I met with Cotto personally, during one of my visits and explained the property that I was looking for. I also wanted to know if he could look into my mothers property. He seemed trustworthy, knowledgeable, and willing to assist so I retained him as my broker. Throughout the months, he kept sending me properties that were not what I asked for and did not provide any information or had any verifying questions regarding my mothers property. In an effort to further clarify, I reiterated my needs via WhatsApp. I attempted e-mail and WhatsApp message for status and for him to look into property I was interested in. Despite the fact that Sosa Real Estate's main offices are located in the town of Ponce, I decided to request their services in the process of selling a multi-family property in the town of Orocovis (no one in the area has the preparation, education and professionalism that Francisco Sosa possesses). It is a two-story multi-family property that was built more than five decades ago and which has undergone multiple expansion projects over the years. Despite the fact that it took considerable time for the property to be sold, Sosa Real Estate served as an intermediary point to identify each of the processes that required immediate attention, including the certification of property and construction in order to comply with all the housing and safety requirements and laws (i.e., demolition and reconstruction). From the beginning, I was a little afraid to start the distance selling process (residing in the state of Texas while Sosa Real Estate PR was my representative and was in charge of all the processes in Puerto Rico). I have seen homes which I have expressed interest listed by this firm and I have seen the home price reduce until it gets REPO and still not a call or a response. I seen these home after going into repo put on pending and raised the prices without the home being actually purchased. This firm seems very shady and very irresponsible. I recently travelled to PR looking to purchase a home and was able to connect with a realtor, of course not from this firm and they even did the same thing to her. I was not able to see any listings provided by this firm. Very non responsive and irresponsible!

I spent around $1,000.00 all told, on a trip to Puerto Rico to tour the property and put an offer in. When I arrived in Puerto Rico, my agent picked me up at the airport and told me that Southeby's had sold the property the day before and had not even had the decency to reach out and tell me to cancel my trip, and they were not going to keep their confirmed appointment to show me the property. I wasted a lot of time and money for nothing. One of the most unprofessional real estate experiences I've ever had. In addition to an incredibly unprofessional treatment of me as a prospective buyer, one could argue that a seller would not be best served by their listing agent cancelling a confirmed appointment one day removed from accepting an offer. A bidding war to drive the price up between competing buyers could possibly be a better way to fulfill the listing agent's fiduciary responsibility to the seller. Please also note, that the first review on this listing was posted by Oriana J., who is listed as the Vice President and Senior Broker of Southeby's Puerto Rico and shares the same last name as the Founder and President.
