Let me clarify. The bee problem went on for four-five months from when we moved in. There were absolutely no pictures of the place we were moving into so that is false. U offered us another home on the first floor after we pleaded several times for a solution. The leaking roof is not resolved. They came in 30 min later to put a bucket under the leak and then followed up the next day to take pictures and haven't heard anything since. Me and my roommate work nights so we are home 90% out of the day working hours so to say we were hard to reach to get someone to help us is also false. Prior tenant of Jade Scottsdale. I've been out of the facility as of August 31st, 2025. I was told by Samantha Holmes- manager that I would receive my refund check within 16 days of approval. This was on September 11th. This was then followed up with "it'll take 7 days to process and then 16 days to receive it". This was in fact a big lie. She mentioned if I do not receive said check by October 10th to reach out and she'll handle it. She then passed me off to her assistant Cameron Larson as if my "problem" was none of her concern. Come to find out, "they sent it to the wrong house" when in fact they input some random home address that is not mine. We discussed matters further and settled on voiding the first check and writing a new one. Mind you- they will not direct deposit, they are refusing me to come into office to collect, and cannot provide me with any information regarding this ghost check. Also in accordance to RPM website- refunds should only take 12 days. Now a new check is "supposedly" issued October 16th. They send me a tracking number via USPS- to this date- today is 10/27 is still inactive. After calling USPS to confirm- they have let me know it is not a real tracking number and they have not received any product from Jade or RPM collectively. Cameron then tried to gaslight me into telling me "it probably won't update because of the government shutdown" when in fact USPS is self funded and not government funded so they would not be effected at all. More gaslighting via Jade Scottsdale management. I have asked for proof of this check and the company is unable to provide me with any. What kind of corporate business doesn't keep track of checks received or issued? This is a huge red flag and leads me to believe that I am being gaslit by management and RPM to convince me they're doing their best- when they haven't, more than likely even issued a check. As of 10/27 I have called RPM directly and left a voicemail for regional director Nicole Mei who will respond via email to Samantha but will not return my call. In short- unless you feel like being scammed and waiting 62 days to be gaslit by this company, do not rent from either business unless you're comfortable with taking legal action. In addition to being a tenant for 2 years- My dryer broke and it took 3 months of calling 3+ times a day to get it fixed. They then gaslit me that a worker came to fix it yet he never checked the heating unit and they had to get it replaced which took weeks. When they could have just checked it once and gotten the situation handled right away. They also send out strangers from companies to enter your unit with or without your approval because they don't have enough maintenance staff. Gaslighting just flows within this business. It's no wonder RMP is being looked into by the FTC. DO NOT RENT FROM THIS BUSINESS!!! read more

If I could give this apartment ZERO stars, I would. The office manager, Samantha, is rude, condescending, and completely unhelpful. It is beyond me how someone working in customer service can lack the most basic skill of being polite. When I signed my lease, I was promised several amenities--including no carpet. Yet when I moved in, there was carpet. The only people who showed me kindness and professionalism were Unique and Cam, who were helpful, compassionate, and understanding. They should be the ones running this office--not Samantha. When I brought up the carpet issue, Samantha dismissed me, saying, "If it's not in writing, we can't do anything about it," and sent me away. Not even an hour later, while re-reading my lease, I discovered they were trying to charge me $400 more than what I originally signed for. When I confronted her, Samantha told me: "It looks like I sent you the wrong lease. You need to sign this today, or you can just pay more money." Who talks to customers like that? Absolutely unacceptable and disgusting behavior. Strike two came with paying rent. I attempted to pay on the 30th--a full day before rent was due--but their clunky, dysfunctional app made it impossible to tell what was being charged. I called the office three times every day, left a voicemail, and begged for someone to confirm my payment. No one answered. Instead, I woke up to $155 in late fees--$75 and $80--added to my account. On top of that, maintenance requests take forever, and no one seems to know what's going on. This apartment complex is disorganized, unprofessional, and flat-out shady. They nickel-and-dime residents at every turn, with no accountability, no customer service, and no respect for tenants as actual people. Do not move here. You will never be able to speak to a manager here. Paid 2000 the day I signed the lease. They said the unit I was viewing is the unit I am moving into. It was renovated and nice. On move in day after giving them 2000 and signing the lease they brought me to a different unrenovated unit. Said I'd have to pay 1000 to switch units even though it was their lie. This felt unreal. Straight trolls. Then 2 weeks later I got a collection on my credit for another 2000. I am amazed at Jades strategy. Front desk and Kim (manager) will laugh at ur problem. Literally the worst property to ever in live in. My washer has been broken for over two months and I call or come in to the office and say it'll be fixed. I try calling no one answers or every time I come in after work during their open hours no one is there in the office. Don't live here it's cheap and there's a reason why. They've changed their maintenance crew 3x times and still nothing fixed. They don't care about the residents. Still sad that my lease is about to end and my washer still has water in it and won't spin or anything. What's worse is living with a mildew smell in my home and I can't do a thing about it. Worst property ever!!!! Also they cancelled my service request 3 times and no one came in even though I have PTE. So I did put in the service requests not just two days since September 8. read more

I am editing this review in both pleasure and pain... (5) months into my residency here at Jade of Scottsdale: Pleasure (kind of, but a solid replacement); *From my prior review, Hanna, the leasing agent that helped me and my now ex-fiance find our home here has unfortunately moved forward in her career, and she is definitely missed on so many wave-lengths. She actually cares for her clientele here, and went above and beyond to make sure my experience here thus far was nothing but exceptional. BUT, here comes JAZ! Not only a solid pillar of professionalism that I saw in Hanna, but also cares for the clientele here with a smile and upmost integrity. Always ask for Jaz moving forward. PAIN: *My initial move in... to a (1) bedroom... was met with an immediate flood from the appliances which were not properly maintained. Hanna (miss you dude), immediately found me a (2) bedroom, for a little more price, but within (2) hours of notification. The unit I am in, did not have a door to one of the bedrooms (update will come later), and the A/C unit started leaking after (2) weeks...buckets... slow drip.... every day/night...with no door to drown out the sound. It took another (2) weeks to get it fixed. Mind you, Hanna and Cole did everything they could to remedy it, but apparently maintenance managers are always ready to flee... which is understandable in this day's work ethic and discipline. (special shout out to Viviana, boss maintenance lady, fixing everything with a smile) ***FRESH CUT PAIN**** *Not only have I not missed a payment of rent, it was specified that I get my check cut on the 3rd of every month, and it has always been honored without a late fee or an embarrassing white note on the door notifying EVERYONE that your behind on rent (class up Jade, you only should know, and email is more than enough notice... because after all, you as corporate... could care less if anyone is on the street or not)... (again, thank you Hanna for being a woman for the people). I was NOW going to get charged a late fee that was specified by some aggressive email that the rental contract states that the rent is due on the 1st, and no exceptions will be given for extensions (LOL). HERE COMES.... SAMANTHA.... *I walked into my unit yesterday (4-1-2025) at 5:30pm to the entire place smelling like acetone/paint thinner. Which, my pet has been sitting in all afternoon. I quicky went to the leasing office, where Samantha was sitting at her desk. I kindly introduced myself, and stated that I had a couple of concerns that I wanted to address. First, the promise of payment that was honored before, and to kindly negate any late charges... in which, she reviewed my account and stated that I would be honored one exception but there were plenty on my account already that shouldn't even be there so I was pretty much F%&ked. Then, she "jokingly" tied her payment schedule into this conversation to remedy the absurd charge she couldn't get around (like I care lol). *Then, I started addressing the smell inside the unit, and requested for her to follow me to get a second opinion... then, like an animal handler... says "dont worry, ill get my assistant who is my bloodhound with smells... VIVIANA!!!". Here comes viviana, confused, then says to her "can you please accompany this man to his unit and figure out what the smell is.... thaaaaank youuuuu". Then, I said... "oh, since you are about contractual agreements, and you can't waive this late fee that has been honored before... is there somewhere I can report NOT HAVING A DOOR TO ONE OF MY BEDROOMS SINCE I MOVED IN?!". She looked at Viviana, and DIRECTED... "uhhh please get this man his door?!".... like, the lack of class just oozed lol. *We go inside the unit, and she divulged with a sincere apology and explanation that the adjoining unit was being renovated and repainted. She then stated that she would go open the windows at the other unit, and to please open my doors to hopefully air out the fumes. So, I went immediately went back to the leasing office, and the GEM of an experience Miss Samantha... and specified what was up. Then stated that if the smell doesn't subside, I refuse to sleep in paint thinning fumes, and would be forced to get a hotel... in which I was met with a "deal with it" facial expression... the girl had the AUDACITY to say "well, at least you can get high from the fumes" and had this liberal-arts cackle that followed.... Honestly, after a 13 hour day.... I wasn't laughing what so ever. Bottom line, Jade needs to realize what good business is from the bad... Hanna, Jaz, Cole, Viviana: GREAT Samantha: A kiosk would be a better alternative since they aren't able to be non-witty, and have the attempt to make a joke out of a serious situation that isn't funny or even remotely acceptable. Please don't move here unless you want unwanted guests! Roaches roaches everywhere!!!! They spray every Friday (only if requested) and it's honestly just so awful and bad. I can't stand it anymore. They charge you a pest fee every month but don't do much about the infestation that is happening around the apartment complex. read more

Today I received a debt collection notice. I was under the impression that everything was taken care of when I moved out. No communication was made about any remaining balance on my account. I tried calling and received no answer. Was not able to leave a voicemail. It has been 3 months since I moved out and I am just now finding out about this. Along with this and all the issues experienced while living there (frequent water turn off, ignored maintenance requests, broken mailboxes, closure of gym and pool) I would recommend living elsewhere :)" read more

Lived here for over 2 years. When it was Sky Ancala everything was run exceptionally well. As soon as the property was sold off and became Jade Scottsdale it became a nightmare. There were roach infestation all throughout my building. management never did anything to help. They would not lift a finger to make your life better. Management staff where constantly being changed out or fired. I do not put this lightly, this is not a good place to live. Between the shady business practices and poor management. This is a terrifying place to live. read more

They refuse to tend to required repairs and maintenance. My washing machine has not worked for over a month, I was without air conditioning for 3 weeks during the summer, and it took 3 weeks to get my garbage disposal repaired. The only thing they do promptly is send out rent statements read more

I highly advise against moving to this property. Who ever is running this show needs shut down and audited, I have a feeling investigations will soon be conducted. Besides the scandal of constantly changing ur rent and adding additional fees never mentioned in the contract. On top of that you pay extra $50 for the community use of appliances, you pay $50 for the community gym, which is way more than any commercial gym. They charge you handsomely for a default parking spot. These people are careless crooks, it took them 6 months to fulfill a single work order. On top of that you will have absolutely NO privacy. My unit has been randomly inspected 3 times in the last 7 months of living here. Now the have just sent out an email to everyone stating ONLY patio furniture approved by some delusional made up standard is acceptable. They will be going unit to unit and you personal belongings are subject to removal. Nothing but very specific furniture is allowed on the patio and they lose unit have very little to none storage. I could go on with reasons to avoid this circus, but I'm confident there are several better options in this area! read more

If I could leave 0 stars I definitely would. They do not try to help at all. My AC went out last summer while staying there it took over 3 months for them to come in and fix it/replace it. My girl was pregnant at the time of the outage, and they provided a single unit portable A/C that left my back door open and could have been broken into at any point in time. My APS bill shot through the roof and they said sorry we can't do anything about that. They snuck hidden fees into late charges. Even though my original lease had it placed as 75 and then 10 each day after. They started charging 400 and they are very very quick to send you to collections. They don't want to help or care to help anyone who comes through here. Shady place terrible business establishment, and they still want me to pay them even after leaving the premises. They said my security deposit should cover everything, and it didn't. They overcharge for everything and are very quick to ruin your credit. They don't care if you're happy they don't care if you sleeping with roaches. If I wanted to live in the hood, I would've. At least then it would've made sense on why the price was so cheap. You're supposed to be a luxury apartment in Scottsdale, but bring nothing but mediocrity. The walls are paper thin, and you can hear everything that goes on. Changed the key for the gym and didn't inform anyone or give out keys. Just all the way around it's bad business, if you plan on moving here don't it's not worth the price it's not worth the energy and you gain nothing by living here. Jade is a great affordable place by north mountain, great understanding staff will 2 pools!

This complex is in a good location as there is a grocery store near by, gas station and some restaurants. They have recently updated the gym & mailboxes and constantly upkeep the lawn and bushes. Their maintenance has improved as they show up faster than before and personally I have had no problems with noise. My only complaint is the constant water shut offs during random times. Not sure why this is always a thing. read more
