We told him some homes we were interested in and he brought other great candidates -- he took us through all of them, but we just could not find something in our budget. My wife and I thought we would have to wait a few months until something else came in the market, but maybe a week or two went by and Steven found a new build that was almost completed -- it was not even listed on any of the big websites (Zillow, etc.). He negotiated our home at our budget and even got the closing costs to be COMPLETELY covered -- we were actually paid a large sum of money at closing when we got the home with NO money out of pocket. This man was on top of everything -- he was an amazing asset to this process. My wife and I felt confident and well informed. In the midst of the home buying process, my wife had our first baby and Steven sent us a card and gift card for our baby -- he didn't need to do that, but he is is a good man. Let's start by saying she's definitely not as young as the photos. To include her yelp photo. Those…read morephotos are at least 10+ years old with filters and yet she still uses them for her advertisements. I also never met her or even spoke to her until she showed up at my house. My first call was with her brother and he said she would be meeting him there, but he never showed. Look out for the bait and switch, which already put a bad taste in my mouth for how this was gonna go. My home is definitely not a higher end home, but it is a good starter home with everything updated for a young family. Karen came in already downplaying the value of the house with a very low number of what it would sell for. Ironically, I got that same number from opendoor, which is an investment firm that buys the houses for about 80 to 85% of their true value. Clearly she had already looked at my house as just an investment property. The entire time all she did was say I've done this and I've done that, but she never made it feel like we would be working together to sell my house for the most money possible. She only brought three comps which were as far away as 4 miles. Simply put she's a dinosaur in this industry and unless you have a home valued at 500,000 or more she doesn't seem interested. She left a lot of old flyers and not a single one. had an older home with updates on it so I highly doubt my house would've even made her flyers. Yes she did say the company spends hundreds of thousands of dollars to make sure they're listed first and do the social media work, but is that truly selling my house on all of those platforms or is it just selling the company and the higher end homes? I went with a younger more social media connected realtor who came in with a number $55,000 higher than what Karen said my house would sell for which was backed up by eight comps within a mile of my house. I think that just goes to show that Karen wanted to flip my house for an investor. Will it sell for that higher number, maybe not but if you don't try you'll never know. Karen was willing to leave money on the table to move me along and help her investors!

The videos in his website were extremely helpful to give us an idea of what was available in our price range. When we came to town, Mark had set up a day with us, really zeroing in on the builders and communities that best met our needs. Although he took us around for a few days, patiently showing us dozens of homes, his intuition in what we wanted was so spot on, that our first and second choices where the very first places he took us to! We were back home in NY when we made the offer in our new home in Watermark. Mark took the time to make and send us videos of our actual home. He also helped us in negotiating, and saved us tens of thousands of dollars. Mark kept in touch with us, even coming to personally welcome us on our moving day. Mark knows the Central Florida real estate market very well, and is very well connected in town, able to give insight and referrals which was very helpful to us new residents. Highly recommended!

We gave her 2 listings in 3 months for $1million in sales... both closed without issue. I found our new home online with no help from her. She didn't even come to show us the house, she gave us the code to get in... probably unethical? She did basically nothing except rely on her team, both were "as is sales". Our new home came with terrible "passed" inspections where we were left with a 30 year old AC that immediately broke. Thank goodness the sellers agent bought us a home warranty..... Our other home in Jacksonville sold in a day, and not by her doing. She videoed herself pressure washing and proclaimed that she goes above and beyond for her clients. She intentionally cut another agent out of the deal who she had asked to show us around because she was either busy or sick. Donna gave us dish towels, hand soap, a dollar tree-ish welcome home plaque and a ring camera, (that we didn't want or need.) I'm sure it was purchased with either the Lowes or Home Depot card we were supposed to get. I suggested Donna consider giving us a grill as a closing gift for the 2nd sale, as that is what we wanted and needed. And she flat out lied. 2 months later and it isn't here. Apparently, she ordered the wrong thing, then it was sent to her "by accident." She went on to say her husband would be upset if he knew, he was not upset with the thousands of dollars she made in commissions. Donna basically did nothing for myself and my fiancé who is a 25 year retired Senior Chief in the US Navy, except cause us grief and disappointment.
