Five stars are not enough!…read more We had a remarkable experience with Jennifer Yoingco and her team helping us find and purchase our new home. As our buyer's agent, we truly felt like Jennifer had our interests as her top priority. We had been referred to another agent by our local realtor in CO, but after many (!) unreturned phone calls, we gave up and started searching for realtor reviews on our own. We found Jennifer based on her many excellent 5-star reviews. We got lucky; you don't have to... With her astute understanding of the area and market, Jennifer found us the right home at the right price (it took us several tries, but she was patient and understanding through the process!). We never felt pressured or rushed. When it came time to make an offer, Jennifer came armed with the facts! She researched the subject property and the local comps and helped us shrewdly navigate the offer process. We told her we were glad she was on our side and that we hoped we'd never have to negotiate against her! After our offer was accepted, Jennifer helped coordinate the various inspectors and attended both the inspection and the final walk through. She and her team offered valuable insights during the inspection process. She helped coordinate all the moving parts during the closing process and kept us on our tight schedule. Throughout the entire process, Jennifer and her team were extremely responsive, communicative, and happy to answer any of our questions. We enthusiastically recommend Jennifer Yoingco and her team to anyone looking for a trustworthy and talented real estate professional in the Houston area!

This is one of those "I should have and wished I'd gotten to this sooner" moments. It's more than…read moreembarrassing that it is almost a year and a half that we have been in our new house and that I have finally gotten around to formally express our deep appreciation and sincere thanks to Diane Kink and her team at Kink Realty. In having lived in other states and this being our fifth home purchase, we have had the full spectrum of experiences related to realtors and realty companies. We were given Diane's contact information by a friend and that in her knowing both Diane and my wife and me, was told that Diane and her team were going to be a good fit with us. That insight was spot on! We were house hunting in January 2021, at the height of the seller's market; truly a challenging time to be representing a buyer. If it wasn't for Diane and her team staying on top on all listings, keeping us "heads up" on properties to see, and quietly nudging us into the needs of the rapid decision-making processes in that market, I can only image how stressful and frustrating this could have actually been. Add to that market the "great freeze" and the resulting damage to the property that occurred after our offer was accepted and prior to closing was an added stress. Diane's knowledge and insights into the ever-changing dynamics this added to the closing process provided us the security we needed to know we were doing the right thing. We knew she always had our best interests at heart and was working to get us to a closing that would meet our personal long term needs and goals. Despite the craziness of that market and her need to work long hours, we never felt her stress and always felt as if we were her only client. She and her team were always available to answer our questions and keep us focused on our goals. Thanks, Diane, for being you; for your kind and caring personality, for your knowledge and expertise, and for your truly exemplary service.

We recently purchased a home using the Kink Team. They convinced us we needed to go over market to…read moreget our house, which we did. They recommended an inspector who we used based on their referral. The inspector indicated in their report that everything in the house was working properly. Well - it turns out $20K later this is not the case. My agent did the final walkthrough and did not notice that all the cabinets were dinged, dented and damaged. Both our water heaters, 1 AC unit had to be replaced due to a faulty inspection report. We had to have 10K bees removed and the roof repaired. We spent the last 4 hours of our move calling 15 different bee removal services and have spent the first week in our home with a constant stream of workers to fix all the major deficiencies. This was all avoidable and should have been caught by our agent and our inspector (that was referred to us by our agent). Buying a home is stressful enough - this has been absolute hell. Please note we used Stull Inspections - watch out for them. They will tell you everything is fine, collect their fee and then just tell you everyone is trying to scam you when you confront them on deficiencies. Water heaters are dangerous and can explode - this is a safety issue not to be taken lightly and both Kink and Stull have not taken our family's safety seriously. On a positive note Holly did help mediate some repairs with our seller who was as nice a human being as I have ever met. He helped us and his generosity was an absolute gift. The worst part is he indicated we could have worked all this out before closing had the inspector and Kink team pushed to make sure we were not going to be surprised. We were definitely had some surprises - $20K of them! Recommendation: Stay away form both Stull and Kink - if you have nothing wrong with your house you might be ok, but if you do have something wrong - they won't catch it.

My BIGGEST problem was for being a smoke free facility *I COULDNT WALK OUTSIDE MY APARTMENT WITHOUT GETTING A CONTACT HIGH All hours of the day *NEIGHBORS THROWING TRASH AWAY FROM BALCONY'S -- Literally raining trash-- *MULTIPLE TIMES I CAME HOME AND HAD CIGARETTE ASHES PURPOSELY FALL ON MY HEAD WHILE THE POT HEAD NEIGHBOR WAVED AT ME SMILING * LETS NOT FORGET THE BEAUTIFUL GRASSY PATIOS THEY UPSALE THAT **** ***YOU CANNOT USE*** YUP you heard it right. They finally fixed it the day that i moved out. I was constantly harassed. Zero stars if I could. This is, without a doubt, the worst apartment complex I have ever lived in…read more My experience at Virtuo Spring has been one disappointment after another. I paid over $2,300 a month for a one-bedroom apartment, expecting a luxury living experience. Instead, I dealt with poor management, unresolved maintenance issues, excessive fees, and what I believe was dishonest treatment. One of the most upsetting incidents involved my Ring door camera. During a maintenance visit, my camera disappeared from my door. I have video footage documenting the camera before it went missing. When I asked management about it, I was told that maintenance said they had thrown it away. I could not understand why anyone would dispose of property that did not belong to them. When I requested the maintenance employee's first and last name, I was repeatedly given the runaround. It wasn't until I said I would be filing a police report that they became willing to provide the information. The pest problem is terrible. Residents are charged extra for pest control, yet I continued to deal with bugs and spiders throughout my time there. Paying additional fees for an exterminator that does not resolve the problem is unacceptable. Don't expect maintenance requests to be handled promptly. Many issues were left unresolved until after I moved out. The so-called "luxury" amenities are frequently out of service, including the electronic keypad locks on apartment doors. On one occasion, when the keypad failed and I needed help getting into my apartment, I was told that being locked out of my own home was not considered an emergency and that I would have to wait until business hours. Move-out was another nightmare. Be prepared to receive an invoice for what feels like half of your monthly rent in additional charges. Even if you pay for professional cleaning, you may still receive a significant cleaning fee. I was also charged a "smoking" fee despite never smoking in the apartment apparently, simply using candles can result in that charge. Keep in kind during my lease we all received a letter saying that someone was smoking in the building and car and that if it continued EVERYONES rent would go up. To make matters worse, I paid my final month's rent through the resident portal before moving out, yet that same rent payment appeared again on my move-out invoice. When I called to have the error corrected, I was given the runaround and had difficulty speaking directly with the property manager. Communication throughout my lease was consistently poor. There was rarely anyone available in the office when residents had concerns, and it often took days to receive a response. I also felt misled during the leasing process by an employee who later left the company. After I moved in, I was told there was nothing management could do about the situation and that I could not get out of my lease. For the amount of money I paid, I expected professionalism, honesty, and basic customer service. Instead, I experienced poor communication, excessive fees, unresolved maintenance problems, unreliable amenities, and an overall lack of accountability. I would strongly encourage anyone considering Virtuo Spring to thoroughly research recent reviews before signing a lease. Based on my experience, I would never recommend living here.
