I was renovating a bathroom for my tenants who live in South Beach. I was living in MA at the time…read moreso had to hire people I looked up online. First, I thought I would put in a tub but that required permitting and the owner did not want to do that. So I eventually paid to return the tub I ordered and only needed a vanity put in and shower doors hung which I had purchased from Home Depot (along with the vanity and bathtub) with my tenants when I was visiting Miami. He asked my tenants to pay for a light to go over mirror and painting the vanity wall which he never completed, or barely started. Turns out my tenants had incredible water leaking out of the shower doors as he had hung them the wrong way (inside out or outside in). When I spoked to him he denied that they were hung wrong and said he would come back and use caulking because the track to the shower doors was uneven and that was the problem. My tenants also told me that he went to the bathroom and left the door open while the wife was working right in the apartment all day. Turns out I had to pay another person to reverse the shower doors and there was no leakage whatsoever and no uneven track. As I said, he bought pain but barely started painting the wall where the vanity was. He never came back and both me and my tenants called several times. He also wanted a photo of me and kept asking when I would come back to Miami so he could see me. I would in no way ever hire this man or this company. It has been almost a year until I could write this because I have had major health issues and enormous amounts of work that were a priority but am doing so now. I wrote a review on his site and he replied that my tenants called him racist slurs (they are very progressive and I know that is not true) as the excuse as to why he did not finish job. Sorry that I don't have photos but I wasn't there in person. I have been ripped off by workers so often in Miami Beach and am just starting to speak up when I need to. I would give less than one star. Buyer beware!!!

Cheap for a Reason - Footprints Sealed Into My Pool Deck…read more I made the mistake of going with the cheapest option, and I'm now paying for it. Richard Moseley came out himself to give the estimate. He seemed professional, knowledgeable, and offered a competitive price to pressure wash and seal my pool deck. Unfortunately, once the job day came, he subcontracted the work to someone else -- someone I had never met and did not hire. That immediately made me uneasy. After pressure washing, the subcontractor applied the sealer. Within minutes of applying it, he was walking all over the freshly sealed surface. Every other company I consulted specifically told me that walking on freshly applied sealer that quickly is improper and risks ruining the finish. When I questioned it, Richard brushed off my concerns and insisted it wasn't a problem. It absolutely was a problem. After the job was completed, I inspected the deck and found visible footprint marks sealed into multiple areas of my pool deck. Permanent. Baked in. When I contacted Richard to fix it, he returned -- only to tell me it couldn't be fixed and that the tile would need to be replaced. He casually asked if I had extra tile on hand. At that point, any confidence I had was gone. I would not trust him to replace an AC filter, much less tear out and replace tile on my property. I have photos of the footprint marks and screenshots of our text message exchanges documenting everything. I followed up about him coming back, and then HE NEVER RESPONDED! If you're considering hiring him, understand this: he may show up for the estimate, but the work may be subcontracted out, and if something goes wrong, don't expect accountability or a real solution. I strongly regret hiring him and would not recommend his services.

Within 15 minutes of submitting an inquiry on the Home Advisor cite, Luis Morales contacted me to discuss my needs. I informed him that I wanted to create a patio in my backyard using pavers and that I lived in a Townhouse in an HOA that might pose permission issues. We set up an appointment to meet the following week to discussion the area under consideration. Mr. Morales was always courteous and professional. He was prompt for all of your meetings, which I value highly. At our initial meeting I was shown sample pavers from a brochure and from his truck. We discussed the time frame of the project and the possible delays due to Covid-19. Mr. Morales informed me that the construction company that makes the pavers is running 6 to 8 weeks behind. I totally understood the delays because of Covid and I agreed to have Mr. Morales and his company install a patio. As far as the sample pavers, I was not satisfied with the selections in his truck and the brochure did not give an accurate show of the product. Mr. Morales suggested that we go the showroom where they make the pavers. This was an excellent opportunity for me to see and feel the product and I appreciated that this was an option. So, March 27, 2021 we went to the showroom. There I picked out the pavers that I wanted to have installed. The pavers were finally installed June 5, 2021. I know that it seems like a long time between selecting the pavers at the end of March and installation in June, but with HOA, Covid-19, Sprinkler company, and the like, it took that long. All the while Mr. Morales keep me update on the status of the pavers and the work. The price of the instillation was reasonable, and the job done was very professional. I would not hesitate in recommending Luis Morales of Optimum Landscaping for any landscaping or paving work. It was a delight to work with someone professional and a decent human being. I wish he did Kitchens also.
