They lie to evict you when they want to raise rent. They came to me about evicting me saying they saw me walk out with unauthorized dog. Which is really funny because I was at work when accused. Nor do I have a dog. I can also prove I wasn't there and the property manager said she saw it with her own eyes. Which clearly tells me since she is lying that there is no reason to evict people other than they want to go up in rent so get rid of the tenant that's been here over a year. Being new to Columbia this was a perfect place to live. 10-15 minutes from basically everything from restaurants, bars, grocery stores, mall and the University. Maintenance is great, they respond right away when its something like when the freezer quits. When its something else they respond and repair in a very timely manner. I also feel safe here. People are friendly and management is easy to work with and willing to work with you. You still get the typical apartment sounds from the apartments around you but nothing more than one would expect. Cozy apartments and spacious rooms and bathroom, location is fantastic, very helpful staff. Maintenance is better than other fancy building I have lived in big cities. They fix the maintenance request the very same day! Next to Walmart and Hyvee, what could be better! It's on broadway so even if it snows in, boradway is a major road and gets cleaned right away. I have lived in various places around Columbia and Kelly's Ridge is the worst experience I have had by FAR. When we had first moved the property managers were very short and seemed standoff-ish. DO NOT MOVE HERE IF YOU VALUE SAFETY. After having lived there for under a month my vehicle was broken into (yes it was locked). When notified about the problem the mangers reminded us they were not responsible for any theft or issues and pushed the problem off to their "Community officer" who stated "I have seen them when I was off duty but didn't do anything." and "I think I know who they are and where they live" but still refused to do anything about the issue. HERE I AM 3 VEHICLE BREAK IN'S in 6 months with nothing being done to address it except be offered to get on the WAIT LIST for a garage that can be anywhere within the property. I called the office when they sent out the renewal notices and asked very politely if there was a plan to address the ongoing vehicle break in issue, they responded with a quick no. Recently I was told that this has been going on at Kelly's ridge for over 2 years. 2 years without a plan in place is not acceptable especially when it comes to your tenants property being continuously damaged. I will add that maintenance has been very quick to respond and address issues, but seems to just try temporarily fixing the problem. read more

I have lived at Kelly's Ridge since Spring 2017 and I have been very happy with my apartment, the amenities and the staff at Kelly's Ridge. The apartments are spacious, clean, and have really great features. Some of the features are huge walk in closets, outdoor patio storage, and oversized bath tubs (my personal favorite). Maintenance is wonderful. There is a great app where you can submit your issues and someone has always fixed it same or next day. The maintenance staff is also super helpful and they love animals! They keep the pool in tip top shape as well. The office staff is wonderful and just so kind. They remember you, your pets names and details about you, that make you feel like you are at home, and not just a number. They are wonderful at communication status of repairs (if they are larger) and letting you know information about your lease. The only thing I would change, and it is not the fault of property management or maintenance, is that pot hole repair and landscaping updates take a while to complete. I think this falls on the owners/corporate and I do know that the staff at KR is very sympathetic to these issues and tries their best to resolve them. I have rented at another, more expensive property on the south side of CoMO, and I am so grateful that I came to Kelly's Ridge. The apartment is so spacious, the staff is wonderful, and I have been able to save so much by living here. I highly recommend it! read more

I am not a resident of these apartments; however, I have a good friend who lives here and I visit often for mini-vacations. At first glance the buildings look nice and I think they are pretty updated. My friend lives on the 2nd floor of her building and so her apartment is pretty well insulated in the winter (thankfully). I haven't ever noticed any loud noises or anything out of the ordinary for apartment living. They are located pretty close to the mall and other shopping areas. Mizzou isn't that far either. I think this location is pretty great! The inside of the apartment looks nice and sine she has a 2 bedroom apartment I get a room to myself whenever I visit. I also love the size of her bathroom! Double sinks and the bathtub is awesome! I love garden tubs! If you are looking for a nice apartment near Mizzou you should check these apartments out. read more

The Upside: Very clean and quiet, Kelly's Ridge caters to professionals and graduate students. The whole complex was built within the last few years so nothing is run down. There's a nicely kept pool, a 'clubhouse' with a workout room and laundry facility, and they also allow cats. There's also some families with small children, and I've noticed the complex seems a bit more diverse than Columbia as a whole. There seem to be quite a few Asian/Indian families, which is cool since I'm not too keen on living in an Aryan ghetto. The Downside: Management is strict. Yes, there's a pool, but it closes at 10 pm and you must carry a pool pass with you at all times. Each apartment can only have 2 guests at the pool at any one time, and they must be accompanied by a resident. With a pool pass, of course. The management also wasn't really up front with us about certain aspects of the deposit. They keep $200 of your deposit to clean the carpets, so you lose that automatically, even if you are a saint and keep the place immaculate. We didn't know this until we sat down to sign the lease. They also require that you have renter's insurance before moving in. You must show them your proof of said insurance before they will give you your key. Again -- we didn't know this until we sat down to sign the lease about two months prior to moving in. It's kind of far away from downtown (3.6 miles) so you really need a car. You can take public transportation (bus stop is across the street, near the HyVee supermarket) but the buses don't run on Sundays. Finally, while Kelly's Ridge isn't ugly or hideously impersonal, it kind of lacks character. The Cost: Rent for a two bedroom, two bath apartment, non-view (windows face the parking lot/garages) is $715/month. This includes a $30 per month fee for 2 cats and $30 for having a washer/dryer in the unit. It's a little over 1000 sq feet. It's almost too big for my roommate and me, but it would fit a 3-person family quite well. Or two people with a lot of crap. Cable included, but no other utilities. read more

When I first moved in, I was very excited to live at Kelly's Ridge. It was quiet, the people were nice, it seemed like it would work out well. I lived there for 2 years, while I was in grad school, moved out in 2009. First off, I had bugs like you wouldn't believe. The first night I was there, I woke up with a roach on my arm. I had spiders all over the place. One night, I went into the bedroom and there were flying ants around my ceiling fan. I called the next day about it, and it took them a week to come look at it. I somehow had crickets in my closet which was not even close to any door or window. Whenever I asked about it, they said it was because I was on the first floor. I should have moved, after the first year, but the bugs had gotten a little better (the flying ants had not yet happened and the other ants had gotten better, although then they got worse again), and the things I talked about below had not happened yet. I hate moving and I was only going to be in the town another year, so I thought I'd be lazy and stay. The worst part was when someone moved in next to me. My apartment smelled like cigarette smoke for the rest of the time I lived there. It was like they were smoking constantly in my apartment. I asked the management if they could do anything about it, they said no. I guess that this happens sometimes, but it was very difficult for me to deal with. After they moved in, I also realized that I could hear my neighbors talking. They weren't yelling, just talking. They were nice people, but I don't want to hear your conversations and smell smoke all the time. One night when it was storming, the window in the bedroom starting leaking. It was a constant drip. Not as bad as it could be, but still obnoxious when you're trying to sleep. I called first thing in the morning. It took them over a month to come by to fix it. By that time, it had grown some sort of mildew, mold, fungus. Not fun. Overall, I did not have a fun experience. read more

I was expecting nothing when I moved in. But it turns out that Kelly ridge is one of the best apartment complex in columbia. It's clean, quite, everyone is friendly as residents or managements. Upside: Very quiet. Grass is kept green and mowed. Pool is a nice place to meet other tenants. Downside: I also didn't realize that I would be docked $200 for carpet cleaning. This violates Missouri law which protects tenants who show normal and regular use. They get around this by saying you must give them two months notice to vacate. Then, and only then, are you entitled to a "free" carpet cleaning. Also, the lease states that if you decide to move--even after you've already lived there for one year--you will lose your deposit (because you didn't fulfill the contract of your second-year lease). Doesn't matter if you give two months' notice. Also, be prepared for a rent increase even if you paid each month on time and/or in advance. read more

Decent number of professionals and good people live here Cons: They are redoing the stair landings because of rot again and residents have to subjected to jack hammering and construction noise constantly for several months now Rent goes up every year $15 dollars Parking is a nightmare if you don't have a garage. Too few spaces for too many cars. Need assigned parking badly! Grounds usually have a lot of trash on them. Staff doesn't pick it up either. Things can look trashy at times. Many security lights are out and have been for months Although you have to be 23 to live here, enough students and young people that it gets loud at night after the bars close on weekends Wooden stairs are noisy when people go up and down them. Apartments shake The pool was closed 3 weeks last summer because of chemical issues and cloudy water because of poor maintenance Overall, there are better places with better management and maintenance. t's an ok place but it's near a Walmart and they WILL screw you on your deposit regardless of the state you leave. If you do decide to move in, make sure you take pictures of every piece of dust or scratch in every nook and cranny and mark up the entire move-in check list as filthy or else you will stand no chance against their standards when you move out. Check air ducts, behind and under the fridge, beneath the stove, inside the microwave, window sills and the top of light fixtures. Check for discolorations or markings on counter tops, walls and the carpet and mark as dirty if you don't feel safe licking it with your tongue. You have been warned. read more

Don't stay here. You've been warned. Where should I start about this place. It was a huge mistake staying here. First of all the rent is absurd. You could buy your very own house for their confiscatory rates. The girls that work in the office are rude and arrogant. It's a suicide mission every morning to pull out onto Broadway. And that's after you maneuver through the gauntlet of Grand Canyon-sized pot holes that litter their little roadways and parking lots. Also, don't expect to park anywhere. Especially if you decide to go out for dinner. You'll come back and find that you're forced to park a mile away from your building. The buildings are poorly insulted. My electric bill every month was absolutely absurd and I could hear everything going on in the apt. above me and the old bitty below me called in noise complaints constantly on me for doing nothing more than walking from my kitchen to my couch. And don't bother scrubbing the place down after you move. They will keep every cent of your deposit. DO NOT STAY HERE. Live in a tent in the woods or under an overpass if you have to. My husband and I lived there for three years and in that amount of time we had multiple mold issues, that we had to continuously place work orders on. These are poorly constructed apartments, after a rain storm the inside of our windows would be covered in water because the windows are not properly sealed. I rented out the club house for my bridal shower, and the day of the shower no one had unlocked the club house for us to use it. I called the office number, maintenance number, and emergency number multiple times hours before the shower was to start and left messages. We ended up having to squeeze 35 guest in our apartment. They did not even show up to unlock the clubhouse until the shower was over and guest had started leaving. Do not rely on them to handle any emergencies in a timely manner. Most unprofessional place I have ever rented from. Also do not expect to get your deposit back, they will come up with every excuse in the book to keep it or charge you more. read more
