There was basically no communication and even if you contacted them 9/10 times you would get an "I don't know" with no follow up. The hallways/entry area was in disrepair and smelled the entire time I lived there. The stairwells were littered with alcohol bottles and reeked of bile. The elevator broke at least once every month often taking several days to a week to fix. It once broke for around two months. The only thing they communicated was that someone would be looking at it Monday a few days after it broke ~Nov. 12th, and refused to talk about it until it was fixed sometime in late December-early January. The value you get for renting is also completely random. When I moved in there were 3 rooms that were wildly different. One of them was a small, cramped room with no windows and a small closet. The second room was slightly larger than the first with 2 large openable windows taking up most of the wall space and it also had a small closet. The final room was double the size of the first two, and had a 1' x 3' sealed window, and a closet large enough to comfortably fit a small office space in. I never like writing bad reviews, but for Element, it's much needed. If something gets broken, good luck getting it fixed in the next month. If you have a problem, it's like they're trying to work against you. The rotting trash outside the doors, a closed pool, staircases that are broken for months at a time, all add to this brutal living experience. It's a total money grab for college students to live in a smelly, broken down building that has 100 repairs that will never get done. Not to mention, they recently got bought out and the new company made it a nightmare with the change. "It's against our policy" was their go-to answer. So glad I'm done with this place and I hope others will find a better experience. read more

Imagine this: You walk through your cold breath as you walk through the heat-less hallways of Braxton element apartments. Trash Bags line the hallways ((Don't put out more than 2 or it will cost you 25$ per bag!)). Maintenance won't talk to residence on the phone, your washing machine may break and be broken for a full month, they don't care. As i have experienced with almost all of the apartment complexes in Colombia MO, it is overpriced, horribly ran, and the Braxton isn't even in a good location. I promise there are better places to stay. The pictures are all deceiving. It's old, dirty, and dangerous! I am currently staying on the 1st floor of this building, both of the entrances to the building are broken.... The door closest to me is always open, ANYONE can enter the building at anytime. The other door doesn't have a lock or handle... This apartment is a trash-fill (Literally) just go somewhere else.... Also the property manager is a complete Joke, Jacob you SUCK read more

I've lived with element for 2 years now and I'll say, it has been overall a disappointing experience. Literally NONE of the amenities they promise you on the lease (hot tubs, grills, elevator, etc.) work half the time. The maintenance is sub par and I'm convinced doesn't even care. I've been wanting to use the hot tubs (that I pay a lot for) for months and there seems to be no maintenance coming any time soon. There's one elevator in a building that holds 500+ ppl so obviously it breaks every other week. My friends who live on the 6th floor suffer from this every month. The mail room in the front is also dumb. Anyone on the street can walk in and take your package. Definitely don't get your mail shipped here. Overall, it's really sad. I was really excited when I signed my first lease because of all the promised amenities but it has been nothing but constant disappointment. I hope they start listening to these reviews. This place has a lot of potential to be a top spot if they just put in the effort. read more

Absolutely no Temporary trash dumpster left after move in weekend for 2 months. This was because Element was overdue on paying the trash company so they would not come and pick it up. Stench and bug infestation was horrible. Security guard tried to FORCE his way into my daughter's apt to "search" for weed. No ID and definitely no authority to do that. Has done this to other female residents. Pushed a neighbor down who tried to intervene because he was blocking the door from being closed and would not leave. Police report was made. He still is working as a security guard!!! read more

The leasing office people are so great. And the bus is so helpful on cold days. It drops you off right at the student center!

Do not recommend! Management does not respond to residents' concerns for safety, or security or maintenance requests. During the two years my daughter lived there, the video cameras, were broken by the mailboxes, resulting in stolen packages, and no accountability from Elements. The front door lock and key card entry were broken and anyone could enter the building. No response at all to repeated emails and phone calls. And then they send a "bill for damages" on move out with no proof or resolution. read more

Staff is extremely friendly. Went interested & to tour & signed right after the tour! Staff was extremely helpful and coherently answered all questions my roommate and I had as well as walked us through the paperwork process. Furthermore gave us a number to text with any questions. Couldn't have been more helpful & kind. Hoping that my impression of them, their kindness and helpfulness remains the same as I live there this fall! read more

Literally horrible. Never answer any calls or respond to any voicemails left. Also does not respond to my emails and their maintenance request online does not work. We have had multiple things break and the only thing that made them come and attempt to fix it was by me going into the office and explaining my frustration. Once fixed it just broke again. That is not how a company should run. Will not recommend nor re-sign. The hallway is always a mess as well as the lobby and trash room. Extremely dissatisfied especially for paying over a grand a month. read more

Please sign somewhere else, you will be happier there I have an apartment at the cleo since it was the only building that wasn't a 20+ minute walk to my classes -apartments are not that big for the price -back door doesn't close and lets anyone enter the building, third floor doesn't have the key card lock on. The garage door was stuck open for most of the semester which also let anyone into the building. This is extra concerning with reports of prowlers in downtown Columbia. -3 of the 4 bedrooms have no windows -packages piled up and left at the main entrance of the building and are easily stolen -Everything is dirty in common areas like hallways and elevators -broken lights and bathrooms -you cant use any smart home devices because of the new internet service that makes you create an account, and the internet still goes out frequently -floors and rooms dirty on move in -hot tubs were unusable because they were constantly brown and looked worse than the water at lake of the ozarks, if they were even functional. -They wouldn't tell us who my roommates were going to be until 2 weeks before move in. -I was promised a $600 gift card as I was signing the lease in their office and denied it after calling multiple times and visiting in person. It was a major part in my consideration of signing with element since there are better and cheaper options in downtown Columbia. Don't listen to any kind of promises or promotions they give, odds are you won't get it. read more

So far for the past 3 weeks me and my two other roommates have been harassed by both upper management and the staff by non stop knocking at our door, calling our phones, and threatening us of being up to suspicious illegal activity in our apartment. No matter how much we answer the door and try to corporate with them by answering their questions they still keep coming back day after day. It's gotten to the point we're we feel that our rights are being violated. We also feel like we're being watched, stalked, and racially profiled. This has been effecting all of us mentally because we're now afraid to go out in public and even more afraid to invite are friends over to our place with out being watched. This has all started due to me being seen vaping in the elevator and has into grown to something much bigger. We're at the point were we are very confused and don't know why they are trying to get police involved. read more

genuinely the worst management company ever. they're just gonna delete this so it won't help anyone but hopefully it'll open managements eyes even slightly. nearly impossible to get ahold of on the phone, maintenance problems NEVER fixed after requesting multiple times, rude people working at the office misspelling names, losing keys, and mixing everything up. after paying so much money a month here in rent you would expect to get livable conditions but god forbid we get a window or any amount of sunlight in our bedrooms! it just gets worse every day, genuinely disappointed and would not recommend midtown/downtown to anyone at all. and definitely not college students. read more
