It's on the quiet side of Waikiki, a little bit away from the tourist strip but an easy 5-10 minute walk to the park, beach, Friday fireworks at the Hilton Hawaiian Village, convention center, and three major upscale shopping malls (International, Royal Hawaiian, and Ala Moana). The architecture, design are warm, generous, and impressive, just very calming and comfortable. There are private-ish gardens on either side that make a great setting and walking pets, and a decent, well kept amenities deck with barbecues, a hot tub, and a nice pool and cabanas. The management company and staff are first rate, truly professional. They keep an eagle eye on everything that could possibly need maintenance, repair, and cleaning, and regularly patrol for 24 hour security. They even put the baby birds back on the branch when they fall out of trees (the property is a breeding ground for the beloved and inquisitive Manu-o-Kū birds). At present time there are no big lawsuits, disasters, scandals, or other HOA drama that I'm aware of, just the usual little issues here and there like people not breaking down their recycling boxes. It does have a resort-like feel, but more like a vacation ownership version, not a luxury hotel. It's a 15 year old building now, before the more modern trend of over the top amenities like pickleball courts and infinity pools. The design, though nice, is very period mid 2000s. But that's why the units are only 1/2 to 2/3 the price per square foot of the newer neighborhood, Kakaako despite being just as nice and better built. If you're considering renting, I think it's nice for a peaceful calm vacation where you settle in and find a groove... not buckets of excitement and fun everyday. There's a one month minimum requirement per local zoning and condo rules, whether or not your owner or agency enforces that... but that's really what it's best for. Compared to others buildings there's a higher percentage of owner-occupied units and long-term rentals versus vacation rentals, but as far as I know the staff and residents are friendly with the visitors too.

It will wake you up so if coming, then bring some sort of a sound machine to help mask the noise. Also, I can hear my upstairs neighbor. She gets up at 4:30 am DAILY. Guess who gets up with her?? yup - me! I REALLLY want to sleep till my alarm goes off at 6:45am but that is pretty rare. I have had times I have wanted to walk upstairs and ask to meet the elephant and the gorilla that I KNOW SHE KEEPS UP THERE!!! But I do refrain myself :) Last reason for a 4 (and would be 3.5 if on this alone) - they keep the pool chairs wrapped in yellow tape. SO RIDICULOUS!!!!! It is outside, they can be placed 6 feet apart, all the other buildings around me have their deck chairs OPEN. I mean, come on friends. Please stop the nonsense. (If someone is worried about Covid, stay away from the deck chairs, I will use them for you! :)

    Minus : - old building, with typical old building…read moremaintenance and age issues. - noise level outside - Sound from Piikoi street reverbs up. New windows, helped a lot however. - No central A/C. - guest parking is very limited, pool, and gym are small. Positives : - This location is the best IMO being next to the beach, shopping, grocery stores, but outside waikiki chaos. This really is the big thing about living here that outweighs everything else. - Thick cement walls, so other tenants apartment noise is minimal. - Larger apartments with bigger rooms than most modern apartments. - Staff is exceptionally great, and apartment is well taken care of.

Although this building is one of the originals built in the 1970's, the Board of Directors seems to be very cognizant of the need to keep the building in prime condition, and their General Manager has clearly trained his Management Staff in how to properly execute effective leadership of a condominium. The Security Staff is well versed in how to efficiently deal with challenges before these challenges develop in a unnecessary conflicts. The interior is kept clean and the health and safety of the building is a top priority based upon the efforts undertaken by the1350 Leadership Team. Truly Mr. Ron Komine has earned his stellar reputation. Mahalo.

    Office Building in Honolulu, Hawaii…read more.. Imperial Plaza is like a maze. It sure isn't a traditional building. There's Gallerie side and the Platform area... plus the residential section. It's confusing! Even the parking structure is non-traditional. If you go down the wrong ramp, you won't be able to exit... LOL! The parking levels may not be the same number as the floor you're looking for... and there are sets of stairs that connect the parking to the different parts of the building. Just read the signs correctly... and remember to get parking validation! I only park in the Imperial Plaza structure when I visit my optometrist. If I'm going to eat at Cooke Street Market, I'll just find street parking

Motoi Hair Studio, I've ate at La Cucina, Phở Nam, The Rice Place that's no longer in business, and currently my secondary physician Dr. Phil Suh. Parking entrance/exit for customers and visitors is from Kawaihao Street which all businesses validate for you. During pandemic of 2020, there was no parking attendant which made parking easier and more available. I would also park on Cooke Street when working out at Ikaika Fitness Factory, FKA Kakaako Fitness, early in the mornings, but would have to move my car once the metered parking begins during business hours. The parking garage lights have finally been updated making it much brighter than before. And there's also public restrooms that's kept clean and tidy and can only be accessed by the business's restroom keys.
