Coming into a brand new area is so difficult. With a job transfer, you often times end up somewhere…read morewhere you know nobody. We found a realtor by searching for homes on Realtor.com and then clicking on who we thought was the listing agent for the home ( turns out they are just ads). We received several responses and I chose one randomly from the list of those who replied. I'm not sure about Benchmark Realty as a whole, but I would NOT recommend the realtor we used, Bethany Reiser. She was only "totally available" until we had an offer in. After that point, we had to leave a message and then we'd only ever get a text reply. She didn't enforce the terms of our agreement with our Sellers and we ended up coming out of pocket after the close for tons of repairs and cleaning. She was supposed to attend the inspection on our behalf because we live out of state and SEVERAL ITEMS/AREAS were overlooked by the inspector, including the fact that every air register was full of toys and debris and one had been being used as a urinal. She only showed us homes "she thought" we would be interested in and acted as if I was joking when I said I wanted to have chickens. When I told her there was a specific area I'd like to see, she said we couldn't afford it there, when in reality, there are many homes listed in that area within and below our range. She didn't check the CC&R'S and we ended up actually buying a home that doesn't even ALLOW for one of our MUST HAVE items, a trampoline. The HOA doesn't allow them here. She only cared about getting her sale closed. She could have cared less about us or our needs as a family, or as Buyers.

They knew we were out of state and were willing to work with us. They had too many demands. Wanting us to go with their prefer lender (which we did) and title company which was not a big deal to change. Communication was very poor and she left us hanging for about a week. We had sign a contact to build our home by the deadline and she said the contact wasn't valid and then went on to make multiple excuses of why she hasn't talked to the builder regarding our contract and such. In all honestly, builder and/or agent was getting greedy because of new construction increase. I will definitely not recommend John Jones Real Estate or maybe just not Shawna.

I ultimately left Zach Taylor due to a lack of transparency around commission policies…read more In my case, two commissions totaling $1,360 were not paid based on a six-month post-closing rule that was not disclosed to me until after the deadline had already passed. I emailed about the commission within the six-month period, but this rule was not mentioned at that time. During my time there, I was also asked to sign two different ICA agreements. The first did not include this six-month rule, while a later version was nearly identical but added it. This created confusion and, for me, eroded trust. Since moving my license, I've closed four deals and significantly reduced my fees. To date, I've saved $2,437 - $990 in monthly fees, $700 in client fees, and another $747 in transaction fees. I'm much happier at a brokerage with clear policies, minimal fees and better alignment with my business model. For agents who prioritize clearly disclosed policies and consistent agreements, this is something to review carefully.
