An area that helps the buyer in determining the purchase is the home inspection. We contracted Pacific Inspection Group to help us with the home inspection and lead paint testing. Our decision to go with this company were three fold. The first was the positive reviews on Yelp. The second was their ability to do the certified home inspection and lead paint testing. And third, the quick response and service they provided. They were able to do the home inspection within the timelines. Tom (owner) was quick to answer our many questions. He was able to schedule our inspection within our timeline and assigned Scot who did the inspection of this home. The report was done electronically. It was thorough with descriptors, pictures, and standard grading. The report summarized marginal areas that would need addressing. Pacific Inspection used a systemic approach in their assessment. Scot called me after completing the inspection and went over some of the findings. He also shared the lead paint sampling and where he took them. We received an official home inspection report that evening. The lead paint sampling was sent out to a Pro-Lab site in Texas. That test took about two weeks. We are happy with the service that Tom and Scot at Pacific Inspection Group provided. We would highly recommend them to family and friends who are in need of a home inspection. We know they would provide a honest and thorough inspection of the home.

She was also quite impressed with his professionalism and his attitude and personality made her feel quite comfortable with the process and what we would be taking on. The one recommendation I would make that could improve our experience, in my humble opinion, would be having the summary of the report up front, instead of at the end, or a short sentence to the effect of, "Summary starts on page xx." Even though Ash warned us it may delay our closing we decided to save money and go with our lender's guidance. Mistake! We ended up getting contacted by our lender later admitting that whoops the water test actually needs to be done. Then when Ash came back, tested, there was some kind of accident on the shipping truck or plane and the water samples spilled. Through no fault of his own, he had to double back to retest. Ash stays in contact with the testing company and got it all done for us. The snafu did delay our closing by about 2 weeks. We're really grateful for Ash and finally closed on the home this week. Lesson- listen to whatever he recommends!! Lol

Steve took the time necessary to inspect the home. I contacted another inspection company with high ratings, but they were only going to spend about 90 minutes on my inspection, but Steve took almost four hours. I am not saying time = quality in all cases, but I sure felt more at ease knowing someone was giving the inspection more attention. If I were you, I would ask each company how long they take to inspect the property and what is the detail provided in the report at the end. The cost was about the same as other inspectors, but he gave me a discount because the water couldn't be turned on and he wouldn't be able to test the plumbing as thoroughly. Steve also recommended different folks to provide estimates for any work that might be needed that would add to my costs. That helped with my purchase decision. I can't say enough about Steve's attention to detail and trying to provide me the information I needed to make a decision on this home, I would highly recommend Steve and Big Island Inspection Connection. I would at least talk to him prior to going with anyone else and you will see what I am talking about. The difference in the information you will receive is considerable.

He trashed my place when he did his inspection! He put something on my counter that left a dark…read morering stain mark devaluing my place! He left rubbish on my spotless floors, walked in with his filthy shoes, even on my carpet! Closed all blinds and curtains and left my place in total darkness! Thankfully, I checked on my place after he was done and cleaned up after him before I had other showings that would have walked in to his mess! Unprofessional!!

He spent whatever time was needed to make sure he did a thorough job on a home we had intended to by. This was our first home buying experience so we relied on others to come to bat for us and Leon did. He not only provided an extensive report but spent quality time with us explaining everything and answering all of our questions. He made us feel fully prioritized. In the end, based on his report, we were given enough information to know that we needed to pass on this home.
