About 15 years ago, I had a flagstone patio and walkway installed in my backyard by a different firm. Since then, it has been a regular maintenance problem, requiring service about once every two years. Perhaps the AB3 foundation installed below the flagstones might not have been adequate. The grout between the stones sometimes cracks, needing repair. The stones tend to settle producing an uneven surface. Layers and pieces of the stones break off. About every other year, I've hired someone to service the patio. They often install new grout into the cracks in the old grout to repair the cracked grout and reseal the patio to protect from winter damage. Sometimes they pressure wash the patio before sealing. That looks really good, but the pressure washing tends to do more damage to the stones. Different firms have dealt with these repairs in different ways, but the extent of the problems needing repair have gotten progressively worse. When James came to my house to inspect the problem, he explained what really needed to be done and sent me a detailed proposal and price by email. The price was reasonable relative to the amount of work that needed to be done. His crew of professionals did the work with great care and expertise. They did not just repair cracked grout. Wherever there was cracked grout, they completely removed the grout and replaced it with new grout. They replaced four of the damaged flagstones with new ones. In areas where the stones had settled, producing a tilted surface, they removed the stones, installed new AB3 foundation to level the surface, and reinstalled the stones. After completing the repairs, they sealed the patio with a professional grade penetrating sealer. The patio now looks like new. Unlike some contractors, who insist on a deposit in advance, James did not request payment until the job was done. He did somewhat more work than was in his original bid, but at no increase in price. I must say it was a pleasure having James and his crew working on my property. They are hard working professions whose work I respect. In addition, it is easy to talk with them. I wish I had known about them years ago. They get the job done right.
