    I waited months to give this review to try and get over my initial anger. I feel we were ripped…read moreoff by this contractor. I learned to NEVER give any money upfront. He required 25% downpayment when the contract was signed on March 19, 2023. He promised the work would be completed by the middle of April 2023 "weather permitting." Despite some rain but plenty of clear days, he kept putting us off. "Other jobs to finish" he claimed. He sent subs or other workers to do a job here and now. The cost kept increasing due to "more dirt needed" even though I told him initially what I wanted. $7,000 more! The delay in working on our yard caused massive erosion because of the slope. More dirt needed because it kept washing down threatening to undermine the sidewalk. The silt fence kept collapsing. Water and silt pouring into the street. If only the work were done when promised, this would not have happened. He installed an irrigation system in the front yard and put part of it between the street and the gas, water, internet, and electric services in the right-of-way. Over $10,000 for irrigation only for a small front yard. We had him install 3 large crape myrtles and zoysia sod. The sod looked great for the summer--except for an uneven edge along the right property line. The crape myrtles have developed a fungus which I feel was present when they were planted. The kicker is the so-called mulch. Only the area between the sidewalk and the sod was done properly. Other "mulch" which he explained was twice-ground wood was put on the left side and inside-sidewalk area. I told him I didn't like it, but he claimed it was mulch. The initial contract called for grass seed and straw in the backyard. He kept telling me it was going to die unless we put in an underground irrigation system for an additional cost. We decided to wait on the backyard. At the end, he said he could just put "mulch" in the backyard for the same cost of the seed and straw. Now, everyone should know that you have to clear and smooth the ground to put in seed and straw -- this is included in the price. Because we needed to have the ground covered in someway for the HOA, we said to go ahead and put the mulch instead of the seed and straw. This was new construction, so we weren't living at the location at the time. When I returned, I found that he had once-ground splintered wood put in our backyard WITHOUT DOING ANY PREPARATION! I was furious! He had told me that the mulch would be better than the twice-ground "mulch" he had put in the front and sides that I told him I didn't like. He said, "but this is better." Better for whom? Him--not us! When I questioned why he had not cleared and smoothed the back yard before dumping the splintered wood on it, he claimed that wasn't required. He had left a small bulldozer looking machine in our backyard for two and one-half weeks which I thought he was going to use to smooth the piles of dirt left there. One day, his son came and got it to do another job while we were gone. His son knocked down the silt fence while leaving with it. He did not stop to put it back up! Now we are stuck with a backyard covered in splintered wood (which I have cut my foot on) which will require someone else to bulldoze up, carry away, clear and smooth the yard, and plant grass seed. All of this happened last summer, for he did not leave until July 9! His cost exceeded anyone else's for an unfinished horrible experience. Be warned!
