She will not pass your file on to production-line administrative associates once you've listed or contracted that have never met you and do not know your circumstances. She will help you navigate through all of the expected and unexpected obstacles and questions and hoops of buying or selling a house. She helped me find the perfect house many years ago when several big-box realty companies had me waiting in line. I remembered her caring, competent service and called her to list that same house when I was ready to move. She was spot-on in calculating the value, gave me good advice for my negotiating decisions, and handled all of the transaction work with other agents, attorney, contractors, etc. She knows the local market and real estate practices, procedures and law and is honest and trustworthy. She reminded me of deadlines and sent paperwork to me timely and made sure there were no hick-ups with closing. I'm glad I chose her. She did a great job for me - twice.

This woman is the rudest, most unprofessional and incompetent real estate agent on the planet!!!…read moreNot only did she constantly bitch about how little she was going to make off of the purchase of my first house, she actually tried to talk us out of doing a survey since we were buying with cash. She verbally belittled my mother to her face, and then took credit for finding our house, when all she did was the paper work to push the sale through! I was the one who did all the research, went out to look at the places before calling her, and tried not to waste her precious time. She did not even read the HUD1 before she gave it to us the night before closing, this is obvious because there were over $1,500 of erroneous charges on including a $1,350 charge for a termite treatment that was completely unnecessary as there was no active termite infestation. Not only did she talk my mom into dropping her price, she also talked her into accepting an offer that required her to make over $3,200 in repairs. But that is how Judy works, as long as she gets her 6% that she says is standard industry commission, she doesn't care who gets screwed over in the process. I wouldn't wish this idiot on my worst enemy.

My family relocated from out of state to Wake Forest, NC in May of this year. We were referred to…read morethe Allen Tate Relator office in Cary through my company. During the due diligence period our realtor referred us to a Home Inspection company. During the inspection I discussed my concern with the Garage door that had damage. After a few discussions back and forth with the seller's realtor I was presented a contact for a garage door company at closing. The garage door company came to the property the week after closing installed a part and adjusted the opener. Three days later the garage door collapsed causing the need for a new garage door. I learned during the installation of the new door that the original door had been installed incorrectly and the rollers were installed out of sequence. BUYER BEWARE I was told by the seller's realtor that they were not responsible since the inspection company noted that the door was fully functional. The home inspection company referred to a section of the contract that held them harmless. We the buyers were left with a $900.00 repair. I feel that the home inspection company and my realty company worked to support the bank and seller and not the buyer. BUYER BEWARE We also negotiated a home warranty through 2-10 that was referred to us by our realtor. At closing we were provided with an email and a link telling us we were registered. We purchased a 17 year old home with the original HVAC and hot water heater and this gave us the comfort level to move forward. "This covers your major facilities (HVAC, water heater, appliance, etc) in the event of a failure. If something fails you will be responsible for a $75.00 co-pay." Our water heater failed. The company sent a plumbing company. We paid 75.00 to get a quote for an additional $800.00. The warranty does not cover any charges associated with the change in code. The bottom line is the warranty company paid less than 30% of the repair. I was told by the realty company that this would have been better if I upgraded the service with the warranty company. I was sent a flyer for the first time that showed what the upgrades cover. Once again I feel the real estate company only had one goal and that is to complete the sale of a home. BUYER BEWARE I would not use or refer anyone I know that is interested in buying a home to the Allen Tate Real Estate Company. I will also contact my company and inform them of the relocation realty experience.

Agent Jasmine Swaggard did not review our community's HOA CCR's and placed a YARD SIGN, which is…read morespecifically not allowed in plan language in the CCR's. When brought to her attention by a neighbor, Ms Swaggard said, "I thought I did read the CCRs" -- then said -- "Oh, I guess I only read what the dimensions should be" -- except NO YARD SIGNS was in the SAME SENTENCE -- then said -- "When I spoke to the owner to ask her (her) about if yard signs were allowed, she (the owner) said she'd seen some, but wasn't sure if they would be allowed. When she didn't get back to me, I put the sign in the yard anyway". Look, Ms Swaggard's self-authored bio states she, "...has sold over $20mm in home sales and specializes in high-end homes" ... so she's certainly not "new" to this business and, I'd bet my own house she actually READS and FOLLOWS any HOA rules for all those "high end homes" she sells ... but didn't have the time or the inclination to do so in little Pineville NC for a town home? Right. Sure. See, we've seen this before. Realtors put those yard signs in, then claim they didn't know or some such thing - because they WANT the yard sign in. So, they lie. And they install a yard sign just to see how long they can get away with it before claiming ignorance. But it's their ACTUAL JOB to read the CCR's regarding signage. Speaks to their lack of integrity - which is KIND OF IMPORTANT when you're entrusting your largest asset to them, right? Playing "dumb" or blaming the owner? Yes, those things don't fly. I'd never hire her and will gladly tell others to not hire her or ANYone from Costello Real Estate, who obviously doesn't care if their agents are honest or if they show ANY respect for a homeowner nor the COMMUNITY they live in. Just load someone up with rapid-fire excuses instead of being a grown up and admitting you intentionally DIDN'T DO YOUR JOB.
