You see, previously I briefly mentioned we often found it difficult to understand the layout of a home from their MLS pics, and he caught this comment. So when we saw our MLS pics, they were fantastic! Like a clearly laid out roadmap, they allowed the viewer to see where you were and how that room was connected to the room in the next pic. (And many of our friends called to say how beautifully the pics and description depicted our home ) Best yet... he negotiated a price which was much more than we ever dreamed. He always replied within 24hrs. One day is reply was I have one now that you can drive by. So after work I drove by and fortunately when I got here "ironically just as it happened at my first lease with Sal" the door for the property was wide open so I was able to knock and check the place out. WOW!!!- the previous tenants destroyed this place. The tan carpet was black and matted. The cream stove was golden brown from all the grease, along with the microwave above. The dishwasher was broken, leaning and........om*g there were roaches infested inside the dishwasher and all throughout the house. Crawling up the walls EVERY WHERE!!! The front and back yard was destroyed. There was no grass and the sprinkler system was broken up. The house was nice, I knew it had potential but I had a ton of doubt. Sal assured me that home would be fully repaired and livable. There would be no pest, new paint, new floors, new appliances, replaced fixtures and grass with a gardener. I trusted Sal. He told me to come back in a week to take a look. I came back in a week and his repair man Pepe was here replacing all the floors with wood plank flooring, new floor boards and all the walls were already painted. And most importantly my skin wasn't crawling from all the pest. I moved in within a month from when I first saw this place. The application process was very smooth and simple. Grass and a new sprinkler system was put in my during my first week living here and we've had routine pest control over the last 4 years since September 2019. I've never owned a home but I'm soon to be in the market and there's no way I wouldn't consider this realty group when I'm ready to buy.

1 Star - Extremely Unprofessional First Encounter…read more My very first interaction with Valley Pacific Management and Investment was enough to let me know I would never rent from them or trust them with any property I own. I received a call from a representative stating they were taking over management for my mothers rental property and that February's rent was due on the 1st. When I explained that I had already paid the rent through the same app I've always used--because I received an email saying it hadn't been paid--he immediately became rude, irate, and repeatedly talked over me. Instead of having a calm, adult conversation, he was too busy running his mouth to actually listen. He insisted a new lease had to be signed, and even though I clearly said I had no issue signing it, he didn't hear a word because he wouldn't stop interrupting. He then escalated the situation by threatening a Notice to Vacate if the DocuSign wasn't completed by Friday--yet no forms have even been sent. I had to check him on his lack of professionalism and the way he mishandled the information I provided. If this is how they treat tenants on day one, I can only imagine how quickly they'll lose people. Steer clear. Choose a company that knows how to communicate respectfully and professionally, because with this one, you'll be disrespected for absolutely no reason.

Several repairs of extreme importance were ignored or not repaired timely. Communication with the owner of the company was bad at best. Emails went unanswered and they did not follow their own lease guidelines as to their responsibility to the tenant. Basic maintenance was not done on several occasions. Leaky faucets, siding in disrepair, fences falling down or broken, sewer lines backing up into our toilets and bathtubs for months, leaking roof for over a year that leaks every time it rains. Most recently the owner of this company refused to provide a copy of a cd of pictures I was supposed to get upon move in as to the condition of the property. Ordinarily I wouldn't write a review and I would just be glad to be done with this company but my hope is that by writing this review the company will try to improve their business practice with other clients and tenants in the future. I ended up contacting fair housing because the roof leaked in the garage for over a year. promises to come and assess the home to see the condition of the premises in January was never followed through with or scheduled. I hope that the next person who rents this particular home gets it with some much needed improvements done. I would suggest keeping screen shots and texts and emails as I have done. I hope that repairs are being made and flooring is being replaced prior to renting the home out again. Also I hope the roof is finally fixed! keep in mind you may be a tenant but you have rights as well! protect yourself.

This deal should have been complete in a few weeks and I feel confident in saying that if Nicole had been both buyer's and seller's agent, it would have been. It took way longer for her to hang in there with the other agent than it should have, but she did. Rick posted 175 photographs of row upon row of my mother's beautiful items that he'd set up on his display tables. (I will post several of his Website photos below.) He promised me an itemized list of goods sold, and later said he'd never actually promised an itemized list at all, then today scribbled vague categories on binder paper with no detailed prices next to them -- see his "itemized list" below -- and only after I'd told him that I'd recorded our first conversation and wouldn't have done business with anyone who wouldn't provide an itemized list of collectables. Further, Rick claimed that his insurance prohibited me from being on my own property during sale set-up. (Still waiting for that insurance clause page, Rick, and so are my witnesses.) On the last day of sale, Rick plunged sale prices to 70% off, an unfathomable price drop that is not even present in our contract. I have asked Rick several times now for his business license number. His only reply of '123456789' says it all (see below). After claiming hours of research into my mom's collectables, Rick did NOT inventory and account for each item -- the folks from New and Again were going to take the time to place color coded price stickers on each item -- and Rick decidedly did NOT provide an itemized list of sold goods, just vagueness on grade school paper (see below, and demand better from Rick if you have done business with him in the past or still plan to after this review.) Stupefyingly unprofessional. DO NOT let yourself be kept off of your property while M and R Estate Sales plunders your loved one's valuables. You will be told that you can't be on your property when M and R is there due to a safety clause in their insurance.
