It included many items, such as damaged drains, that most buyers overlook and have to fix later. One major advantage to home inspections is the seller can claim to be unaware of defects, but after being formerly notified by an inspection, he can either fix them for you or back out of the contract. Usually, they fix what's wrong, because they have to disclose known defects and they'll have to fix them for the next buyer.

Ken with Ground Floor Home Inspection was fantastic at checking all areas of a home. We received a…read more78 page comprehensive report with pictures and notations for every area of the home. It was snowing the day of our inspection so he was unable to get on the roof to inspect the exterior, however he was extremely thorough in checking the interior from the attic. Courtesy notes for areas that were not included in the inspection were also very detailed, letting us know that he seemed genuinely interested in ensuring that we had all available and relevant information he was able to see. This was our first time going through a home inspection, so he made sure we were aware of all details an inspection could potentially provide, and answered all of our questions. We assumed that the inspection would be cut short due to the inclement weather and subsequent inability to examine the exterior roof and sidewalks/driveways/outside concrete/etc, however Ken was there for several hours (even longer than we had anticipated!) and he made the most of what he could evaluate, taking his time and being very thorough throughout the entire area of the property that was able to be inspected and ensuring our money spent for the inspection was well worthwhile. Definitely would recommend Ground Floor Home Inspection!

He showed up early and didn't even wait for my realtor, just ran through the house hurriedly. He DID NOT check the HVAC thoroughly, he insisted that a laminate floor was hard wood, it was not; he lied and said he checked every outlet, he did not, the homeowner shared her cameras with me; he did not know if there were ducts behind the oven, he did not check why lightbulbs were out (was it the fixture or the build??) He did not go up in the attic; he did not leave the pool heater on for at least an hour to double check if it was working properly, when I asked him about the smoke detector, he had to look for it, that was after the inspection was over, so how could he have been finished and sitting in a chair giving me the "summary" at the end...finally, his secretary called me screaming and threatening when I told her we did not want his second rate report.
