I didn't want to have to write a review but I cannot get in contact with anyone and I'm losing money because of issues in my rent property. I have never had such issues contacting a property manager! I have emailed several times and called Teresa Prices office but she never calls you back. My dad is the only person it seems like she will answer... also be sure to read your leases very closely because you're most likely responsible for maintenance in a RENT property. Which honestly you'll probably have better luck fixing issues in this companies properties on your own! I have asked for them to reseal my windows because hot air and flies are coming through them and they did that but using packing tape. I'm not joking. I cannot change my air filter on my own because of the way they made the duplex, and they tried to charge me 250 ! To replace a ac filter ! Even the ac guy said I wouldn't be able to change it alone. The people they call to fix things won't call to make an appointment Either! They just show up so if you work goodluck getting anything fixed. We also asked them to get weather stripping for the doors since they have huge cracks that also let in hot air and bugs. My bedroom has no installation between the garage and my floor making my room about 10 degrees hotter than the rest of the house. My electric bill alone is 400 because they have yet to fix anything. Also the people below me have had a hole in their ceiling from my dishwasher leaking since move in in May. I wouldn't rent from them again. Our house was left in immaculate condition on move out and they still charged us $505 out of our deposit. I forgot to replace the drip pans (which are considered wear and tear, so they shouldn't be able to charge tenants on move out) Drip pans $40 Touch up on woodwork $125 The woodwork is probably 10+ years old, so charging me for this is a joke. I lived there for 2 years and applied Old English twice a year. But I get it. You're con artists. Carpet Cleaning $140 That carpet wasn't cleaned upon move in. I have pictures. Replaced damaged door $200 Every single one of those doors were damaged when we moved in. Scratches, holes, and plastic painted patches upon move in. I'm not sure which door they're saying we damaged either. I haven't received receipts for any of this adding up to $505. Not that they'd be legitimate receipts anyways. I fixed so much in this house for the landlord. Spackled where the walls were separating, painted the grout in the kitchen, constantly treated the wood, put baseboards back up PROPERLY, removed, cleaned under, and glued down vinyl where they hadn't properly installed, and we put vinyl sticker in most of the drawers and cabinets to make them look a little better. Everything in this house was done half-ass. They hire unlicensed people and apparently the tenants pay upon move out for their mess ups. Picture is messages from the person they hired to fix the 2'x5' hole in the chimney when we moved in. He was supposed to show up at 8am, didn't show up until afternoon, and got on the roof without any contact. I'll leave with this. They could not have inspected or cleaned this house with the roof being that damaged upon move in and me still finding shit from the previous tenants. We had no proof therefore could not fight but just beware for these low life people taking advantage of their power. 000000 integrity they had. None! Horrible rental company. Charges you a member benefit package that absolutely does nothing. Then double renters insurance and a 10 fee just to pay the rent. Had a leak called them they sent out plumbers and charged me 125 for a clog when there was no clog. Very disrespectful and doesn't care anything about there tenets. Pretty sure my review was flagged from Google, can't find out why. My negative review is a righteous one. I am not bashing y'all, only stating facts. For you to bring up basic wear-and-tear repair is irrelevant and a textbook strawman argument. Yes, I was a rookie renter at the time. 10216 Isaac Drive. I rented this house for one year. On my move-in date I noticed two painted-over roaches. I let them know the same day. Once I settled in, the roaches came out like crazy. It was a deep infestation. After talking to a local Cox guy, he told me all the houses in the neighborhood had roach problems. They had pest control come out twice and it didn't make a difference. Terry from Anyhour pest control told me himself, this house would need their extensive treatment. Anyways, I asked them to spray a 3rd time and they told me I would be financially responsible according to the lease. FALSE. This is incorrect because it is the homeowners responsibility to eradicate any infestation reported within the first 30 days. The homeowner failed to eradicate it and I let them know this. At this point it was 7 months in. I kept the lights on every night because if I didn't, I'd wake up to a roach on my blanket. I went to get ice out of my fridge dispenser and a roach came out. I stopped buying groceries and ate out everyday because it was so disgusting finding a roach in unimaginable places. The roaches ruined my wifi router and PS4. I could go on but I'll leave it at that. It was so frustrating because I did not bring the roaches in and they were trying to push it on me? Make me pay for it? Like I'm sorry roaches are ruining my life even though I informed you properly? I sent them an email and I stated my rights as a tenant protected by the Landlord Tenant Act. I told them I did my part as a tenant, I reported the problem super early on. What about long term infestations? The lease doesn't state NADA. I was going to terminate my lease and sue them for damages to my property. THEN! All of a sudden I get an email back stating "I believe I notified you that we would talk to the owner again. We did and he agreed to another treatment. A pest control company will be calling you". Someone came and sprayed a 3rd time and it barely scratched the surface. I ended up paying $250 myself for a professional exterminator to come out. They did the best job out of anyone Integrity hired, and it gave me a peace of mind while I prepared to move out. At least I had the decency to clean the place out when I moved. Even though they neglected me horribly, I cleared the place besides basic wear-and-tear like blinds and "stains on the wall". I guarantee I left that house cleaner than most of your previous tenants. Oh, and my new place has NO roaches and is so clean. But y'all like to assume the tenant brought the bugs? Whoever responds to these reviews is so condescending and unprofessional. There is no "integrity" or ethics in this company. TL;DR: They are slum lords that will lie to your face. Not take responsibility for anything & make money from properties. Believe the negative reviews you read from former/current tenants on Google. My wife & I have been looking for a new place to move to with our family. We still have two months before our current lease is up. We found a rent house in the Asian District that has been on the market for over 40days on Realtor, but the property is managed by Integrity Oklahoma LLC. We did a self tour of the property almost a month ago & despite some *MAJOR* maintenance concerns, it's perfect. I know how to make minor maintenance & cosmetic repairs. & we were hoping to iron out the bigger concerns - basement had been flooded (water was gone, pump still running & concrete saturated), previous (possibly current) roach infestation (dead roaches everywhere) & possible issues with the electrical. Again, major concerns, but as long as we could be guaranteed the issues will be fixed & that they are fixed - the house would be perfect enough to rent for a bit. & we would even be willing to pitch in to help fix it. Decided to read the Google reviews on Integrity Oklahoma LLC & all of the negative reviews are consistent. The replies from Integrity use the landlords as a scape goat. On their website they say that landlords must repair the properties & then Integrity will inspect them before they list them. & in Integrity's replies to reviews they state they will not list them unless they are move in ready. & the property we viewed had major maintenance issues, still was listed & not move in ready. Also in replies to tenants Integrity states that landlords are supposed to use their vendors to complete work orders, but they legally can't keep them from using their own. & if a vendor that's not Integrity's botches a job - they will not fix it & it's up to the landlord resolve. Which leaves the tenant in limbo & Integrity doesn't seem to care how it affects the tenant. We decided to write up questions & include Oklahoma law in these questions regarding renters rights & overall compliance in properties being up to code with the city & state. & because of dealing with slum lords in the past - we wanted to ask these questions in person. We were in contact with T of Integrity Oklahoma LLC & told her we would be by today to go over our concerns. We also told her when we would be by. & she said that's fine. We arrive 30mins before they close because my wife just got off work. T acted confused about our arrival. She doesn't greet us. No handshake. Nothing. She is frigid & inhospitable towards us. She makes us stand at the entry desk instead of offering to take us into one of multiple offices behind her. I let her read the questions off my phone. She gets a disgruntled look on her face as she sees the quoted Oklahoma law pertaining to each of the concerns. Then says with a huff, "All of these are maintenance issues the landlord has to fix." Mind you, Integrity listed the home meaning it's move in ready & so by their own acknowledgement on their website & in replies to reviews - it's actually on them to make repairs from there on out. Already using the landlord as a scapegoat as pointed out in tenant reviews. Us, "Then may we contact the landlord?" T, "No, we can't do that. It's not allowed." My wife told her we were leaving because T lied to our faces about who's responsibility it was & secondly not being allowed to discuss concerns with the landlord since Integrity couldn't answer our questions. Lastly, when they say they are family owned & operated they aren't lying - they live upstairs above their business. & the office is swanky, but most of their properties look like painted over crap. read more

If you read the reviews here, you will see a lot of people who were angry with a company that refuses to communicate, or do their job. And Responses from Integrity painting themselves as in the right and not responsible for any complaints made against them... After 3 years living on property managed by them, I can safely say that you would be hard pressed to find a worse slum lord in Oklahoma. -Our building did not receive regular maintenance for the 3 years I lived here. -Any maintenance requests made were largely ignored, or was a battle to get them to do -anything- - All contact methods for reaching them are ineffective. They request that if you want a faster response to "Text them" at a specific number. Good luck getting a response. - The head of maintenance is the owners relative and is not qualified to do basic addition let alone repairs to a building. - Every time Maintenance actually did show up, they caused more problems than they fixed. Including drilling into a Freon tube in the AC, Causing damage to the roof, physically yanking the gutters off from the building, causing more roof problems. cutting open a lock that they then had to replace rather than contacting the person, etc.. (Trust me I can keep going here) -The building we lived in, for some reason shared the water line with 3+ other units in the area. Yet according to the lease we had to pay for water. Which is illegal as you cannot give the correct payment amount for each unit. -Integrity added rubber hoses to handle the water, but did not close off the copper pipes that existed inside the walls. With no way to drip them, and cold weather we did have a pipe burst. went 2 weeks without water as Integrity would not do anything to solve the problem. This caused damage to the flooring and pervasive mold that was -never- solved. -Integrity has a habit of closing maintenance' requests without a solution being done. - If they have to repair something, they will contract out to the cheapest plumbers in the city, who then cause damage to the unit with barely functional repairs - Had a signed agreement between Integrity and myself stating that any month to month rent payments would only be an increase of $50. Later when they decided to force both sides of the duplex to vacate, they did so by attempting to raise rent $110, and pressure us to either leave, or sign a whole new lease that had a plethora of changes trying to release Integrity from any damages they had caused previously. This again, was illegal. - The fridge died, spoke a person who worked for Integrity as they were showing the house for possible sales. Employee stated they had alerted responsible parties, but "the owners were causing problems." 6 months+ Later and the fridge was never fixed. - Massive drain issues from shoddy drain installation caused fecal flooding of our bathroom. They sent out a cheap plumber many times to "solve" the problem, but refused to handle the damages done to the building itself. - After running out the other tenant of the duplex, they began renovations. But told the workers no one lived in the building. We were trapped inside the house for a day because the workers piled materials against the door, and blocked the driveway. Integrity never responded to pleas for assistance in this matter. I tried being civil with this company, but enough is enough. As I am no longer a tenant I don't have to worry about Landlord Retaliation (of which there are no protections in Oklahoma, and this company has proven time and time again that they do not care about the people living in the buildings they "manage") Do NOT rent from any building managed by Integrity. I have used them for several years to rent and manage my property. they do a pretty good job with those tasks but getting your rental payments from them is sometimes a task. It used to be that a landlord would get their payment by the 5th, that eventually creeped to around the tenth and now its creeped to about the 20th of the month. there is no good explanation for that since tenants are required to pay by the 5th. Current resident with this company and anytime there's a work order submitted, you won't get a response until they've sent someone to come fix the problem. So then you have strangers on your roof before 8am not having a clue what's going on. Or 4 other strangers before they found the right one just coming into your roof. I just moved to Oklahoma about a week ago and couldn't find a place to rent. I was calling all over and was getting denied left and right. Then I found Integrity Oklahoma. Teresa spent the time to understand my situation and found a way to make it happen. She was very responsive and on top of everything. She knew what to do, where to go and how to execute it. I recommend you use a different company. I applied for a rental propetry with them. only had a few simple question but they refused to respond to texts, emails or phone calls. I was able to get a refund on the application fee. But I highly recommend you look else where for a real estate company. I truly hope they either are shut down or someone does something. 11 messages and not one returned. Not exactly the best welcoming at all. I wish I could rate this company 0 stars, because of what they have done to my boyfriend and I. I started my first semester of college August of 2019 and my boyfriend and I had decided to get an apartment. We moved into a triplex house on 1026 NW 12th st. Unit 2. OKC, ok. My family gave us a mattress and a couch from my uncles house. My boyfriend brought his dresser, nightstand, and a tv stand from his Mom's house who was moving to Texas. On September 20th we moved into a dirty, dusty apartment, and that should have immediately been alarming, because the house had clearly not been sanitized at all. I have been so busy with school. I am taking 9 hours and working a full time job, we absolutely had no time for what happened next. We immediately started finding little red bugs crawling on our bodies. We had spots on our bodies that were extremely itchy and painful. I emailed the landlords on Oct. 6th, and the landlords dodged my emails. They sent a pest specialist who did not see any bedbugs, but still sprayed for bedbugs. The landlords told us we did not have the bedbugs and we had the itchy spots to prove it. We sent them pictures begging them to help us because we could not sleep and we were trying to just make it work. We both have permanent scarring from the bed bug bites. Finally on October 23rd the landlords informed us that we could get our deposit back and leave. We collected a plastic cup of 16 bedbugs that we collected hiding in the couch from my uncles living room. My family lives in Edmond, and they wanted absolutely nothing to do with me regarding the bed bugs, so we moved to the closest willing relative with our clothing in plastic bags after we had to quit our jobs. We had to put our clothes in the dryer for two cycles before washing them. It has cost a lot of money and I am about to rent an apartment in OKC even though neither my boyfriend nor I have a bed. Or any furniture. Do not move into these apartments or anything owned by Integrity OKC. They do not care about your life or your belongings. read more

Terrible company, Rhett the owner is a complete jerk and is very unprofessional. He obviously lacks the understanding that you can not rent a unsafe property to potential renters and then decide not to give back the deposit in full and deduct days that they decided to take off the market. Unbelievable, the property we looked at was disgusting and not clean, reeked of mold and has many issues with the ceiling flexing and the attic is very much full of mold and toxic dust and dirt. Now stating that they can't give a full refund because the owners had the property off listing for five days and they potentially would have had tenants. How can you rent a place that isn't move in ready as it states it will be in the lease. This place is a joke, and they properties they offer are junk and dangerous to people. I've been an investor for many years and have used Integrity Oklahoma for the last year on one of my properties in Edmond and never had any issues. Payments are always made on time and communication is always adequate. As an owner I'm thankful for the services they provided and their ability to look after my property and keep it in great condition while I was deployed. They always promptly notified me of any work orders or repairs the tenant requested and I always approved them for immediate repair. I've seen some of the other reviews online for this and other property managers in the area from dissatisfied tenants, but just know most of those issues are due to the owner not approving repairs leaving the property manager's hands tied. Integrity Oklahoma always went above and beyond making the tenant's needs known so I could promptly pay for the repairs. I would have no issues using them and trusting them again in the future and providing references if needed. read more

Started out good until the covid hit, I rented from them 3 1/2 years & never late on my rent. When the virus hit they went up on my rent $250 (I was already paying 1175) & when I moved out because I refused to pay that with only 2 weeks notice, my deposit was kept and I was told they received no notice of my decision to move. Then I get a call 2 month's later talking about a late fee and eviction. And I was out their house before the 1st of the month after I received the email & responded. Felt like I was being charged for someone else slack or loss & it messed up my rental history. Don't trust these people they are crooks & it only hurts you in the long run. read more

Totally opposite from the name. Not a good company at all. Always waiting on a approval from owners while you live in unhealthy conditions. They get rent and you get no repairs no real people on the phone. The one time they assisted me cost me 190 dollars. I turned off my power because they were using my power to fix the roof on a duplex. My key wouldn't work. They said oh we will come open the door. They couldn't find their key so on my last two days they sent someone to rekey. Never told me it was a rekey charge. And when people move you have to change the locks. Why do I pay for the fact you lost your key to your property and it being rekeyed. With extra locks that were not there before?? Only thing I did not do carpet cleaning and get trash to the curb. Initially, I believed this was a great rental agency, until repairs were needed. We rented our home at 1321 Kelly Park Road in Edmond and it was beautiful, however once things needed repairing, they replaced fixtures with the cheapest alternatives and scabbed together repairs with whatever was available. We rented this home for 2 years, and the straw that broke the camel's back was when the A/C went out in July. We reported it immediately and the tech that came out said the unit needed replacing. They sent someone else out that said that tech was inexperienced, so they added coolant that lasted 3 days. We reported it again and it took over 10 days, with a heat index well over 100 % to finally attempt to fix it. I complained to Integrity and they said it was the owner's decision to replace it or not. Then I was told that we could vacate the lease. I told them I would be happy to, if they would refund my deposit. No deal. We had to buy window units to survive, but the temp in the house was rarely above 90%. We ended up moving mattresses into the living room because it was the only room we could keep cool. My son is disabled(12 years old), and this was very hard on him. No one cared. The management agency has no standards and the owners of this property apparently have no morals or money. I would stay as far away from this agency as possible. We hurriedly bought a house to get away from them. They also sent a letter saying they were not renewing our lease, Thank God!! If I could rate this company for less than zero, I would. read more
