    **Renters & Property owners BEWARE** If I could leave…read morenegative stars, I would. We began renting our home in February of 2020. Initially, we were pleased with the property management. However, that quickly changed. There is not an emergency line for after hours or weekends. God forbid your air/heat go out or there's a water leak. You can't have anyone service the HVAC because you're a tenant. So, you just suffer through whatever weather element you're enduring. Our hot water went out one day. You have to fill out a maintenance request and give three available days/times. Again, when it's urgent, there isn't emergent services provided to have your issues addressed. I was unable to shower comfortably, wash my clothes, do dishes, etc. I called to see if this service request could be complete within a timely manner. I ended up speaking with Derek, the owner. I am obviously frustrated they aren't adequately attended to the home's needs but I am not using profanity or becoming ugly. Derek proceeded to tell me "do not back talk me!" Surely I misunderstood him, so I asked what had he just said to me and he confirmed, "do not back talk me." I was in absolute shock this was the owner of a property management company speaking to a tenant as he had. Eventually, their "vendor" came by and sure enough, the water heater needed to be replaced. Their vendors are whomever they can scrounge up that day to do some work. However, Aleksander was always helpful and polite. This passed summer, we noticed the HVAC was struggling to recover. The house is 16 years old with an original unit. Getting someone to come take a look was an absolute nightmare. We filled out the maintenance request. A vendor reached out to us and stated he would be by at a certain time. He text us later to say he was sick but would let us know if he needed to reschedule. We never heard back so, as one would assume, we awaited our appt time. Nobody showed. I contacted the vendor and he showed me the screenshots where he let Derek know he wouldn't be completing the job due to illness. Derek didn't even had the common decency to contact us. My husband reached out to Derek and we were told they would come by "when we see fit." Derek also threatened to terminate our lease with an eviction notice, which would be illegal LOL, which he now denies. That was the icing on the cake for me. I found the information for the property owner's and contacted them directly. Within an hour, Eddie sent an email 9pm at night to see if someone could come by the next morning. Eddie and a vendor came by to check the HVAC, a water leak and fix a toilet. We had been told prior, by Aleksander, he placed more freon in the unit to get us by but it needed to be replaced and he would speak with the boss. Eddie acted like this was news to him and offered no reassurance except, "well, when it finally dies we will replace it." We have been out since 9/1/2022 and I waited to write this review to ensure we would get our deposit back and also, to make sure it would cash. We spent $750 to have the carpets professionally cleaned, along with the house and a room painted just to ensure they wouldn't attempt to be vindictive. Derek puts on a flashy front for his website but behind closed doors, there is not a professional bone in his body. He is laughable in the surrounding realty world. His ego far exceeds him and for the life of me, I cannot fathom why. Listening to Derek pitch a fit like a spoiled frat boy is comparable to nails on a chalk board. Eddie is guilty by association. I will say, he is the more tolerable and quant of the two. Tiffany in the office is an absolute upgrade, to the nasty woman they had prior. I am so thankful we were building a home and this lease was temporary but I feel for the people on here that solely relied on them for housing, just for empty promises and ruined rental histories. I filed a formal complaint with the BBB and to no surprise, Derek lied in his response. These are just a FEW examples of this wretched management company. My dog could run a better business. Don't. Do. It.

I am facing a major issue with how my lease renewal was handled and unsure if it can be resolved. I'm also planning to write a separate review about my overall experience living here for two years. In late November 2024, I received a written notice that my lease would end on January 26, 2025, and I was required to notify them 60 days before whether I'd renew or move out. I went to the management office to fulfill this request. I introduced myself, provided my apartment number, and told the manager in person that we would not renew the lease. I also asked if it was possible to stay five additional days past January 26 and pay for a full month instead of prorated days. The manager checked the system and assured me everything was fine. I left confident that the matter was resolved. However, the manager didn't offer me paperwork to sign or suggest I send an email or provide written notice to confirm my decision. I trusted my in-person visit and conversation were enough, as I followed their instructions to notify them 60 days in advance. For the next two months, I received no follow-up emails, phone calls, or reminders from the office. On December 23, my husband received a text asking if he had any questions regarding a month-to-month lease starting January 27. Confused, he responded, and the office claimed we hadn't provided proper notice, so they switched us to a month-to-month lease. My husband, not knowing I had already visited in November, replied we wouldn't renew. Despite this, we received no formal communication about our lease status or move-out process. On December 30, I got an email stating we would be charged for a month-to-month lease due to allegedly late notice. Since I had already informed them in November, I believed this was a mistake caused by frequent office management turnover. I called the office and explained that I'd spoken to the manager two months earlier. The current manager denied responsibility for the previous management's actions and claimed she had no record of our conversation. When I asked when she started working there, she admitted it was in late November, the exact time I had visited. That evening, I went to the office with my husband. The manager initially denied recognizing me but later admitted she did. I asked why no one had followed up with me for two months, and she showed me that she had supposedly sent two emails. However, I didn't receive them. I've received other emails from the office, so how could I miss these? It seems these emails were either sent to the wrong address or intentionally withheld. I asked the manager if it wasn't her responsibility to ensure the process was completed when I came to notify them. She paused, then said, "No, it wasn't my responsibility." This negligence has caused unnecessary stress and financial burden. The manager, knowing I had already completed the necessary steps, found an opportunity to make us pay an additional $2,000 by blaming us for late notice and switching us to a month-to-month lease. I strongly caution anyone considering moving into this complex to document every interaction with the management office in writing. This situation reflects poor communication and unprofessionalism that has been present throughout our two years here. If anyone wants to contact me to resolve this, please note I do not want to engage with Kate Netzer or the head manager. The change of management has lead to nothing but a lot of dismay amongst the community. There are a lot of false reviews on google made by peers of the management to promote this facility. Keep that in mind when thinking about living here. This company only sees its residents as dollar symbols and not as actual people who live here. They do not care about their residents. Management has been caught in lies with members of the community, especially when it comes to the very predatory towing that has been been taking place at this complex by a company that breaks the 15 mile rule. There are several people who are concerned for their safety. Especially when there aren't many functional cameras on site, at least not enough to capture the at least dozen car breaks ins. Opposed to thinking about the betterment of the complex, management would rather focus on minor cometic issues like telling people they can't have curtains on their balconies yet they won't do anything about areas on the property that become mosquito havens do to poor drainage and landscaping, which they won't treat for. There are many dangerous tripping hazards hidden underneath the pine needles they laid out including hoses and stakes that were used around trees. There is a section of the property that is half river rock and half pine needles.

The rent payments consistently get to me after the 15th of the month (even after signing up for direct deposit). Additionally, I have to arrange for my own maintenance person because they use expensive vendors and have a policy to send someone out for issues under $300 without your approval. I would not recommend this company. I believe they are very unprofessional. The comment below is completely untrue. I am sent an email every time my tenants pay. They have never paid late. Again, more unprofessional behavior by this company.

I highly recommend them they have helped a friend with a short sale, and I recently have hired them for the property management of my house in Charlotte. The staff and owner Yuriy are so friendly and easy to work with. They get back to me immediately with any concerns I might have and have answered all my questions (and trust me I had a lot) when it came to my house. My house was rented immediately after they took it over and I know that it's in good hands. The best part is they have taken all the worry away from me as a homeowner now landlord. I don't have to worry about a thing and I know my house is in good hands. Whether you are selling, renting, short sale, or any other kind of real estate transaction you can count on the team at Carolinas Metro Realty. They take their business seriously and treat their customers right.
