The beach access was completely dilapidated--getting to the sand required trekking through murky, insect-filled puddles and pushing through weeds as high as six feet. It felt unsafe and unsanitary, so we ended up driving to a public access point instead, despite paying for on-site beach access. Inside, the condo's condition was just as troubling. The walls and cabinets were stained, closet doors were broken, and the floor was filthy--there was sand and grit under the living room rug, which caused one of us to slip and fall. We spent our first hours vacuuming, mopping, and sweeping just to make the place livable. For the price and reputation, basic cleanliness and maintenance should be a given. If the on-site beach access is unusable, that should be clearly disclosed ahead of time, and housekeeping/maintenance standards need serious attention. Until the beach access is restored and units are properly cleaned and repaired, we cannot recommend Hodnett Cooper Vacation Rentals on St. Simons Island.

My family and I have rented dozens of properties on St Simons Island over the years in various price ranges. The property we rented from Hodnett Cooper is without a doubt the most disappointing of all. We walked in the unit to find dog accessories scattered through out the unit. We are dog people, and do not mind pets at all, but dog toys, feed and water bowls, and dog beds were everywhere. One of the bedrooms closets was stacked with well used dog beds to the point the closet could not be used. Another bedroom's closet floor was littered with the owners' items as was the bath closet. None of the closet space was usable space for us because of the owners' personal items. There were five adults in the three-bedroom unit with five bath towels and five wash cloths. The downstairs ceiling fan clanked so loudly when it was on that it was nearly impossible to sleep. All of the mattresses were worn out. The upstairs rooms were so warm that sleeping was difficult as well. After the second day we returned from dinner to find the air conditioning had stopped working. I reported to afterhours maintenance and was assured someone would be out the next day. Near lunch time after a couple calls to the office a technician arrived and told us not only was the unit not working properly downstairs but there was no air flow to the upstairs rooms at all. I realize mechanical issues can occurred at any time, but once we were told by the repairman there was not air flow upstairs, we knew this was not a new issue. I sent photos of the condition of the unit to the office, but it was never acknowledged, and when I ask an agent she told me she had not had an opportunity to look at the photos. After several conversations we did get moved to another unit but it wasted a day of our vacation. The agent just kept saying how nice the unit we were complaining about and they had never have received a complaint. We ask and were given an additional day at the new unit, but when I ask about compensation for less expensive unit I was told it was the same price. I had already checked pricing, and the unit we were moved into was on average over $40.00 per night less. And although it was through no one's specific fault a siding crew worked all through the day repairing siding on the adjacent unit so we got to hear the pounding of hammers and saws all day. The workers then used the deck on the unit we had paid for to store tools, and take their breaks and lunch. We love St Simons Island and will continue to visit several times a year as we have in the past but never will we consider Hodnett Cooper to lease a unit.

While we had…read morea great time at the beach cottage we rented on St. Simon's Island in August 2020, we ultimately had so many issues with the management that we do not recommend this beach rental company to others especially when there are many others to choose from. When I booked the property online, I got an email receipt that said I was being charged $500 for travel insurance. I emailed the management immediately and 3 days later, the owner responded and said that was a mistake and "did not know why" I received that. That response did not instill in me any confidence in this management. They also did not send an updated receipt. Then I asked what the address of the beach cottage was and was told that the management would let me know "a few weeks" before our arrival. One week prior to leaving, we still did not know the address of the rental property. I emailed again and this time and was told, they would inform us "a few days prior to arrival." Finally, it was the day before we were leaving and we still did not know the address of the rental property! Again, we were told that someone from the office would let us know the day of arrival. This is just so strange! I've rented through Airbnb, Home Away, VRBO and we never ran into this where the management refused to let someone who's paid for and booked a property know what the address of the property is until the DAY OF arrival. Mind, we live over 5 hours drive away so it's not like we would have driven there early. The first day we checked into the property and the location was fantastic and conveniently located. The beach cottage itself was clean and just like the photos. We followed the directions given by the management to try to connect to the WIFI and repeatedly received an error message saying the password was incorrect. Immediately called the office and the lady on the phone said she didn't know why that was happening and said she would contact the owner, Benjamin, and inform him. During the entire 6 day stay, we never got an email, phone call, or visit from the owner regarding our lack of access to WIFI. Eventually, I was able to guess the correct wifi password and get online (Verizon has little to no cellular service on St. Simon's Island so we needed wifi). Later that week, I emailed the office to inform them of the CORRECT wifi password and got an email response that did not apologize for our inconvenience. After our stay, we left the property in excellent condition and went home. The day we departed the rental property, I emailed the company to ask when I would receive my $500 damage deposit. No reply. Then I called the office the following week and the lady on the phone said it would take "a few weeks" for the refund to go through. I waited 2 weeks. Still no refund. On the 3rd week of waiting, I called again and spoke to the same lady. She said it could take up to "3 weeks" to receive my refund. 4th week arrives and I STILL do not have my $500 refund!! I sent a very exasperated email to the manager asking why I still have not received my refund. Finally, I received a response from the owner/manager saying that "this is the first I've heard of this" and that gave me an electronic receipt informing me that the company was issuing me a refund on Sept 8. I checked out of the property on August 16th and had waited 4 weeks for nothing. Over 30 days later after checking out of the property, I have finally had my $500 damage deposit refunded. This has been an extremely stressful process trying to get my deposit returned. I've used many other vacation rental properties and everywhere else, I have gotten my deposit returned AUTOMATICALLY and within 5 business days after checking out. I firmly believe if I had not repeatedly and tenaciously chased down my deposit, the company would have conveniently forgotten about it and never given it to me. The GA Beach Rentals management communicates poorly and seems very disorganized. I absolutely do not recommend this rental property to others. In the future, I will stick to Airbnb or VRBO.
