If something is broken on the property when you move in do not expect them to ever voluntarily come in and fix it expects to spend literally months or even years fighting with them to come and fix something as simple as an air conditioner or a dishwasher that hasn't worked since you moved in. Also make sure you take photos of literally everything take notes make them sign papers or acknowledging the current state, in writing, when you move in. Because any time you attempt to have maintenance come out and fix something they will bend over backwards to attempt to blame you for literally anything including an act of God and they will try to charge you for it. Unless you have a lawyer on retainer expect them to just plain lie and charge you for things in complete disregard of any law or legal statute because, the people who are actually handling the phones and the desk have zero training and have just been told to do things and have no idea whether they're breaking the law or not they're just afraid of their supervisor yelling at them for spending too much money on a property. They successfully managed, with minimal cost to the owner, a HVAC failure during a difficult time, in a wildfire smoke and covid nightmare. This as well as respectfully dealing with a distant home owner, who was experiencing more sever local wildfires themselves far away. If an owner is reading this, I recommend using Carmen's excellent connection with the experts to save money by doing the job right. Her tact and diplomacy and well earned respect in the community of repair professionals, present a case study of professionalism. The best thing about the wonderful, beautifully renovated home I'm renting is Carmen's professional management. After listening to my request, she told me if I placed the order before noon, their warehouse in Odell would include the pad on their delivery at 1pm, same day. What? Price was a bit higher than online but totally worth it for the convenience. Friends are coming to help move the furniture so we can put down the new rug properly and I don't want to go through the hassle again when a rug pad would arrive. This makes it a one and done. Or do it right the first time! While there I checked out the small, but well represented store. An entire section dedicated to different types of hardwood floor, tile and carpet. A section for paint and all the supplies needed if you are doing it yourself or a contractor. Plus lots of hardware store items.
