    ok so I don't really write reviews but felt like i should for these guys. I have 2 properties in NJ…read more(one in kearny area, one further out) and was having a really hard time keeping up with everything especially the compliance stuff which honestly goes over my head half the time. Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

For more reasons than one our stay so far has been wonderful. Lorin Epstein who is the Leasing Agent of Victoria gardens went above and beyond to make our stay an easy and pleasant experience. we had a few minor problems with our sink, plumbing, and windows and she really expedited the whole process. we are really happy to have her as our leasing agent.

When we moved in, the unit wasn't even cleaned. The floor was coated in construction debris, nail holes weren't filled in, the windows had dirty fingerprints on the outside, and there was orange sealant on some of the appliances, doors, and baseboards. The maintenance manager (Dan) ignored our maintenance requests on these items and condescendingly refused to address them, stating that "they do not handle cosmetic issues." The office also failed to take the appropriate steps with the post office to ensure we had an address. This caused a two-month delay in getting my wife's passport and resulted in weekly one-hour trips back to the town we previously lived in to collect our mail from USPS. Belongings in storage developed mold after a toilet leak on the 4th floor was not properly remediated. Despite requests that dehumidifiers be brought in, we were told fans were sufficient. Water was literally pouring through ceilings, and lower levels remained soaked for days. The doors are extremely thin and flex when knocked on. Noise transfer between units is unacceptable. We routinely heard neighbors' conversations, alarms, yawns, intimate activities, and other daily life. We even knew how one neighbor voted because we could hear his conversations so clearly. Working from home was difficult, and there was little sense of privacy. They must have purchased defective or non-code-compliant windows because all of our window seals were broken and some windows were inoperable. We struggled to maintain a comfortable temperature in the apartment. There is a complete lack of professionalism and accountability among the staff. Maintenance and cleaning personnel do not wear uniforms, which creates a safety concern for residents. The maintenance team and leasing office were largely ineffective, with the exception of Marissa, who was consistently pleasant and helpful. Maintenance was consistently unresponsive. Even simple issues required repeated follow-up, and many requests were ignored entirely. One request regarding excessive hallway heat went unresolved despite multiple contacts with the office and maintenance team, until someone on our floor eventually turned the AC on themselves. Every maintenance ticket we submitted required follow-up and prodding to get attention. Nobody appears to proactively inspect or maintain common areas. The same scuffs and wall damage that existed when we moved in were still there when we moved out. Unlike every other apartment community we have lived in across CT, NY, OH, and FL, there is no lease-break option. If you move out early, you owe the remainder of your lease plus a $600 move-out fee for painting and administration. We will never rent from a Garden Communities property again.
