    Mold that was in the linen closet.

    We have lived in the same home for almost 5 years. In or around J7ne of 2024, O asked for someone to.come.out and look into the a/c. We used to own a home in this neighborhood before we became renters, so I was familiar with the HVAC systems. I told them there was a leak in the attic from the HVAC system. This started the 18 month struggle to get the HVAC system repaired and stop the mold growth. Basically, they thought I didn't know what I was talking about. They sent a man out who said I just needed to turn the A/C down. It was already set to 66 degrees in my house. Then my light bill went up to $650. I begged them to send someone else. I told them there HVAC system was struggling. The sent someone to check. He told me to replace the filters every 3 months. I assured him I was. I showed him the filters I was using. I showed him the brown stains on the ceiling that are classic signs of leaks, and still he ignored me. I had to make about 5 or 6 more requests before they sent out someone from a 3rd party to look at the roof. He told them the roof wasnt the issue, but showed them pictures of the duct work in the attic being burnt, having puddles of water in it and filled with holes. Once he told confirmed what I had been saying for months, they finally had someone come and replace all the duct work. They painted over the water stains with regular paint. Not killz or any mold killing paint. Just regular paint from Lowes. The stains got bigger. The mold grew. I sent more and more photos. The sent people to paint over and over again. Finally, a plumber said there might be a leak in the closet. They removed the ceiling from the closet and never replaced it. It took 9 months of asking before they sent someone to replace it. Leaks got worse. Mold got worse. Maintenance would come and lie about not being able to do the work. They thought I couldn't hear or understand what they were saying. I had to complain to the supervisor in Spanish to get them to do the work. Work complete. Mold not repaired. The paint is still regular paint. They replaced the ceiling in the Air handlers cabinet but never sealed it off. Mold kept growing and growing. Maintenance kept painting. 2 more 3rd party vendors and they finally decided they should seal off the ceiling repair and paint over the area with Killz. Then they decided to complete this task half way and try to leave. I had to MAKE the Maintenance workers fill in all the gaps and paint it all with Killz. This was completed in December 2025. Please see the photos attached. These photos are at different times during the 18 months.​

    1-Star Review Unlicensed vendors, harassment, and unsafe conditions -- this company has put my family through hell. My entire experience with Invitation Homes has been a nightmare that no family should ever have to live through. For months, I reported leaks, water intrusion, and visible mold inside the HVAC plenum. Instead of proper remediation, vendors blew the contamination around and then tried to charge me $924 for 'duct cleaning' -- while blaming ME for a "dirty filter." Meanwhile, the mold was staring me directly in the face- harming my family and I. (I am asthmatic and documented allergic to mold which I had repeatedly told multiple Invitation Homes employees. Do you think they cared?) After I sent evidence to board members, that charge magically vanished from my portal. No explanation. No accountability. Until in a later email, the VP of Operations stated it was a "courtesy." Thank you Justin, for that courtesy of making my family SICK! Even worse, Invitation Homes repeatedly sent vendors who were not licensed, not qualified, and in some cases lied to me about who they were. One vendor even gave me an address for their "business" that turned out to be 324 Beach Rd in Venice, FL -- a residential home. That is beyond unprofessional -- it's dangerous. Despite my written instructions NOT to enter my property without permission, unless licensing was shown, the REAL retaliation started as I began asserting my rights as you can see from the continuous threats/retaliation posted to me door. Vendors continued to show up unannounced, trespass, and set up ladders around my home. After the Regional Manager personally PROMISED, to coordinate with me- another vendor showed up three times the very next day- all documented on my Ring camera. This is not a misunderstanding -- this has been a months-long pattern of harassment, bullying, and coercion. The health impacts have been real. My 4-year-old developed repeated nosebleeds during this ordeal, and I am now facing surgery, and my asthma has been unmanageable -- something I never dealt with before the mold and air-quality problems began. Between the health issues, constant stress, and being intimidated in my own home, I've been pushed into therapy just to cope with the trauma this company caused us. Add to that the "smart home" fees for equipment that rarely worked, the call center runaround, untrained or dishonest vendors, and the total lack of oversight -- it's clear that Invitation Homes prioritizes profit over safety. I have extensive documentation: photos, videos, timestamps, medical visits, emails, and every single incident logged. I'm not going away until there is accountability. If you're considering renting from Invitation Homes: please read recent reviews, ask for PROOF OF LICENSING for every vendor (one man stood in my kitchen YouTubing how to fix my freezer- which I had to empty completely three times and was BROKEN during the hurricanes! 4 boys to feed and no running refrigerator) and DOCUMENT EVERYTHING. No family deserves to live in fear, fight for basic habitability, or wonder who is showing up at their home -- licensed or not. I am moving out this week with no place to go because I refuse to put my family through more harm and trauma. We'll see if I get my full deposit back like others here have mentioned... stay tuned!

    I rented a home from Invitation Homes and had one of the worst experiences ever. The house at 1112 Sophia Blvd developed serious mold problems in the HVAC system and walls. We sent certified notices, followed the law, and gave them every opportunity to fix it -- but nothing was properly remediated. We ended up moving out on November 1st, 2025 for our own health and safety. Even after moving out, their management still sent us a 3-Day Notice to Vacate -- even though their manager, Jasmine Green, had already confirmed in writing that we'd moved out! What's worse, the maintenance request about the mold (Service Order #B14725475) mysteriously disappeared from their maintenance portal after we left. I kept screenshots and records for my attorney. The fact that maintenance documentation tied to a health issue was removed is extremely concerning and looks like tampering with evidence. Tenants, if you rent from them, keep everything in writing and save all records. I would not recommend this company to anyone who values honesty, health, or accountability.

    My daughter rents a brand new home with them in SW Florida. Very poor customer service. The NEW refrigerator tripped the breaker during the night. She lost all her food in the freezer and refrigerator. When she called they said they couldn't send anyone out until TUESDAY! She has a toddler and her 87 year old father in law with extreme dementia living in the home. Both of them have medications that must be refrigerated.

    Is this a legitimate business? I have tried to contact my "local contact" several times by text, email and voicemail and not heard back. I have paid my hold fee and worry that it was a scam.

    It is a legitimate business. They are not very quick to respond that's all. Keep trying to reach out.

    Can anyone tell me if they have had any roof issues since Hurricane Irma?

    The house I was in had roof issues for 3 years before I moved out. They tarped the roof and painted/'got rid of mold' on the ceiling. They would not fix the actual issue for anything. To top it all off, they are trying to go after my security… Read more

    Are they check credit scores?

    Yes they do but if I were you I would NOT do any business with them, check out there reviews... They screwed my girlfriend and I out of our deposit and I knew better than to go with them, I was warned but didn't listen.

When the Navy told my husband we were moving to the Tampa Bay Area, I immediately started to research local area real-estate agents. Kris Kennedy got many favorable reviews across my most trusted websites and here on Yelp he's a total rockstar. After our initial conversation I knew he was the agent for us. We just closed on our Tampa Bay Home Area home today and having finished the process, I'm delighted to report Kris Kennedy lives up to every accolade he's received. Kris is a really nice guy (but let's face it ALL real estate agents are charming) Kris sets himself above the other agents starting with his professional demeanor and promptness. He is smart and shrewd a brilliantly, tenacious negotiator and an excellent communicator. He has league of professionals in his network that seemingly bend over backwards for him and thusly bend over backwards for his clients. Certainly if I had a question or a concern Kris had an answer, knew someone that did or found out and reported back quickly. He gave us excellent advice, asked important questions, custom built searches to suit our needs, and secured digital paperless portals to complete paperwork. Kris not only saved us time (his efficiency is miraculous), he saved us money A. LOT. OF. MONEY! 1. We were convinced we wanted a V.A. loan but upon Kris's suggestion we looked into it and discovered in this particular instance, using a conventional saved us about 11K. 2. After running some comps, speaking to the seller, investigating the history of the home we wanted etc. Kris was able to negotiate a savings of 24K from list price. FYI my husband and I would've paid asking price and Kris knew it. He worked his magic and saved us a total of 35K. This process was seamless in no small part thanks to the tireless workings of Kris Kennedy and his network of professionals.
