This review is specifically for those who live out of state…read moreand have property around Denison, Sherman, Pottsboro, etc. and for those who are local who are looking for a handyman they can trust with impeccable work ethic! I had purchased a home that I thought was a flipper and thought the remodel "solved" all my issues prior to rental. There were more issues than I had anticipated! Frank did a walkthrough of the home while I was on the phone with him and was able to point out things that needed to be worked on and took pictures for you to see. I have a property manager and they have a "crew" that makes repairs. However, when you are charged for every drive out regardless of repair or not, it can become expensive. The markups from the property managers also add up. I am by no means rich but a middle class American trying to make ends meet. Frank is the same way. Faith, family and country. With that said... Frank is reasonable and won't gouge you when buying parts. His labor per hour is on par with what I would have been charged by my property manager. Since rates are an area that ebbs and flows with gas prices and the economy, I will refrain from posting his hourly fee. What I can tell you is it's under $100 an hour. If you want to see more of his work, he has a Facebook page under Handy Husband Handyman. If you're like me, who used to own your own property and did all the property maintenance and up keep, and ended up selling and reinvesting in another state like Texas, then hiring Frank will give you a peace of mind knowing he will get the job done professionally, aesthetically and affordably. Above all, for those of faith... I don't believe in coincidences. Where God guides, He provides! I searched Yelp like many of you have and wondered if the 5 star ratings can be true? With Frank, you can be assured the 5 stars is something he has earned. Frank is also personable. I've learned much about him and his family. I have other work to be done and I have hired Frank to complete them. I will continue to use him as the need arises. Give him a call (it's free)! Support family businesses. They are the backbone of this wonderful country! God bless!

Too often, companies send out crews that don't seem to know what they're doing. Darby Landscaping was a completely different experience. From the beginning, they were professional, organized, and paid attention to the details. When they installed artificial turf in my backyard, they took extra care to protect the property, even laying down plywood over the grass so their wheelbarrows and equipment wouldn't damage the lawn Their crew arrived prepared, handled the sand and base material professionally, kept the work area clean, and left the property looking great. Throughout the entire project, everyone was courteous, hardworking, and clearly knew their trade. It's refreshing to find a company that takes pride in its work and treats a customer's home with respect. I had absolutely no complaints during the entire job. If you're looking for a landscaping company that is professional, reliable, and pays attention to the details, I would highly recommend Darby Landscaping. Jim H.

I had the worst experience with this contractor. I have never in my 35 years as a real estate agent…read morehad to post a negative comment about a contractor. Ryan Pinkham Handyman is now in Melissa, Texas. I guess he moved from California. I read good reviews on Facebook so decided to give him a try. I hired him to paint and put in a vanity, mirror and a light ,in a very small half bath at my rental house. We agreed on a price. I sent half deposit upfront as he required. Well, then I found out there is an extra charge of $150 to paint the molding. If extra coat, he says, you pay more. Then he tries to remove mirror and says it's glued on and in the process he damaged the drywall. Now he wants extra $350 for the drywall repair. In my opinion it needed just a few small patches. He insisted that he needs to replace part of drywall. I attached the picture. Because I do not want to keep bothering tenants. I agree to the change order of $350. then he says I must pay the $350 before he will come back to finish job. Never heard of having to pay before the change is done. So I paid him. He then puts in the vanity and hangs the mirror. Then I get a text the vanity has a problem, the drain is crooked. He says I need to call Home Depot and request just the sink, it is not connected. Home Depot does not sell parts so now I have to order another vanity. He wants extra $150 to change out sink. My tenant also tells me mirror is the wrong color. Wouldn't he see either issue when installing? I agree to pay the $150 and order another vanity. It comes in .The sink is connected to the entire top. I ask if he can come change it out. He says busy so tenant now will not have working sink for couple more weeks. I said never mind, I will call someone else. I get the new vanity and ask him how it was installed because sink is connected to granite top. Not sure if top then can be changed or entire vanity. Now he says ask your new contractor, not sure what they did and do not contact him again. I paid him for entire job up to this point and now have to replace vanity and mirror. Never in my life I had to deal with someone like this. I have worked with multiple contractors for my clients, being a Real Estate broker in California for over 35 years and now an agent in Texas. I own multiple rental properties in California and Texas and this has been the only one I felt to write a negative review about. See attached texts, photos, etc. Drywall damage repair for $350 and the vanity after it was installed.

I contacted them in early August to get a quote. A was quote received & I scheduled service. When I spoke with Josue/Josh G I told him I would be paying by card. He gave me a little higher price for using a card than the cash quote...no problem. He did not say he did not accept cards. The trees were trimmed on a Friday morning & I was expecting him to contact me that day for payment. I contacted him the following Monday & said I need to make payment by card. This is when the insanity started. 1. He said the Chase credit card app was down. I knew this was a lie. I told him to let me know when it was back up so I could make payment. 2. Next, he sent a text 2 days later saying the app was still down. Again lies. I said ok when you get a way to process a payment by card I will make payment. 3. Then he proceeded to harass & try to bully me because I did not want to pay cash via Zelle. There are too many other non Zelle payment options available. I am a business owner & have several payment options for my customers other than Zelle that utilize a card. 4. He proceeded to tell me he would return the load of tree branches back to my driveway & also file a "lean" on my property. He also showed up at my house unannounced. I told him if him or any of his workers brought anything back to my house I would call the police for trespassing. I also sent him the Texas statute that explained trespassing. All this time I am texting him to send me a way to make payment by card-Square, Quickbooks, etc. He did nothing. All he wanted was cash. 5. He then offered me a lower price if I would just pay cash. At this point it's about principle & I said HELL NO. Send me a way to pay via card. 6. When I refused to pay cash he then sent an email with a letter threatening to take me to small claims court & to contact my landlord. He also showed up at my house unannounced again & taped the letter to my door. In this letter he then tried to charge me $500 for the service which included late fees. No where in the quote or on the original invoice did it discuss not accepting cards or late fees. My landlord & I made an arrangement as far as the tree trimming. I would pay & the price was taken off of my rent for one month. I told him contacting my landlord would do nothing...he wasn't going to pay him. We had a few email exchanges where I proceeded to inform him of proper business practices & that I would not be paying cash at all. 7. After all of this he finally sent me an invoice on 8/24 via SwipeSimple that I paid via card. That is all I asked for from the beginning. If he had of said he did not accept cards then I would have looked for another company. I am spreading the word about Angels Tree Service & Josue/Josh G's business practices & lack of customer service. I am posting Yelp reviews & filing a complaint with the BBB.
