In the past I proactively used an inspection to prep my home for sale. It was of great benefit as I could prioritize repairs to get them handled in advance of putting my home on the market. No smoking guns if you take the initiative! Even the most well loved home can suffer from benign neglect. In my case a cracked chimney was a fire waiting to happen. From the onset Chris was professional and courteous. Responding promptly to emails and calls. He explained his process, what to expect and kindly worked with my availability. Post inspection Chris walked me through the property- highlighting serious issues that I would never had detected. One was a fire & safety hazard in the attic, 'live wires', just dangling in the air! Another were rotting Lanai posts, pristinely painted white, with the water damage invisible below several inches of gravel. Once his comprehensive report was filed (the following day) I was able to leverage the cost of repairs into my negotiations. In that regard he saved me money up front and if you think about it, in the future as well. Repairs deferred are generally inflationary and cost you more over time. An area that helps the buyer in determining the purchase is the home inspection. We contracted Pacific Inspection Group to help us with the home inspection and lead paint testing. Our decision to go with this company were three fold. The first was the positive reviews on Yelp. The second was their ability to do the certified home inspection and lead paint testing. And third, the quick response and service they provided. They were able to do the home inspection within the timelines. Tom (owner) was quick to answer our many questions. He was able to schedule our inspection within our timeline and assigned Scot who did the inspection of this home. The report was done electronically. It was thorough with descriptors, pictures, and standard grading. The report summarized marginal areas that would need addressing. Pacific Inspection used a systemic approach in their assessment. Scot called me after completing the inspection and went over some of the findings. He also shared the lead paint sampling and where he took them. We received an official home inspection report that evening. The lead paint sampling was sent out to a Pro-Lab site in Texas. That test took about two weeks. We are happy with the service that Tom and Scot at Pacific Inspection Group provided. We would highly recommend them to family and friends who are in need of a home inspection. I contacted another inspection company with high ratings, but they were only going to spend about 90 minutes on my inspection, but Steve took almost four hours. I am not saying time = quality in all cases, but I sure felt more at ease knowing someone was giving the inspection more attention. If I were you, I would ask each company how long they take to inspect the property and what is the detail provided in the report at the end. The cost was about the same as other inspectors, but he gave me a discount because the water couldn't be turned on and he wouldn't be able to test the plumbing as thoroughly. Steve also recommended different folks to provide estimates for any work that might be needed that would add to my costs. That helped with my purchase decision. I can't say enough about Steve's attention to detail and trying to provide me the information I needed to make a decision on this home, I would highly recommend Steve and Big Island Inspection Connection.
