I have literal proof from a previous tenant of a broken window that was broken years before me and my friends moved in and they charged us over 600$ for it. They don't care. Also that's not even a rating the surface of the absurd charges we get. Basically consider your security deposit just a payment to their wallets. It does not matter how well you treat the house, you don't get it back. Not to mention they never answer service requests, they charged us 500 dollars for returning a key one day late to them when they never told us they needed the key at a certain time. They won't be a company much longer if they continue this path of awful business. We had very little notice, and had truly settled in, as our landlord had told us for years that she would give us the opportunity to purchase the house when she was ready to sell. One day out of the blue, we were informed that she was selling it, and there was no feasible way for us to buy it, as she was selling other properties along with it as a package, and already had a buyer. After 2 weeks of looking online, we found a place on Zillow that looked good in the photos, like it would be a good project house for me, as I like to build. I scheduled a showing with Zillow, and they put me in touch with Genna. She met us at the property the next day, and it was immediately apparent that this was NOT the place. We had a lot of very specific, very important needs with whatever we ended up finding, and communicated these to Genna. 3 hours later, Genna had sent us 3 listings that met our very stringent requirements. We scheduled a showing for one of them for the following day. We looked at the property at 11:30am, had an official offer in by 3:30pm, and the offer was accepted by 6pm. We closed in 33 days, and have been enjoying our perfect home for a few months, now. Genna had found us our dream home, that met all of our requirements, and we had our offer accepted, within 36 hours of meeting her for the first time - she is absolutely outstanding in her field. KJK Properties took over management of one of our rentals that had been mismanaged by another PM…read morecompany. When KJK came onboard, the house, both inside and out, was being destroyed by the tenants and their high energy dogs in a multitude of ways. Before hiring KJK we interviewed a number of property management companies. By the end, there was no question that KJK's owner, Kathryn King and staff stood out from the rest as exceptionally professional and highly informed about the most recent City of Portland landlord tenant laws. A win-win for everyone as long as everyone involved is acting in a responsible manner. Unfortunately the tenancy that KJK took over left the house a complete and total disaster. I've attached a few of the pictures below. These tenants, ELISHA M. and MEGAN W, unfairly left scathing reviews of KJK on both Google and Yelp when they got the 'Move Out Inspection' report that documented the filthy state they left the house in. The house (that had been fully painted with all new appliances and updates after the 10 year tenancy prior to this tenancy) was left a complete mess - trash /junk everywhere, pet excrement all over the basement are just a couple of the many examples I could give. Just to remove the junk and trash they left all over the property cost us $1200; $1600 to clean the filth and gunk they lived in and left for us to clean; Thousands of $ to restore the yard and irrigation system the dogs destroyed and the tenants left in piles. Unfortunately for us, I could go on and on. Sadly, as in this case, the Review system is flawed - there's no way to stop people from weaponizing or writing fraudulent reviews. For example, these tenants allege that KJK 'unfairly' mailed them a bill for the cost of damages. However, KJK did what we hired them to do - manage the end of the tenancy. The law very clearly dictates the guidelines property managers must follow. To do the 'Move-Out Accounting,' KJK simply followed the steps dictated by law: Compare the 'Move-In Accounting' and the dozens of associated pictures required as documentation, with the condition the tenants left the house in, also with the dozens of required pictures for documentation. Some of which I've attached to this review. If these tenants had simply picked up/ cleaned up after themselves and taken care of the property as any self responsible adult would, there would have been no bill to send. These tenants also allege that I the owner 'peek over the fence' and 'make unannounced visits.' First of all, it's illegal for anyone, including an owner, to come unannounced to a property under tenancy. That most certainly never happened. And why they think I the owner with 3 young school aged kids and a small business to run have nothing better to do in my day than spy on one of my rentals is beyond me. Perhaps there is an addiction problem in the mix with these former tenants? If so, that would actually explain some of the unfortunate things that happened under their tenancy. This group will soon find out when I take them to court for their damages to our property, that allegations must be supported with proof of some kind. Otherwise in the end it all comes across as what it truly is.... A group of irresponsible, immature tenants and their lies about being done to. When what really happened, is that these people didn't care one bit about how they treated our property or about their mess that they left for us to clean up.

I've been renting the house out for the last 13 years and Portland Property Management along with the owner Matt, has been really great. They've helped me find good deals on contractors for upkeep of the house and they've done great background checks to find good tenants for the property. I would never rent to strangers that I found on craigslist or something like that. Professional background checks are necessary to find good tenants. Also, they have been great about keeping good clean records and accounting for all the 13 years of rental income and expenses... There's no way I could keep track of all that because I'm terrible with accounting and organizing financial data.

They took over a slumlord rental I had been in for more than 10yrs (owner paid $19k back in 2001 &…read morehad done very very little renovation / maintenance, only fixing things that put it in hard code violation). PPM did absolutely nothing to improve the conditions of the deteriorating home when they came on or after, only raised the rent multiple times & changed where the check was mailed / deposited. They did 1 single walkthrough to "check caulking" around the house. 2yrs later when it was time to move out after paying timely for 12+yrs, they not only kept 100% of the deposit, but claimed a seemingly arbitrary number of additional debt that was more than 1/2 above the price of rent. Absolutely fraudulent. Thankfully I own a home now, but it damaged credit / renting reports for one of my housemates who paid faithfully until he moved out 2yrs before I released the property. They're clearly about racking up properties, not about being invested in the spaces they are responsible for. The housemate is looking into litigation against them now for damages. Any company that just collects properties to collect on is going to have quality control failure. This is yet another, but with the possibility of intentional fraud.

Everything seemed really great BEFORE I had tenants, there was lots of open communication, she explained everything. I felt like we were partners. But then as soon as I had people interested in the house, I had NO INFORMATION given to me about any of the financials. I was not privy to their lease agreement, the amount of the deposit, anything. I was also not given any information about when payments would be disbursed until I reached out and asked. This didn't feel like transparency. I was finally given my first payment 12 days after tenants moved into my house. I received a very small fraction of what they paid on move in. This was expected! Expensive, but expected. What was not expected was the re-key fee that Best Life charged me. I left complete sets of keys, there was no need to charge me the rekey. This shouldn't have been a big deal, but I received nothing but defensive communication in response. No apology. She offered to remove the fee but didn't apologize, when I explained why I was frustrated she FIRED ME. That was it. I would have loved for this to be a great experience with no hidden fees--this business advertises pricing transparency--but instead, on my very first disbursement there was a hidden fee. Disappointing to say the least. ALL I NEEDED WAS AN APOLOGY, INSTEAD SHE FIRED ME. I have no idea what will happen to my poor tenants.
