    You have a realtor named Ileana Amiel who has caused us and my realtor nothing but rudeness and excuses Her attitude is disgusting so with her seller who she blamed as the cause for all the dramas and Most difficult client. she sold us la mirada townhouse we offered the place and has accepted with contingency We offered on 11/24 and supposed to close within 21-24 days as the offer stated but bec of contingency her client said the escrow of the house they are buying will not close until 12/30/2019 but they gotten into trouble bec they said there was A water leak in their purchase house so they extended it to 1/14/2020 so the water problem will be solve But then again it did not happen . When the contingency was Removed and the escrow was-about to close , my realtor brought me To the property to do a walk through my realtor Has requested things to be fixed and for them to install the smoke detectors per law and with inspection results requirement We noticed nothing was fixed and the escrow about to Close in few days they also did not informed me and my realtor that there was an accident Leak in the garage and 2 holes opened on ceiling bec of the water leak which supposed to be association responsibilities They also requested if they can take with them all 3 ceiling fans to their new purchased home and replace it with a new One which not part of the contract that they would take it with them not only the seller was rude but Ileana started being rude too I requested that they can take it but I want to be refunded for the price of the 3 fans per market value and also they don't want to fix the screen on windows which they have agreed in contract to fix it . They said they don't have time to do it , so I have requested a fair price refund so we can do it ourselves and to make sure the holes in garage ceiling plus the smoke detectors are installed but they said they will just buy the smoke detectors and leave it in counter For short they made it hard and impossible but I compromise with them through my agent Ileana said that we can move in on Saturday 1/18 and will get the key on Friday 1/17 . Escrow closed on weds 1/15 but to my surprise of course eliana called my realtor and said they don't want to be over compromised so they will hand the keys to us on Sunday 1/19 and we can start moving On Sunday morning 1/19 our realtor texted us and said the key is available at 1115 am and the key is with Ileana since Eliana was in cypress and we live in cypress He requested us to pick up the key and told us to let. eliana know and ask where she can met us So I requested my son to call her bec he was already out but as soon as my son started texting her She started to ask for compromises again For us to not really get the key She has given us very little window to get to her and met her and has rudely text my son as attached Pls see: I found out that it is not only the seller who causes drama but she also creates it for them too But left message to her as I was upset and has lost patient from all her drama I asked my realtor to deal with her and ask if we can just met him at the property I. La mirada at 5 pm as Ileana has compromised to him again that she will Meet him at 445 pm but the now she said the seller is not done moving and can't pick up the keys by 6 pm The most difficult realty purchase I ever incountered this is my third home I purchased since I arrived California in 1987 never has encountered this difficulties I suggest if you have to use a realtor don't use this woman now they said they can't give the key bec they are not done by 6 pm does this seller really Wanna let go of this property ? then why put her house on market if she is having emotional breakdown letting go witH this property.

Philip was always responsive to texts and phone calls. He and his team never dropped the ball. And they have always gone above and beyond. We are getting ready to move in, and Philip is still responsive when we need contacts for electricians (to install EV ports) or a handiman for garage work. My wife and I worked with Liz on the purchase of our new dream house in Orange County. From the start she was going above and beyond what we were expecting. We called rather suddenly when a property showed up on the market and scheduled to go see it with her. We weren't seriously looking before this. By the time we got to the property she and her team already had a good understanding of the history of the listing and were working comps real time to give us a clear understanding of what fair market value would be. Even adjusting it for what we were seeing in person at the property. We weren't certain if it was more of a buyer's market or a seller's market as it had been a seller's market for so long, but she explained the current conditions/trends of what she was seeing in the area and gave us EXCELLENT advice every step of the way. But she was also never pushy. She ultimately left it up to us to make the decision with the information she provided. We trusted her expertise and it absolutely paid off, literally. We got a deal on the property that we are very happy with. She offered great advice on everything from prices, timing, and even when to potentially walk away. Liz has a team of people that really seem to communicate as a team, not just a group of individuals working under the same company name. In passing conversations Liz talked about how she and her team work together, and it does seem like they get to share in each others expertise and experiences to develop a good understanding of the market. Liz also talked about what she does to train her team, and she seems like a great leader. No one looks left behind to fend for themselves, and it seems very structured so that everyone has support and training to deliver great customer service. We happened to meet the seller's Realtor, and even without Liz present, the seller's Realtor had nothing but great things to say about their interactions. Her expertise really does seem to be in demand as she seemed to be giving seminars or talks to audiences even outside of her team. Even with her busy schedule it never really impacted the scheduling of events at our home. She always still met us at the property for events like home inspections, walk throughs, and giving us the keys to the property. She always provided great communication and was very responsive whether it was through e-mail, calls or texts to help answer questions. I can be "particular" (picky) about some things and whenever I brought up a question or concern, no matter how small, she never dismissed it or tried to excuse it as something I didn't need to worry about. She took my concerns seriously and got them addressed. Out of everything, I think this is what I am most grateful for as it kept me comfortable working with her and I never felt like she was just trying to "close a deal", which was my preconceived notion of Realtors unfortunately. But if you want someone who can get you the best price for your place, handle all the mucky-muck of buying and selling, and still manage to meet you at a property at 8 AM in the morning (because that is absolutely the only time you have available), you better call Lorette. Real estate isn't just a weekend hobby for her. It's her life. It all starts with a visit to your home. There, she'll asses the value of your place, suggest some inexpensive updates, and even offer some staging ideas. Depending on the state of your home (ours was looking pretty dated), your property could be ready for listing in as early as a week. Or in our case, as late as a month. As you might assume, it's a lot easier to sell a home when no one is living in it. Unfortunately, we didn't have that option, so Lorette had to work around our busy schedules. That meant hiding all of our personal belongings at a moment's notice (for those sudden showing requests), and actually making our bed every day, like civilised people. All the while, we were in the process of figuring out where we wanted to buy our next home. That meant having Lorette arrange for showings of multiple properties in a lot of different areas, including Lakewood, Downey, Cypress, Artesia and various areas of Long Beach (which is not a small town). Making things even more difficult was the fact that any offer we made on a new home had to be contingent on the sale of our current home. That meant virtually signing a lot of offers and counter offers (through DocuSign), and arranging for multiple inspections on both our home and the ones we made offers on.
