Their "Peace of Mind Property Management" company didn't give me any "peace" of mind. At first everything seemed great! They fronted half of the money for the renovation to update it to get it ready for rent ($5512.50). The other half would be paid in installments from the first renter (subtracted out of rent paid until paid in full). So I requested them to manage my property and get it rented out. They assured me that it would have no problems being rented out for $1200.00 a month. Many months went by and they finally got a tenant in there that rented it out for $950.00. The bottom line is they wanted the money they fronted and was willing to accept anyone to get it! So a year goes by and the tenant decides to leave and end the lease. Keep in mind, it was one year since the renovation work had been completed. They do the walk through and find out that the tenant spills paint on the carpet. They assured me it would be replaced with the exact same color of carpet. Now, everyone has rented a place at one point in their lives and it has always been, at a minimum to spackle and in some cases, paint to cover up any holes or scrapes, etc.
So, where did this end up you may ask? Well, "Peace at Mind Property Management" sent me an invoice for $944.50 for work that was done as a result of the walk through. As it turns out, they did replace the carpet but it was a completely different color than the carpet laid down during the renovation! As far as other maintenance that should have been done, there was holes and chipped drywall and scrapes in select rooms. The door knob was missing from the master bedroom. They claimed to have painted ceiling during renovation but yet I still see stains that were there prior to it. Therefore, it would appear I got charged for that work and it wasn't even done. On top of it all, they asked me to refund part of the tenants deposit. Now, I'm in the process of selling my property and $1800 worth of work is required to get on the market to sell!!!!!! This is to fix stuff that should have been taken care before returning it to me.
So, to sum this up, please BEWARE before you go into business with this company (Keith Yuede/Peace of Mind Property Management) and have them manage your property. My experience with them was completely shady!!! DO NOT TRUST THEM!!! read more
