What impressed me the most was how they had never seen me in person before, but right away knew me by name when I stopped by their office one day and only identified myself as the Kirby Ave tenant. Another time, I had accidentally submitted payment online twice and reached out to Melanie (via email) on the weekend after hours for assistance. She personally called me ASAP to resolve the issue for me. CPM also promptly responded to all emails and maintenance requests. Their team truly goes above and beyond to take care of their tenants. When I found out the owner was going to be selling and decided to tender my move out notice, CPM made sure to make my transition as smooth as possible. They voluntarily informed me of how to avoid extra fees, and even replied to my emails after turning over the rental to a new agency. I would highly recommend CPM to any owner looking for a lease agency or any tenant looking for a property to rent! (:

I went to view one of their properties which was a duplex. However, I only viewed one side because…read morethat is the side I requested to view. After viewing the property my sister and I immediately applied because we loved the home. We were approved and we received the lease agreements. I noticed that our lease had a different address so I made management (Melanie) aware of this. At first Melanie said she did not notice the slip up. Then she came back to say we did not put the correct address on our applications and there were two different addresses on the application and the home we viewed was taken because someone had just got approved for it. So she went ahead and processed our applications for the other side of the duplex, without checking with us to confirm that is the side we wanted or even notifying us that the actual side we went to view was already taken. She told me we could receive our reservation fee back since it was their mishap. This was all said via text message. I confirmed for her to do that and cancel the application. Then I asked her about another property that was available through them. She first told me the property was taken then she came back to say it was available. She started quoting the prices for the home and I told her I would need to discuss with my sister first. I also told her we would need to view the home first. She gave me a link to apply to view the home. Then she reneged on her initial offer to give me refund and said if we did not choose a home within three days then our money would be fortified. However I still wasn't able to even view the home because they didn't send me a email. I informed her of this and she waited two days to reply to me to give me the code to enter the home. After viewing the home we did not think it was worth the money. So I asked Melanie about our refund she said she would give us in the beginning. She then said it was fortified because either we could get a refund or choose another home, which she never said to me. I never said I wanted to purchase the other property I only inquired about it and viewed it. After going back and forth with Melanie in emails and text I finally told her I would like to talk in person because there seem to be a lot of miscommunication. She never replied back to me. This whole experience with Chattanooga Property Management has been unprofessional and displayed bad communication. I informed Melanie that I just had a baby two months ago and I am currently paying for school so I do not have money to lose, especially now during this pandemic. She did not seem to care one bit. Either we could choose a home we did not like and pay even more money or we could just lose our money all together. I would not recommend this company to anyone !

Poor Communication and Unfulfilled Expectations…read more I was with PMI Chattanooga for two years, and my experience was very frustrating. My rental property is an important investment to me, and I expected it to be managed responsibly. Unfortunately, PMI often acted as if my investment wasn't a priority. When my property was first listed, I was told they would ask me before lowering rent if it wasn't attracting tenants. The first reduction was approved, but the second time they lowered it without consulting me, and the tenant moved in at a rate I never approved. I was told inspections could be done every six months, but after a staff change, only one inspection was ever completed. The promise of more frequent inspections was never met. I approved a repair for a shower valve leak and paid for the plumber's inspection, but the repair was never completed. Many of my messages went unanswered despite repeated follow-ups. When PMI switched to a new software system, my rent payment was delayed. I was told a paper check had been mailed, but I never received it. I finally got my ACH payment a month later. In the last few months before my contract ended, my owner deposit amounts decreased without explanation. I've since switched to another management company. I hope PMI Chattanooga takes this feedback constructively and improves their communication, transparency, and follow-through in the future.

We hired this company based on what I thought were very good reviews and a very sweet lady that helped us set everything up. Everything seemed to move along well at first but the first hiccup and all of the sudden no one is available to help us. We finally ended up speaking with Andrea Moffet. Ms. Moffett is the rudest most unprofessional person that I have ever had the displeasure of dealing with. Trust me when I say this is not the company that you want managing anything that you own. I deal with other property manager companies in other states and this is the absolute worst experience that we have ever had. If you are looking for a property management company, keep looking!

Rock Point Real Estate took over my property in March 2020. Prior to that, I had been in my…read moreapartment for five years and loved it. To say this company is incompetent is an understatement. This company does not treat it's tenants like people. Rent is paid through their "portal" and charges an extra service fee, effectively jacking up the price by nearly fifty dollars. Maintenance will enter your home with no notice, often without even telling you they've been there. They schedule lawn work, roof work and other loud disruptive services for early mornings and on weekends, and give no notice. They destroy porch furniture and plants without regard. On one occasion, a maintenance worker unplugged my cat's water fountain (for what reason I don't know) and left it off while I was at work, leaving my cats without water all day. Work requests sit completely ignored and unattended to. I have one sitting in my portal that has been there since Sept. 2020. The ONLY way to speak to a real person is to go through the emergency line, and even then you may get the run around. One night the valve behind my toilet burst, effectively flooding my entire upstairs. I called the emergency line multiple times, from multiple phones, only to get repeatedly hung up on by whoever answered. I had email correspondence with an employee regarding my lease which she then tried to deny ever happened until I forwarded her the exchange. For myself and every other person in my unit, dealing with this company and the landlords they service has been a nightmare. All of us are quiet, low-needs and on time rent payers. As of today, all but one of us is seeking a new place to live thanks to the incompetence on display as well as they ridiculously inflated rent prices implemented by the new buyers. I'll make this short as possible. So Friday of Labor Day weekend, I dropped off my deposit and…read moreadmin fee of 425 dollars. Was told the unit would be ready till the following Thursday or Friday. Had some family issues come up over the holiday weekend, and had to postpone moving. Tuesday after the holiday I let them know I wouldnt be able to take that unit. They asked me if I would be interested in another unit, I said possibly but I needed To figure out the family issues first. At first, they were willing to let me transfer my application and deposit on another unit. About a week goes by and I tell them I would be interested in moving in October. Tanya in the office let's me know she will find out what she can do at letting me get another unit and will get back with me. Well another week goes by and I hear nothing, so I write her back asking if she had heard anything new? She writes me to inform me NOW the property manager will not let me transfer the money I've paid down on a new unit and asks me if I'd be interested in applying for a new one and having to pay the fees all over again!! Lol!! No, Fort Town, you can keep my 425 dollars, sounds like I dodged a bullet on that one anyways. So long story short, don't give any deposit on anything until your ready to pick up the keys. Because should something come up and you have to postpone moving, they won't work with you. Speaking of bullets, a friend of mine came home from the pool one day a few weeks ago to find a bullet that had gone through her hallway and lodge into the bed room wall, luckily her and her kids weren't home. Anyone interested in learning more message me, I have all the emails between me and management over the deposit issue, plus pictures and the text about my friends security issue with the random bullet. Maybe I'm a little salty over it, but when you beat someone out of almost 500 bucks don't expect them not to post about your dirty laundry. Just my advice, I'd stay away.
