Timely communication and follow up has always been Ryan's strength. Ryan comes to the table ready to identify the issues and is prepared with good solutions. Now that we live out of State, we know we are in good hands with Ryan. Things that really stood out to me was his business practices. Royal Gate has excellent protocol starting with the screening process through to the Move In process. The thorough documentation and pictures taken at move in/move out is fantastic! This benefits both Landlord and Tenant. Honestly, Ryan is such a personable guy, he treats people with respect. Our tenants are happy. Did I mention Ryan has a construction background? He was able to give us valuable suggestions on repairs/renovations and ongoing maintenance. Ryan is also a licensed real estate agent. We used him on our latest sale and he handled it like a pro! I can go on and on but it really comes down to trying him out. We've been burned by Property Management companies before, I'm so glad we got off the last pirate ship and lived to tell about it LOL. It is a total 180 with Ryan! He gets the job done!

Maintenance is very quick to respond to requests (usually within the same day), and they fix things right the first time. And Melissa in the office is fantastic! Seriously, that lady deserves a medal for fielding what I'm sure is a ton of phone calls and emails, and still being super friendly and accommodating. They also have an online portal where you can pay rent (without surcharges!) and submit maintenance requests, which is great. My apartment is in an older building, but is clean, comfortable, and well-maintained. It's in a great neighborhood (Volker), and just a few blocks from lots of restaurants, bars, and coffee shops. And the best part -- it's not costing me an arm and a leg to live here! Anyone who's renting in KC has experienced prices sky-rocketing in recent years. After being priced out of my last apartment, I was worried I couldn't afford to live in Midtown anymore. But luckily, I discovered Ellis, who seem to actually care about their residents, instead of trying to nickel and dime them to death. I would recommend them to anyone!

I have been extremely disappointed with my experience with Ellis Real Estate, particularly with how…read morean ongoing HVAC issue in my apartment has been handled. I moved into my apartment in May and immediately noticed that the back bedroom was significantly warmer than the rest of the apartment and had little to no airflow from the central AC. Since then, I have submitted five maintenance requests and had multiple visits from maintenance and an HVAC contractor. The bedroom vent was eventually confirmed to be disconnected from the ductwork and was finally repaired in August, but the larger HVAC problem remains unresolved. Even after the vent was repaired, my AC has run continuously for more than 24 hours at times and has been unable to maintain 72 degrees in the apartment. During hot weather, the temperature has reached approximately 77-78 degrees inside, despite the system running constantly. My projected electric bill has also approached $300 for a roughly 1,200-square-foot, two-bedroom apartment. What has been most frustrating is the lack of communication and follow-through. Multiple maintenance requests were marked as completed even though the underlying problem continued. I have repeatedly contacted management, and after being told I would receive an update and repair timeline, I had to follow up again when no response came. Even after finally repairing the bedroom vent, management responded as though the HVAC issue had been resolved, despite the fact that I have repeatedly explained that the central AC itself is still unable to adequately cool the apartment. I understand that HVAC repairs can take time, especially during hot weather. What I find unacceptable is having to repeatedly ask for updates and explain that the same problem is still occurring without receiving a clear plan to address it. I have tried to be patient and work with management throughout this process, but after months of dealing with this issue, I am extremely frustrated with how it has been handled.

They were able to come by and replace it only a few days after I made my work order and notified them of the issue. Recently I started to notice water coming in from my garage and soling my downstairs carpet. I put in my work order and waited for a response. When I noticed the issue had escalated a few days later I gave them a call and they sent someone out immediately to help me. Phil was super nice and called me when he got my work order to let me know he would arrive in 30 minutes. 32 minutes later he arrived and looked at my system. He was able to determine the issue was with the exterior unit being dirty and the drain line being clogged. He was able to clean my unit, drain the line, clean up the standing water, and dry out my carpet in the hour he was at my house. Thank you so much Phil for your prompt service, positive attitude, and for letting me know what I can do in the future. They are a great company with great people working for them!

Voepel Property Management became the fourth property manager my husband and I fired - and for good…read morereason. We made the mistake of trusting them at our expense. We purchased an investment home through Bridge Turn Key (BTK) and Voepel, believing we were in good hands. The house passed inspection with no issues - a red flag we ignored. For the first six months, everything seemed fine, but we soon discovered BTK had installed the wrong HVAC system for the house's size. Voepel was initially responsive, helping coordinate repairs. But then, things took a turn. There was a plumbing issue that cost $3K. After owning the house for four years, the second-to-last group of tenants (a group of unrelated individuals in a 5-bedroom home) moved out, and Voepel returned their deposit immediately without inspection. Voepel then charged us a several thousand dollars for the tenant's damages and mess, including blinds chewed up by a tenant's pet parrot (despite a "no animals" lease clause), reinstalled light fixtures the tenants deinstalled, non-standard broken tile in the bathroom, etc. Next, Voepel placed one of their OWN employees as a tenant. She then submitted countless unnecessary repair requests, always just below the $300 homeowner approval limit. We were forced to scrutinize every monthly statement and decipher the improvements that had been requested. This whole relationship was a mess at our sole expense. Worst investment ever. Having managed many properties myself, I highly recommend you manage your own properties. We don't live in KC, hence why we trusted Voepel. There's a learning curve, but you'll do a better job than these so-called professionals.

I was also going through a sudden divorce to enter the single mom world with three children. LOTS of transitions in a short time. From the start, not only the owner but Mike has been super kind and accommodating. The house itself is darling so that works to their advantage but we have already had major repairs and appliance issues so I feel I can speak fairly and not in a picture perfect scenario that hasn't had experience yet. I've only lived here for nearing 6 months and in all the repairs, replacements and maintenance requests given and fulfilled, I am really grateful for them. Mike has headed up most of the work but his son has been here too and both of them are so kind and polite. I will likely renew and even if I leave this property, I will highly consider selecting my next home based on the available listings KC Rental Source manages to keep them as management.

KC Rental Source cuts corners, does shoddy work, and Mike Andrews is incredibly unprofessional. I have never had a more difficult rental experience in my life. Reese Nichols will not help at all when things get bad. We are amazing tenants - rent always on time, and the home was always professionally cleaned. The home was allowed to fall apart by KC Rental Source and no issues were ever properly addressed. Most concerning was a massive mold problem that they refused to address and a raised deck that was falling off the house with huge holes in it. The list of issues is long. Ultimately we got fed up and complained to the city and the rental license was revoked. I am writing this review in hopes that others may avoid the stress and difficulty we endured dealing with KC Rental Source and Reese Nichols. Rentor BEWARE!!!
