She turned around our condo after the renter left within a few days - including carpet cleaning, painting, staging, etc. To help drum up interest, she held 3 open houses, gathered intelligence by scoping out all the competition, and chased down every lead she had immediately. She dealt with a very frustrating buyer's agent, spoke with my complex's HOA managers and even lawyers to dig up every detail regarding the mediation, and called the buyer's loan officer directly to push things through when a snag came up. On top of all this, she covered part of the cost of staging in order to encourage us to stage the unit, and though I won't go into it here she even chipped in without asking to ensure the transaction finally closed when we ran into an inappropriate last-minute request from the buyer's agent. If I could rate her a 6 star or more, I would. Cristina is not just an agent, but she understands the market, does the extra work needed to sell your home and takes complicated, unachieveable tasks and get them done. She sold our home in Cupertino and while it was in a hot market, we had been fighting with the City for years because they wanted us to tear down our fence that they deemed 'illegal'. Our home was built in 1952 and the fence was in place prior to Cupertino becoming incorporated. The City wanted us to tear down our fence and based on their guidelines our backyard was to be wide open and now considered our front yard. They were stealing our land - there's really no other way to describe it. We had fought with the city for years and each time they told us to tear it down. We decided not to do anything and while we did a remodel on our home extending it, the city decided to not approve our permit until the fence was removed. We knew this would have a negative impact on our sale price and buyers would cringe at unpermitted work. Cristina, didn't take no for an answer. Without our suggestion, she met with the city planners and found wording within their law that stated they were causing us "hardship" and could not force us to remove our fence. The city therefore had to issue our permit and allowed us to retain our fence and backyard space. I would highly recommend Cristina to another person in the market. She went above and beyond what a normal agent would do. She didn't make us feel like a "transaction", but that she was our friend and really fighting to get the most money for us.
