At first, I wasn't sure what…read moreto expect since they were originally referred to me by someone I no longer trust -- James Donald of EXP Realty -- but I quickly realized this law firm has zero affiliation with him and has been nothing but professional, kind, and validating. They helped me navigate an incredibly stressful situation involving a mechanic's lien placed on my property at the 11th hour. It turned out I had been scammed by my contractor and realtor working together, and I was completely blindsided right before closing. Thankfully, George and his team were on it immediately and walked me through the bonding process so the sale could move forward. I felt safe, supported, and heard the entire time. They explained everything clearly, responded quickly, and treated me like a real person -- not just another case. I'm beyond grateful to have had their help during such a chaotic and painful situation. If you're dealing with a real estate legal issue -- especially one that comes out of nowhere -- I can't recommend them enough.

We've worked with Francesca and George on two challenging real estate transactions. The first transaction involved purchasing a cooperative from an estate at the height of the pandemic. Ongoing issues with the pandemic, the estate and title made this cooperative almost impossible to close with a conventional mortgage. However, Francesca was able to handle the impossible and get our cooperative closed when we needed it. Our most recent transaction involved purchasing a real estate owned home from a bank which presented its own unique set of challenges and a stringent timeline for closing. George was able to get issues with title cleared in time for us to close within 28 days of going into contract. We can't say enough about Francesca and George. We will use them again and recommend you hire them for all of your real estate needs.

They were patient, professional, and client centered. They prompt in responding to my requests and provided customized solutions. In comparison to some of my neighbors and friends who have spent more than $50,000 in legal fees during their divorces, the flat fees for uncontested divorce offered by Yaniv & Associates is a higher ROI, more cost effective. He guided us on what are our best options given that the NY laws do favor the tenant in many ways and what is the best option for us without having to spend too much money. I feel Elon did a good job in counseling me to make the decision to get the crook tenant out as first priority without prolonging the case, which otherwise would have cost a lot more money and time. Having gone through the experience, it seems NYC has HORRIBLE laws by which a crafty/professional tenant can live at your place for months or even years without paying anything by manipulating the legal (or should I say "illegal") system. So with this, you need to have someone who will understand your situation, and then tell you the best option and way forward. He will tell you how it is and not sugar coat anything. And that is what you need to make the right decision for yourself!

Steven Colon is the kind of attorney you want when something actually matters…read more My experience with Steven was exceptional. He was extremely responsive and remarkably prompt throughout the entire process. When I had a question or concern, I never felt like I was waiting around wondering whether I would hear back. That level of communication made an already stressful real estate situation much easier to manage. What impressed me most was his foresight. Steven included a clause in my contract that ultimately allowed me to recover my deposit when the transaction fell apart. Without his legal expertise and the protection he built into that contract, I would have lost my deposit. To me, that is what going above and beyond really looks like: protecting your client before the problem even happens. He was also patient, respectful, and professional with me, even during moments when I became overwhelmed. He never made me feel dismissed or embarrassed. He stayed calm, explained things clearly, and kept the focus on protecting my interests. I never felt like just another file. I felt represented by someone who was paying attention. He was fair and went above and beyond. And I also want to recognize Kiara Fornaris, the paralegal, who was wonderful throughout the process. She was responsive, organized, professional, and consistently helpful with the many details that come with a real estate transaction. Her communication was clear and prompt, and she helped make sure things kept moving when I had questions or needed information. A great attorney is even better when there is a strong team behind him, and Kiara was absolutely part of what made my experience with the firm so positive. I would recommend Steven Colon without hesitation. He is responsive, thoughtful, thorough, and genuinely focused on making sure his clients are protected. Five stars, is not enough; absolutely deserved. CM
