The beach access was completely dilapidated--getting to the sand required trekking through murky, insect-filled puddles and pushing through weeds as high as six feet. It felt unsafe and unsanitary, so we ended up driving to a public access point instead, despite paying for on-site beach access. Inside, the condo's condition was just as troubling. The walls and cabinets were stained, closet doors were broken, and the floor was filthy--there was sand and grit under the living room rug, which caused one of us to slip and fall. We spent our first hours vacuuming, mopping, and sweeping just to make the place livable. For the price and reputation, basic cleanliness and maintenance should be a given. If the on-site beach access is unusable, that should be clearly disclosed ahead of time, and housekeeping/maintenance standards need serious attention. Until the beach access is restored and units are properly cleaned and repaired, we cannot recommend Hodnett Cooper Vacation Rentals on St. Simons Island.

My family and I have rented dozens of properties on St Simons Island over the years in various price ranges. The property we rented from Hodnett Cooper is without a doubt the most disappointing of all. We walked in the unit to find dog accessories scattered through out the unit. We are dog people, and do not mind pets at all, but dog toys, feed and water bowls, and dog beds were everywhere. One of the bedrooms closets was stacked with well used dog beds to the point the closet could not be used. Another bedroom's closet floor was littered with the owners' items as was the bath closet. None of the closet space was usable space for us because of the owners' personal items. There were five adults in the three-bedroom unit with five bath towels and five wash cloths. The downstairs ceiling fan clanked so loudly when it was on that it was nearly impossible to sleep. All of the mattresses were worn out. The upstairs rooms were so warm that sleeping was difficult as well. After the second day we returned from dinner to find the air conditioning had stopped working. I reported to afterhours maintenance and was assured someone would be out the next day. Near lunch time after a couple calls to the office a technician arrived and told us not only was the unit not working properly downstairs but there was no air flow to the upstairs rooms at all. I realize mechanical issues can occurred at any time, but once we were told by the repairman there was not air flow upstairs, we knew this was not a new issue. I sent photos of the condition of the unit to the office, but it was never acknowledged, and when I ask an agent she told me she had not had an opportunity to look at the photos. After several conversations we did get moved to another unit but it wasted a day of our vacation. The agent just kept saying how nice the unit we were complaining about and they had never have received a complaint. We ask and were given an additional day at the new unit, but when I ask about compensation for less expensive unit I was told it was the same price. I had already checked pricing, and the unit we were moved into was on average over $40.00 per night less. And although it was through no one's specific fault a siding crew worked all through the day repairing siding on the adjacent unit so we got to hear the pounding of hammers and saws all day. The workers then used the deck on the unit we had paid for to store tools, and take their breaks and lunch. We love St Simons Island and will continue to visit several times a year as we have in the past but never will we consider Hodnett Cooper to lease a unit.

    Nice house, Ruined Vacation! We recently stayed at a Lilmar…read morevacation rental that my brother in law booked for a family vacation to celebrate my older sisters 40th birthday. We had a different house booked originally and lilmar reached out a little less than a month prior to our stay that we wouldn't be able to stay in the home that we booked and would need to switch properties. While annoying not the biggest issue. During our stay at the new property a 300 lb branch fell onto mine and my younger sisters finances car while we were parked fully on the property. Our 2 month old 2025 telluride is suffering $11,000 in damages and the other car was completely totaled. In all of this lilmar properties did nothing to compensate that we lost a whole day of vacation due to this incident, dealing with insurance, and how we were getting home safely in freshly damaged cars. Not only that we have been chasing them through emails and phone calls to find out nothing is covered and we are just screwed. The tree has clear rot and mold as does the town. Just a warning to people wanting to visit St. Simmons and book through Lilmar Properties.

We had an issue with the coffee maker and notified the property manager and it was replaced that day - talk about customer service! They were very responsive to messages. I mistakenly left several items at the house. Lilmar properties went above and beyond to help resolve this matter. The owners, staff, and their properties are top notch! Highly recommend!

    We rented a house Parker Kaufman manages in February 2026. We found several issues with the house…read moreand when we complained the staff was Bery rude and unprofessional. The house was in need of many repairs and updates . The patio door doesn't lock, we found dirty dishes in the cabinets, exhaust fans in both bathrooms didn't work , the toilet had a note to jiggle the handle when it started running instead of fixing it, blinds were missing slats, we were given one towel per person for weeks stay , most importantly a family member fell in the shower because we were left a note to squeegee the shower walls and door after each use and my handicap family member fell. Not one person from Parker Kaufman ask how she was or is and because I ask for a partial refund for our troubles I was called a bully and extortionist. BEWARE !!!!

Our tub had no drain plug for baths, the tub nozzles had to turn 15 times to get hot water, the sink handle was 30+yo cracked yellowing plastic. The oven was over 30 years old & no working temp control; better off cooking over a lightbulb! Ruined every meal attempted. Kitchen in general was a joke, with 9sqft of counter, cabinet & mini-sink space. We walked the campground with envy for those lodging there! To top it off, the condo maintenance said the unit had no repeater & without it, it was impossible to receive the WiFi from the complex. Therefore Parker-Kaufman's advertised WiFi was not possibly available in our unit. We emailed asking for compensation to go buy & install a repeater to leave in the unit after our stay so this could be corrected for future renters. No reply. Needing to get online for work, we followed up by calling, expecting an apology for the mistake. Instead, we were surprised at the anger & defensive nastiness with which Stacy (Stacey?) spoke to me & my husband, due to an issue for which we provided a solution. Stacy confirmed she had read our emails clarifying the issues, yet instead of doing anything to resolve our issues, she came at us with a raised, angry voice, claiming "In the terms of our contract, we can't guarantee internet service". It was not only ignorant of the facts we verified with condo maintenance, but her angry tone, & yelling were outright abusive, and completely inappropriate for a business transaction. Stacy made clear that Parker-Kaufman did not care about the quality of our stay, nor do they resolve any issue. We tried to reiterate the facts to educate Stacy that without a repeater in our unit, it is impossible for the signal to get into the unit. Having no repeater will prevent WiFi service in the unit. This is not a matter of a signal down, this is a FACT that no signal can physically get into the unit without a repeater device. The unit was stripped of a repeater. Therefore, without a repeater, the condo CANNOT receive any WiFi internet. Stacy refused to listen to these facts, & decided to yell the same inapplicable nonsense about her terms at us over & over. She claimed that Parker-Kaufman is not responsible for the internet provider not working, but it was beside the point. Parker-Kaufman advertises WiFi, but then strips the unit of it's ability to receive any WiFi; as condo maintenance said, every unit there had a repeater in order to receive WiFi, except that one. I told Stacy it seemed like she got on the phone prepared to fight instead of ready to help us. When I asked Stacy to calm down and stop speaking to us so rudely, Stacy got even ruder! I asked why Stacy wasn't listening to our actual facts, & literally talking over me, but Stacy just kept talking over me. When I asked why Stacy was being so nasty & mean, Stacy just kept being nasty & mean. It really made no sense the attitude Stacy gave us, with zero effort at resolving anything. It seemed like this is something Stacy does on a regular basis, perhaps because being a disgusting belligerent bully gets her her way? I'm sorry Stacy is inept at handling customer relations, but these issues helped destroy our stay, & prevented us from doing our jobs. Stacy pointed out that in her opinion we should be off enjoying the beach. It should go without saying that what we do during our rental stay is none of Stacy's business & should never be a part of a professional conversation. Thank you for Stacy's personal opinion, delivered as a rude & judgy lecture, but we booked three weeks, & our jobs do not allow us to be completely disconnected & away from them that long. Period. When we also brought up the cleaning issue we emailed about, again, we got zero apology & zero help from Stacy. Instead, in the most dramatic exasperated loud tone, she said "Oh, now there's another issue!" We have never been spoken to this way by ANY rental company, nor any business we interact with, & in our 4 years (19 prior weeks) renting from Jekyll Realty we have never had anyone raise their voice, let alone speak to us with abusive rudeness. Jay Kaufman replied after we informed them we would need resolution via the Attorney General, & he begrudgingly offered to comp us for installing a repeater. He never made any apology. He ignored everything about the uncleanliness & tried to claim he was not informed despite multiple emails & our phone call with his brute GA bulldog, Stacy. He then held onto our refund for FIVE WEEKS before sending it. What unnecessarily antagonistic & unprofessional behavior. If you want property misrepresentation (at your expense), lies, filthy rentals, rudeness, trashy people you are forced to deal with, and malicious compliance, help yourself to Parker-Kaufman.
