I just sold my home to a client of jim's...the transaction was delayed because of missing funds and loan documents 4 different times for a total of 15 days on a 25 day close schedule for what was defined as an "all cash" deal. Turns out the buyer was getting a bridgeloan through Jim and is why I had to deal with lenders at all. Well each delay in closing came after an update from Jim that lead me to think funding was imminent and the request to change the close date was just a pre-caution. Whether he purposefully mislead or was just not on top of the funding process (or both), the result was his buyer almost lost the house. As the seller we had a backup offer that was becoming less certain with each delay and on the last day before we had to decide...Jim told us the loan was funded even though it was still short 10's of thousands of dollars. Fortunately for the buyer the funds arrived a couple hours before we pulled the plug. So even though today all is good but the stress was unnecessarily magnified for the buyer, seller real estate agents, and the escrow officers. Jim's lack of transparency, lack of urgency, and abundance of mis-information forces me to say in this review...be very careful as a borrower that you make sure Jim has what it takes to pull off your transaction...bottom line is Buyer Beware read more
