As first-time homebuyers, we had a lot of questions, a LOT of nerves, and a very specific list of things we were looking for in a condo. We spent more tiem than most keeping an eye on the market and waiting for the right place, and Andrew was incredibly patient through all of it. We never felt pressured or rushed. Instead, he helped us stay focused on finding a home we truly loved and felt good about. Then, when the right condo finally came on the market, Andrew jumped in as our guide through the process. He got us in for a showing within 24 hours, helped us put together a strong offer within 48 hours, and guided us through every step with so much confidence and expertise that what felt intimidating suddenly felt manageable. Our offer was accepted quickly, escrow was smooth, and just 15 days later, we were homeowners. Andrew is thoughtful, responsive, and somehow makes a stressful process feel fun. We really felt, and still feel, like we can trust him in what is the biggest decision of our lives so far. We always felt like he was looking out for us and giving us honest advice, not just trying to close a deal and move on. And any time we were with him, he was never rushing out the door. He was patient and always answered our (many) questions. We're so grateful for his help, and in many years when we are ready for an upgrade, know that he will be our first call.

My partner and I were first time homebuyers and didn't know anything about the process. I met with Alyssa and she walked me through the basics in a way that I could easily understand. She got us set up with the Compass app so we could search for homes through the app and let her know ones we were interested in. For every home, she followed up with the seller's realtor to get the status of the home. She went with us to open houses or set up private showings. It's such a big purchase, and having someone knowledgeable about what to look out for was super helpful. She let us know pros and cons for the homes we looked at and it really helped us make a decision. Once we found a house we loved, she put in the offer and took charge from there, which I appreciated. She explained the steps in escrow and kept us updated along the way. We had to counter offer and her advice on was probably what got our offer accepted! Alyssa helped set up the home inspections, plus contractor inspections to get quotes for repairs. I didn't have any experience with this, so being able to rely on her and her trusted contacts was invaluable. The closing process was very smooth and we ended up with a great house. The whole Ito Orio group were great throughout the entire journey - always sending updates, getting signatures, communicating with all the parties, everything was seamless. They all made the process super easy and I'm especially thankful to have had Alyssa's guidance during the process.

Some real estate agents help you buy a property. Others go so far beyond their responsibilities…read morethat they become an essential part of making your dream a reality. Deborah and Gulshen belong to that rare second category. Our goal was not simply to purchase a property. We were trying to secure a place where children could learn, grow, and build their future. It was a mission close to my heart, but the transaction was anything but straightforward. Several other agents were unwilling to take on the deal because of the extraordinary challenges involved, particularly the difficulties of dealing with the agent representing the other side. To make matters worse, the commission being offered to our agents was significantly below the customary amount. Yet none of this discouraged Deborah and Gulshen. There were countless moments when they could have simply said, "That's outside our responsibility." Instead, they stepped forward, took ownership, and found ways to help. Every obstacle became their obstacle, and every challenge was met with determination, patience, and an unwavering commitment to finding a solution. Their dedication never seemed to be driven by the commission or the transaction itself. They embraced our mission wholeheartedly, with a level of sincerity, integrity, and personal commitment that I have rarely encountered in any profession. I will always be grateful to both of them, not only for helping us secure this property, but for becoming part of a mission that will benefit children for years to come. **Deborah and Gulshen did not simply help us acquire a building. He's also completely honest, never afraid to point out problems, and always ready to fight for us. By the end, we knew we could trust him fully. In the end, even under pressure to close on schedule, he secured the credit we needed to add vents to the crawl space and extend the gutters.
