, with her lack of knowledge in the marketplace. I am also writing a complaint letter to the Bureau of Real Estate Appraisers. Dear Mrs. Gaskell: I believe your estimated value for my home is way under what the market price of recently sold home. I find the report unusable in any circumstance, and reflects your poor judgment and analysis. The closest property inside our development is *** address. This property is 2125 square feet, lot size of 5300 sqft. It is situated closer to the major street, *** Road, and further away from the community park, and Coyote Park. Their house would be more subjected to traffic and noise. I believe their house is situated in more undesirable location, and is not as family suitable as our house. My house on the other hand is 1992 sqft, with lot size of 5490 sqft corner lot, with the front courtyard and nicely landscaped with palm trees. I don't think you considered these factors in your report. None of other houses in the neighborhood has the nice front courtyard, and is unique and demands premium. However, this is the best comparable you can use, then our house should be at least $960000/ 2125 * 1992 = $899,915. If you add the location premium, and our nice front courtyard, something that none of other houses in the neighborhood has, the price should be even more. You show the market price of $731,000, way below what two recent CMA reports show. It is approx. $169,500 below the CMA reports show ... This is what I call grand gross misconduct on your part. In your report I see the following failures to explain: 1. You used comparables 1.87 to 2.17 miles away. Our area is one of the best living areas in the all of ***, if not the best. So you can't compare houses sold 2 miles away. 2. You used "-100,000" deductable in your report which I don't understand what this is for. I asked you twice in texting, and you did not reply. There is no explanation for your "analysis". 3. You used another "-75000" for condition adjustment out of the blue, no explanation was given. I have paid you $375, and I find this report to be useless and inaccurate. I therefore request you fully refund the amount asap. Thank you. *** UPDATED 9/1/16 Today I am heading to the small claim court to sue her. Should be interesting here. I also plan to file a complaint letter to the National Association of Real Estate Appraisers. Her work shouldn't go unnoticed :-)

    I could not even give Tam one star because she is not worth one star. Her assessment is unrealistic…read moreand bay do not know who she maintains her license. I apprised my house 1.5M, gave me 30K for a 700 sqf legally build ADU. Nearest recent sale was 1.75, and my 2018 Appraisal was at 1.7M. I feel my money is wasted for giving someone who did not do the job.

They got me a better sale price than I was even expecting and sold it very very quickly. They were extremely helpful with any issues that came up that needed to be cleaned or repaired and really went above and beyond to make things convenient and effortless for me, even when the buyer asked for seemingly silly little things at the last minute! This was especially important because I had already moved out and was living out of state so I really needed someone to be there for me since I couldn't deal with these requests myself. They were always super friendly to deal with and had a great positive vibe. I am happy I got the chance to work with their team and meet some of them and I highly recommend!

They had the best advice, always let me know what was going on with the process and even when I couldn't find certain papers I needed they always figured it out for me . I really enjoyed working with Todd and Nancy especially. I would recommend them if you looking to sell a mobile home but don't know where to start they also buy as is if things are to stressful for you and you can't mange to move certain things so that's always and option .
