The tenants placed in our property demonstrated clear financial instability very early in the lease, including inconsistent and fragmented rent payments beginning in the second month. Instead of reliable monthly payments, rent was repeatedly broken into irregular installments, creating unnecessary administrative burden and financial stress for the landlord. The best part - they also left a bunch of garbage and damaged our property accordingly. Despite repeated assurances and explanations from the tenants, payment issues persisted and worsened over time, ultimately resulting in non-payment and eviction proceedings. What is most concerning is that this level of payment instability and risk appears to have passed initial screening. For a professional tenant placement service, basic due diligence--especially around financial reliability, income consistency, and ability to sustain monthly rent obligations--should prevent this type of outcome. As a result, we incurred avoidable financial loss, significant time dealing with payment chasing, and ultimately eviction costs that could have been prevented with stronger vetting standards. This experience reflects poorly on the quality of tenant screening and risk assessment provided. We would strongly caution other property owners to ensure far more rigorous tenant qualification processes are in place before relying on this service.

    It actually pains me to have to write this review, but after several months of things just getting…read moreworse and worse, I have to. At first, Melissa Stephens was a god send. I managed to connect with her by word of mouth from another agent, I think who was in her office. I got passed off to her in very early 2017 because we were specifically looking for a larger horse property. They claimed Melissa had some prior knowledge in that field, so we ran with her. I do feel bad that she had to deal with us and our intense situation for an entire year, that's not easy! It took us an entire year to sell our farm in another state being active duty military as well, and find one that fit our needs here. It was no easy task! She did keep up with me, although from time to time a few months of silence crept in. I finally got to meet her when we put in a contract on a farm in Newborn in early 2017. Unfortunately, the sell of our farm fell through and we had to let our contract expire here. We held out hope and kept looking. We found two farms in February 2018 and had a back up contract in on one, when Melissa found another property popped up that fit even better. Melissa and our family went for it! Unfortunately, even after all inspections... this home just failed us miserably and from day one! I can't even list the amount of damage this $620k home had that we had to take out massive loans to repair and make it livable. This was NOT cosmetic damage like they tried to claim! The roofs were actively leaking the second we moved in, the finished basement flooded, the windows were literally falling out of the walls and ALL had to be replaced to make the home livable, there was even active mold in the home from so much water damage. It's been a nightmare of a situation and I just hope it doesn't completely bankrupt us! Melissa was well versed on what we could and couldn't afford and a million dollar fixer upper, was NOT one of them. After all this time, she knew what conditions we were willing to accept and what we couldn't. But that's exactly what we got, a million dollar fixer upper! In 3 months time we spent over $50k trying to fix all the damage this home immediately had. We did not have that kind of money and she very well knew it. We were stretched thin to even make an offer on this home. She also knew we were very hesitant about having close neighbors because of a very disturbing prior situation and now we have a potential lawsuit pending on an HOA on the lake next to us, that has caused nothing but trouble and harassment since the day we moved in! That's gross negligence. We trusted Melissa. We trusted her inspectors and people, every one of them let us down... to say we were in distress is a massive understatement. She bought us a year warranty that has covered nothing and refused to return any phone calls or emails after the damage started rolling in. She abandoned us after she got her check. We felt so taken advantage of! We are still mortified that after a whole year of working with us and becoming a "friend," that she chose to not respond and play it like this. Very sad situation! Sadly, cannot recommend given what happened to us! She may have all 5 star reviews on other social platforms, and I would say it would be safe to stick with her for smaller, straight forward homes. But do NOT let this women try and sell you a major fixer upper, a higher end home or an equine property she knows nothing about! * To add salt to an open wound, when we posted our review to Zillow, she retorted back to us with completely false and inaccurate information! She tried to blame her shortcomings on us! An active duty military family in a bind! Instead of trying to take any form of responsibility, she lied in an attempt to clear her name! Very unethical behavior! On Zillow, we were not allowed to respond to her accusations. I am sure she will do it here as well! We will also file with BBB after her poor response of blaming us.

    I have hired Michael McCormick to appraise my properties twice…read more First time was when we were trying to decide about refinancing our house in Peachtree City. We were coming out of the great recession and were considering financing our home residence when interest rates dropped and wanted to know what the potential value of the house was to see if we could get money out to help recover from the losses in the great recession. And we didn't want to rely on just what the bank said. McCormick Appraisals provided a very comprehensive report that not only documented the foreclosures in the area that had diminished the value of houses, but also historic value trends to show what a house would have been worth. Plus what new houses were getting financed for. His reporting on our property itself was very comprehensive noting the age of the roof as well as structural interior exterior aspects. As a result when an appraiser from the bank came in we would be well equipped to know what the true value of our house is with no surprises and no funny games. The second time we hired McCormick Appraisal was when we were considering selling our interest in a rental property that was jointly owned with another person. We wanted to establish the value of how it had grown in the decade that we had owned it so that we could fairly negotiate with them what a buyout package would be worth. Similar to the first time, McCormick Appraisal did an excellent job of documenting the rise of property values post covid and also the sustained property values of houses based on tax records. He clearly pointed out in his interior and exterior evaluation areas that might cause decrease in value on another valuation and what the spread of plus or minus might be to reach his final report. As the owner operator, Michael McCormick, is very respectful of the homeowners, accommodating his schedule to theirs. He wears a face mask as an extra precaution in case there are any health sensitive people in the house and for his own animal allergies. He puts on disposable booties on in order to not bring dirt into his client's premise as he navigates between interior and exterior. He is polite and he is very efficient getting to the job and getting the information he needs as quickly as possible and as thoroughly as possible. I highly recommend McCormick Appraisal and for any reason that you might need for an appraisal.

    Now, as to the matter at hand; i.e., Mr. Kevin Corum's Google post. First of all, Mr. Corum is a…read moredisgruntled homeowner; this because, like a petulant child, he was not getting his way; specifically, a pipe burst outside of the unit next door to his unit that he was afraid the leak was going to spread to and subsequently encroach upon his home and the fact that he had a fell tree and other trees in the back of his unit hovering over his patio and roof that he felt Ardent, the HOA or Rainbow were not cutting down fast enough for him; both unfortunately happening during the transitioning process from Ardent to Rainbow. A little background on Mr. Corum, before these incidents occurred in all the years that Mr. Corum has lived in his unit (approximately 4-5 years), has pretty much kept to himself (only leaving his home sparingly but privately). Before the above-mentioned incidents, no one had ever met him, to my knowledge formally or informally. His first appearance was during the incident of the pipe bursting because, as was stated earlier, he had attached himself to the next door neighbors as they would stand outside of their home on a daily basis, 'loudly' spewing information that they said they found online about Rainbow Communities Association Management & company without the benefit of the information being verified by any verifiable sources as to the validity of the information with all of ridiculous, nonsensical and unfathomable propaganda they were spreading about Rainbow and our HOA, which was spreading like wildfire or wet gangrene to any listening ear. Some of the slanderous, inflammatory, defamatory and derogatory information the next-door neighbors conceitedly fabricated and embellished were 1) that Rainbow Communities Association Management & Realty company was not licensed and did not have a legitimate business, that they did not have a physical office and was committing fraud; 2) the way important things they feel/felt are/were not being handled properly by the HOA or Rainbow Communities Association Management & Realty company; 3) their not being given notice of our community transitioning to a new management company or not being given the opportunity as homeowners to agree or disagree with the change (which we accepted and took full responsibility; however, they were given our sincerest apologies which apparently is not enough); 4) their not willing to be patient until the transitioning process between the two management companies has been completed. What is worthy of noting or mentioning is the fact that during the whole 4 years that we were being mismanaged by Ardent Residential Property Management company, not one person raised a finger to do anything in support of the community, not coming to annual scheduled and announced community meetings to keep abreast of what was going on here in the community; not wanting to engage or be bothered and not volunteering to join the board except, of course, in order to curry favors or for the purpose of getting their needs met. Also, even though they had complaints, they would call Ardent in order to have a ticket created, sometimes having to call on several occasions before Ardent would take care of their needs but never once did they take to the street like Mr. Corum and his next-door neighbors have done, nor have they taken to social media or the internet to post negative remarks about Ardent. However, now that are transitioning to a new management company, Rainbow Communities, who technically did not start with us until July 1, 2022, they have cowardly decided to voice concerns & complaints and post negative posts about them (the new kids on the block), who shares no responsibility to anything these characters are complaining about. Mr. Corum got wind of information that was out there, coerced by his neighbors, he became agitated, delusional, irate and belligerent, stooping to their level; took the ball and ran with it; hence, his post. However, as if things were not already bad enough with all the rumors going around, Mr. Corum decided to add fuel to the fire by fabricating the fact that he had requested to meet with Rainbow stating, "they met with me online but not in their office." He then took it upon himself and went to their office; of course, 'unannounced' where he said, "he found no one in their office." He then proceeded to 'illegally' removed county notices from their door (which is a state or federal offense) and took pictures of notices that he has posted with his derogatory and inflammatory post; notices of which he had no clue their meaning, had no other conclusive evidence which would substantiate or corroborate whether anything improper was going on, had no proper documentation or facts to go on as to whether Rainbow was a legitimate or illegitimate business nor did he speak to or with anyone who could properly and truthfully provide him with the meaning of the notices. MORE TO COME!

    If I could select no stars I would. I have contacted this HOA company for weeks in reference to…read morethey're neglect to service my yard in the community. I have always paid my HOA dues and have never missed one in over 10 years.... Months have passed and bushes are growing everywhere and they refuse to return a phone call or an email. The customer service is horrible.... Not to mention that they have not had an in-person homeowners association meeting since the pandemic so we're talking over 5 years, since we have met in person. The pandemic has been over for years and we still have not met in person.
