I purchased a "rental ready" supposed turn key rental property sight unseen(I understand the lack of due diligence was my fault). The house had structural issues, tiles were popping up all over the kitchen floor, holes in the drywall covered by duct tape and then painted, no door on the breaker box, cigarette butts on the laundry area floor, front door didn't close or lock properly, the condensate drain line was improperly installed and was not strapped under house, a toilet that sat on a crack concrete bathroom floor with a gap under it I could put my hand in, wall sockets that crumbled as try to remove them to change out. I could go on, and on, and on...... I've been in several houses they managed and maintained and the work was shameful. There's a name for people that rent out houses in that kind of condition. I thought they would at least put effort in to processing my rent payments in a timely manner. I thought wrong. It usually took 3-4 weeks after the tenant had paid before we received our portion of the funds, and that was usually after having to chase it up multiple times. You'd be hard pressed to find a tween with more excuses. The final month of business we learned that they were sitting on 2 months of rent from the tenant, and we still had not received ours. That was after being told 4 times that the money had been sent electronically. It's not like they had to double entry book keep in a ledger and mail a check! I never figured out if they just liked to sit on other peoples money, their couldn't handle simple administration, or the didn't have the money in the bank to send me mine and had to wait for other peoples rent to come in first If you are a landlord don't waste your time.

I rented for a year, and found myself unemployed in January, right before the onset of the global…read morepandemic that COVID-19 brought on. I kept the office manager advised of my situation from day 1 and asked about any reasonable accommodations which they would be willing to make. They were not willing to make any. I asked in April, knowing that my stimulus check was coming, if they would be willing to extend payment deadlines for rent or waive penalty fees, which they said via email that they would not. They were unwilling to work with me whatsoever until I pointed out in May that the CARES Act's section 4024, signed into law on March 27th, made allowances to waive late penalty fees and interest on rent. I received a letter informing me that should I renew my lease that rent was being increased. Yes, in the middle of a global pandemic, The Gardens was increasing rent. When I signed my initial lease in May of 2019, I was only given 2 important pages of the lease agreement and was informed that the full copy of the lease would be in the office if I needed it. Given the COVID-19 climate, rather than go to the office and risk contact, I chose to call the management office to inquire about procedures and policies for moving out. I specifically asked if I should have the apartment professionally cleaned or if they would have it cleaned and take that expense out of my deposit. The woman who answered the phone that day, as the usual manger was out for the day, told me that it was up to me. I moved out on Thursday, May 28th, and had the unit professionally cleaned on Saturday, May 29th. Two weeks later I was informed that a $200 maid service was being deducted from my deposit. There was literally nothing for their "maid service" to actually clean. Their response was that I "signed a lease that says there is a $200 maid service upon move out" and that was what they would stand behind. I understand that was in the lease papers in their office, however, I was mislead by their employee when I inquired about the final cleaning. Obviously I would not have paid to have the apartment professionally cleaned prior to the last day of my lease had I been given the correct information when I inquired by phone. While the apartments and townhouses are very nice, the gated community has its advantages, and the grounds are well maintained, I cannot and will not endorse or suggest this property to anyone due to their extremely poor customer service and landlord/tenant relationships.
