If we saw a home we were interested in, Erica was quick to set up a showing and always had a flexible schedule to meet us. Not only did she listen to the feedback we gave about houses but she got to know our family and what we needed in a home, she was also proactive about showing us listings we may not have seen. Erica and her team were able to help us sell our home in 3 days, she had amazing photos taken and even set us up with a home stager! Having Erica on our team was the best decision we made during our home buying process, we still hear from her on a regular basis and she has become not just our realtor but our friend. We don't plan on moving anytime soon, but when we do Erica will be our first call.

From the beginning, she impressed us with her level of preparedness and professionalism. At our first meeting, she already had been looking at the value of the home we wanted to sell and had outlined a marketing plan. She was also quick to respond when we had questions and stayed in constant communication with us regarding feedback from showings and other events during the process. She helped talk us through every step of the way as we received an offer and went through negotiations. From the inspection, some concerns were noted. We contacted her to discuss it and she had already lined up the appropriate professionals to verify the concerns and prepare quotes to help us in our response to the buyers. Negotiations were smooth with no major issues arising. We had already narrowed down the general area in which we were interested in living. She provided additional information based on her knowledge of the area which enabled us to further narrow our search. We quickly found a property and she was on top of the negotiations. She has a team of venders available that was helpful as the inspection identified hail damage to the roof. Her roofer was able to provide verification and helped in working with the sellers to get the issue addressed by their insurance prior to closing. We highly recommend her for her knowledge, communication skills, and for staying on top of things every step of the way throughout the process.

Just a really awesome person to talk with and could answer our questions and calm our nerves. Have had a good experience with all her connects as well (lender, title co, etc). She even followed up multiple times after we closed to make sure everything was okay and recommended contractors for work. We were looking for a property type that was surprisingly competitive to lock down, and while it was frustrating after a while with no success, as soon as we made it clear we were ready to buy ASAP, Katie spent a day texting everyone she knew, and secured a premarket property we could look at the next day - a few days later, we were in contract! Some tips if you are considering buying a home with Katie (or really, any realtor): - Make it clear what you're looking for, and be sure it aligns with their property experience and goals. Luckily we immediately clicked with Katie on our first meet, especially on a personal/life level - If you're serious about buying, make sure that's clear (vs "just looking") and that you're ready to view properties the same/next day (instead of waiting for weekends - the good ones'll be gone by then) Good luck!

As a first-time homebuyer, I of course had many questions about the process, especially during such a seller's market. Katie worked with me at length to answer every question, via text/e-mail/phone, no matter the time. She thoroughly explained the current market and had an excellent strategy in place. She and her team were able to find several off-market listings, a true challenge in this market! She was very knowledgeable about the areas and kinds of properties (townhomes and condos) for which I was searching. We toured probably 15-20 properties and eventually found one for which I wanted to make an offer. Katie immediately understood the urgency of the situation and worked with me over multiple evenings to submit the offer and deal with many additional challenges to see this through from offer to closing. Her contacts with respect to home inspection, banks, title company and contractors are also impeccable and speak to her high regard in the industry. Truly, Katie and her team went so above and beyond to secure a home in which I am thrilled. I am honored to consider her my realtor and so grateful for her professionalism, attention to detail, thoroughness, and effort. It speaks even more highly of her that in such a sellers market she would dedicate so much time to a buyer. Finally, Katie is just plain kind, funny, and fun. Her personable nature is truly a joy in such a challenging process.

She is also extremely knowledgeable and cares about you. She seems to truly internalize each home transaction as if it was her own. During our home search and purchase, all of her advice was dead on. She helped us find the perfect home and get our offer accepted in a multiple offer situation. As to our home sale, she made some good recommendations to minimally improve the property and shared the cost of staging the home. This made all the difference. Our home had offers within the first two weeks. In fact, we had multiple offers and were able to select the best. The most astounding thing was that homes in our neighborhood normally sit for 3-5 months. Our home sold in record time and we received the full asking price. If you want the smoothest best experience buying or selling a home, I strongly recommend working with Rachael Hill!

This lady has been a pain to work with in helping my parents sell their home. She saw the opportunity of my mom being desperate to sell the home so she constantly tried to just sweet talk my mom and only communicate with my mom and basically held her by the hand into selling their home for much less than what they wanted for. Both my mom and dad are on the loan and everything in regards to the house but she kept going to my mom only. One of the first instances she made comments to my dad over the phone that if he didn't sign his half of the paperwork he would be in legal trouble etc etc. My dad had already told me she had been rude to him before and I was slowly seeing it for myself. My dad had asked her to talk to me in regards to the house and explain to me what they weee planning on doing. She never reached out to me. Later she confirmed this during a different conversation where she acted as if she didn't know who I was but had my contact information saved and said I was confused. They ended up listing their house at a low amount based on what she recommended and not what they really wanted. She actually wanted to list it much lower but they compromised. They got so so many people going in and seeing it within a span of a couple days. Even got a few offers. I texted her to ask her to not let my parents make a mistake of taking the first offer and she said she wasn't discussing this with me. Im like this is MY PARENTS. That was my first major dealing with her where she was rude to me. Eventually we moved on from that. My dad commented as to why they had received so many offers and so many people kept wanting to go see the house and she said something to the extent that the home listed below market. This pissed off my dad even more because they wanted to list higher and now she's admitting it's below market. We asked for a change in price to a higher amount and fortunate for everyone someone still made an offer within two days. Amazing right? Based on everything at one point we asked Kimberly to change our agent because of the way she would talk to my dad and myself ... but after some discussion we agreed to give her another shot. Everything seemed ok I suppose. We all ended up in a text chat together so there wouldn't be any miscommunication etc. - - Fast forward to today. It's closing day. Everything is all set and done right? We get a random text from her saying to leave keys, garage remote etc, and manual for the camera system? Keys and such make sense right. But my parents don't have a camera system. My dad has a little stick on webcam type rechargeable camera that he put on the roof to watch over who went in the house while they were selling it. I comment about how this wasn't communicated with my dad. She has my dad's number. She supposedly speaks Spanish as well. But she never discussed any of this with my dad. My dad is the main person on the home. Why does she keep only speaking to my mom again? She has the nerve to say "If it's just a $30 camera, then it shouldn't be a big deal on your end, right?" Look who now has the balls to speak to us like that. After the deal is closed and she has her paycheck secured? Idk man it's such a night and day difference between Kimberly and this lady. Kimberly is always nice and sweet and everything and ver personable. Erika always felt like she just wanted to make a quick sale and she saw weakness in my mom and tried to take advantage of the situation. Now she's talking to us like this? I have screenshots posted on her Google review. Local DFW sellers and buyers. You've been warned. /rant.
