I worked with Suzanne Paulsen, who is a God-send. She is both a consummate professional and a trustworthy confidant. She understood exactly what I was looking for and did not waste my time showing me homes that were not right. She anticipated my needs through the whole process, and always had my best interests at heart. I was continuously impressed by how well Suzanne knows the real estate market on the Big Island and how well connected she is. I highly, highly recommend anybody thinking of buying or selling property on the Big Island to call Suzanne at Big Island. It'll be the smartest move you'll ever make. She will be in your corner 100%! Just an incredible person, filled with Aloha!

In addition I would like to say that simply meeting Jared was a great experience and I'm going to miss being in touch with him from time to time. If you are looking to buy or sell on the Big Island eastside we would not hesitate a second to recommend Big Island, in fact you would be doing yourself a disservice if you didn't at least talk to them when deciding who to represent you. Tons of Aloha & Mahalo to Big Island Homes and Land!

Poor communication with tenants and poor time management on informing tenants (or from my…read moreexperience) of when heavy construction will take place. Not sure who your property manager is for your apartment/ property, but the experience Ive had (along with the people i live with) agreed that property professionals did not seem "professional" at all. I noticed a few other reviews feel the same and so Im relieved to know I am not alone feeling this way. Unless, and to be frank, you view "professional" as being cold business and just the "deal- deal" talk. I felt like the last minute notice (email, text, especially call) is inconvenient, although I always say its okay. I do not know why as well they switch from email everyone to calling everyone (but I guess for last minute you cannot control?) If you dont speak up they favor you are better anyway. Or at least I think so no because the first few time when I did care I had no body contact me back, UNTIL I found out the managers REAL contact information. (Tricky, huh?). Still not sure till this day why they didn't respond the first couple months of being switched from our previous original building company but it's whatever I guess... Renovation on the building I live in had poor construction workers in my opinion. (mess was made without warning).... Rent was raised because of the renovation but I feel like they should have relocated everyone to a different building while having them work on the harder renovation which most of us in the building probably had to tolerate with all the hammering, power saw, cement dusting cement that got splattered ALL OVER the walls doors and windows- had to clean the door and whole place because cement dust got everywhere, no-one knocked or called to clean the door, it was hard). It is annoying as well to hear most the construction workers laughing and joking and talking story majority the time they get here before even beginning to work... But eh. Whatever? I did not feel like they treat everyone with the same PRIORITY so just beware. Although it would be nice to know WHY. Otherwise I feel like my life is a spiral of being messed with for no reason at all. I think its fair to rate 3 stars, though I was close to rating just one star (but lets put my own frustrations about the renovations and poor communication aside) because there were times I complained of people smoking near the building and animals on the premises and I guess I was helped because an email to everyone in the building was sent the next day. Whoever was smoking didn't stop smoking though, but I appreciate and respect that effort. (Another star for the small Christmas presents so far. They know how to bribe you. Haha just kidding. But seriously). I might be taking a poor jump here posting it on social media but I honestly don't not know where else I can write a review. I guarantee if anyone knew this was written about them they would probably change (which is good). But if they don't change-- uh oh (drama~). Thanks for reading my review

Feeding off the their rental clients with fees, intimidation and outright dishonest practices. I recently vacated a unit they managed and had the place professionally cleaned, following their move out checklist to the tee. I inspected the unit thoroughly after it was cleaned and found no discrepancies at all. Their 17 page lease agreement clearly states that upon vacating, their professional cleaning person must strip and wax the floors at a cost to the vacating tenant. Today I went to GINOZA REALTY office to get my deposit refund check only to find that they deducted $524.00 from my deposit money for the stripping and waxing of the 300 sq ft studio apartment and listed several FALSE iSSUES with my move out cleaning. It's no wonder they work behind locked doors and service tenant transactions through a small utility window.

Jordan Property Management & Sales

I hired Jordan to rent out my house while I was on Oahu pursuing graduate work…read more At first things went pretty well. Jordan's email communications were abrupt to the point of rudeness, but that would have been tolerable except for what happened next. Four months into the contract, the renter moved out; at the same time, some mold was discovered in the house. At that point, Jordan terminated the (supposedly 12-month) contract; they told me to fix the mold myself and then, when the house was clean, to contact them for another contract. Even though they had not given the requisite period of notice, I allowed them to terminate the contract since I didn't want someone managing my property who will suddenly quit on me like that. As a result, (off-island the whole time) I had to research Big Island mold inspectors--and then mold remediators--all the while calling in favors from friends to hold the house keys and meet the inspectors, insurance adjustors, remediators, etc. I had hired Jordan precisely so I would NOT have to do these things myself long-distance, and they deliberately chose not to fulfill their contract. Jordan charges a somewhat smaller fee than some other management companies, and they trumpet the fact that they do not charge you the fee if your house is not being rented. Unfortunately, what that means in practice is that if they don't have renters for your property, they will do as little as possible (because it's not making them money)--and if substantial problems arise, then they will quickly throw you under the bus. Bottom line, Jordan abandoned me when I needed their services the most. I have now found much better property managers in the Hilo area, and I thus advise everyone to stay clear of Jordan.
