    Pretty sure my review was flagged from Google, can't find out why. My negative review is a righteous one. I am not bashing y'all, only stating facts. For you to bring up basic wear-and-tear repair is irrelevant and a textbook strawman argument. Yes, I was a rookie renter at the time. 10216 Isaac Drive. I rented this house for one year. On my move-in date I noticed two painted-over roaches. I let them know the same day. Once I settled in, the roaches came out like crazy. It was a deep infestation. After talking to a local Cox guy, he told me all the houses in the neighborhood had roach problems. They had pest control come out twice and it didn't make a difference. Terry from Anyhour pest control told me himself, this house would need their extensive treatment. Anyways, I asked them to spray a 3rd time and they told me I would be financially responsible according to the lease. FALSE. This is incorrect because it is the homeowners responsibility to eradicate any infestation reported within the first 30 days. The homeowner failed to eradicate it and I let them know this. At this point it was 7 months in. I kept the lights on every night because if I didn't, I'd wake up to a roach on my blanket. I went to get ice out of my fridge dispenser and a roach came out. I stopped buying groceries and ate out everyday because it was so disgusting finding a roach in unimaginable places. The roaches ruined my wifi router and PS4. I could go on but I'll leave it at that. It was so frustrating because I did not bring the roaches in and they were trying to push it on me? Make me pay for it? Like I'm sorry roaches are ruining my life even though I informed you properly? I sent them an email and I stated my rights as a tenant protected by the Landlord Tenant Act. I told them I did my part as a tenant, I reported the problem super early on. What about long term infestations? The lease doesn't state NADA. I was going to terminate my lease and sue them for damages to my property. THEN! All of a sudden I get an email back stating "I believe I notified you that we would talk to the owner again. We did and he agreed to another treatment. A pest control company will be calling you". Someone came and sprayed a 3rd time and it barely scratched the surface. I ended up paying $250 myself for a professional exterminator to come out. They did the best job out of anyone Integrity hired, and it gave me a peace of mind while I prepared to move out. At least I had the decency to clean the place out when I moved. Even though they neglected me horribly, I cleared the place besides basic wear-and-tear like blinds and "stains on the wall". I guarantee I left that house cleaner than most of your previous tenants. Oh, and my new place has NO roaches and is so clean. But y'all like to assume the tenant brought the bugs? Whoever responds to these reviews is so condescending and unprofessional. There is no "integrity" or ethics in this company. You respond to legitimate concerns and turn it into the other person's fault. You have little to no argument against me. I was a responsible tenant and you failed me, horribly.

    If you read the reviews here, you will see a lot of people who were angry with a company that refuses to communicate, or do their job. And Responses from Integrity painting themselves as in the right and not responsible for any complaints made against them... After 3 years living on property managed by them, I can safely say that you would be hard pressed to find a worse slum lord in Oklahoma. -Our building did not receive regular maintenance for the 3 years I lived here. -Any maintenance requests made were largely ignored, or was a battle to get them to do -anything- - All contact methods for reaching them are ineffective. They request that if you want a faster response to "Text them" at a specific number. Good luck getting a response. - The head of maintenance is the owners relative and is not qualified to do basic addition let alone repairs to a building. - Every time Maintenance actually did show up, they caused more problems than they fixed. Including drilling into a Freon tube in the AC, Causing damage to the roof, physically yanking the gutters off from the building, causing more roof problems. cutting open a lock that they then had to replace rather than contacting the person, etc.. (Trust me I can keep going here) -The building we lived in, for some reason shared the water line with 3+ other units in the area. Yet according to the lease we had to pay for water. Which is illegal as you cannot give the correct payment amount for each unit. -Integrity added rubber hoses to handle the water, but did not close off the copper pipes that existed inside the walls. With no way to drip them, and cold weather we did have a pipe burst. went 2 weeks without water as Integrity would not do anything to solve the problem. This caused damage to the flooring and pervasive mold that was -never- solved. -Integrity has a habit of closing maintenance' requests without a solution being done. - If they have to repair something, they will contract out to the cheapest plumbers in the city, who then cause damage to the unit with barely functional repairs - Had a signed agreement between Integrity and myself stating that any month to month rent payments would only be an increase of $50. Later when they decided to force both sides of the duplex to vacate, they did so by attempting to raise rent $110, and pressure us to either leave, or sign a whole new lease that had a plethora of changes trying to release Integrity from any damages they had caused previously. This again, was illegal. - The fridge died, spoke a person who worked for Integrity as they were showing the house for possible sales. Employee stated they had alerted responsible parties, but "the owners were causing problems." 6 months+ Later and the fridge was never fixed. - Massive drain issues from shoddy drain installation caused fecal flooding of our bathroom. They sent out a cheap plumber many times to "solve" the problem, but refused to handle the damages done to the building itself. - After running out the other tenant of the duplex, they began renovations. But told the workers no one lived in the building. We were trapped inside the house for a day because the workers piled materials against the door, and blocked the driveway. Integrity never responded to pleas for assistance in this matter. I tried being civil with this company, but enough is enough. As I am no longer a tenant I don't have to worry about Landlord Retaliation (of which there are no protections in Oklahoma, and this company has proven time and time again that they do not care about the people living in the buildings they "manage") Do NOT rent from any building managed by Integrity. (I have included a few pictures of a text message convo between the number they ask you to text for faster response, and emails/lease documents on my google review to prove I am not exaggerating. If integrity attempts to refute, I will update with more)

    I wish I could rate this company 0 stars, because of what they have done to my boyfriend and I. I started my first semester of college August of 2019 and my boyfriend and I had decided to get an apartment. We moved into a triplex house on 1026 NW 12th st. Unit 2. OKC, ok. My family gave us a mattress and a couch from my uncles house. My boyfriend brought his dresser, nightstand, and a tv stand from his Mom's house who was moving to Texas. On September 20th we moved into a dirty, dusty apartment, and that should have immediately been alarming, because the house had clearly not been sanitized at all. I have been so busy with school. I am taking 9 hours and working a full time job, we absolutely had no time for what happened next. We immediately started finding little red bugs crawling on our bodies. We had spots on our bodies that were extremely itchy and painful. I emailed the landlords on Oct. 6th, and the landlords dodged my emails. They sent a pest specialist who did not see any bedbugs, but still sprayed for bedbugs. The landlords told us we did not have the bedbugs and we had the itchy spots to prove it. We sent them pictures begging them to help us because we could not sleep and we were trying to just make it work. We both have permanent scarring from the bed bug bites. Finally on October 23rd the landlords informed us that we could get our deposit back and leave. We collected a plastic cup of 16 bedbugs that we collected hiding in the couch from my uncles living room. My family lives in Edmond, and they wanted absolutely nothing to do with me regarding the bed bugs, so we moved to the closest willing relative with our clothing in plastic bags after we had to quit our jobs. We had to put our clothes in the dryer for two cycles before washing them. It has cost a lot of money and I am about to rent an apartment in OKC even though neither my boyfriend nor I have a bed. Or any furniture. Do not move into these apartments or anything owned by Integrity OKC. They do not care about your life or your belongings.

I…read moreasked them when I moved in, multiple times while I lived there to clean the horrifying carpet, it smelled fermented, and they kept putting me off and saying that they would talk to the property owner, now that I've moved out they charge me $150 to clean the carpet that I asked them to clean while I still lived there, so I can't give them a good score. They also said that there are more marks than normal wear and tear and charge $200 for it, I left the apartment in really good condition, very clean, except for the disgusting carpet that they left in there which I had to cover with rugs , and it still smelled. When I moved they tried to raise the rent on everyone in there to fix an issue with the driveway cement that if they had fixed it before it broke it would've cost them a lot less. We were driving over damaging our cars and then they want to charge us to fix it. I moved out as a result of the rate increase and the lack of trust that I had with a company after not getting the carpet cleaned at move in and new charges. Most people moved out after that. I thought I would stay if they cleaned or replaced the carpet because it would seem like it was worth the rate increase. They didn't do that and as I mentioned earlier charged me $150 to do it for someone else. So they did not move within integrity so their score is low. The property was very nice, especially downstairs where there was no carpet. RDS HOMES AND KEVO PROPERTIES was the property manager and Sebastian Square was the property.

Reaching out to OG+E, they said if RPME calls and confirms my move out date, then they would drop the charges. I reached out to RPME who has said they've called and discussed the move out date with OG+E and when I follow up with OG+E they say they haven't had anyone call to confirm the date so they won't drop the charges. If you're looking to rent a home managed by this company, please run if there's another home you're looking to move into that's managed by another company. Anyone is better than RPME. They don't lift a finger apt answer the phone for anyone. If they read this review and simply make one phone call to OG+E to confirm my move out date then I'll happy delete this review. The outstanding utility bills have wrecked my credit score which is getting in the way of my family and I qualifying for a home loan at the moment.

When reading the lease, we had several questions which we promptly emailed to Carlos within 4 hours of receiving the lease. As stated in the lease, you are given 2 days to sign. However, Two Doors Realty ran our time down by only stating that they would "get back to [us] soon" regarding what we had asked. Namely, the house was visibly dirty in several areas as well as two external doors having deadbolts that either would not lock or would not release the key un the unlocked position. The lease also stated that flea treatment was needed for the home if pets were present. I asked Carlos to provide proof that the home was infestation-free as it was clear from a musty odor and a dog toy in the backyard that a previous tenants had dogs, and I must ensure the health and safety of my animal. We were lead to believe Carlos was responding to our questions and that he was waiting on maintenance to respond, despite some questions we asked being questions the leasing office should have some basic knowledge of. We asked on a recorded phone call with the leasing office if we would be given extra time to sign, and the lady on the phone only stated she would message Carlos and let him know. Due to Two Doors Realty's lack of care in a timely response, the time to sign the lease expired and was canceled due to "lack of signatures". Do not apply to a lease with this company, and absolutely do not enter into a lease with this company. If this is how they communicate, or don't, with someone they're trying to get to sign a lease, it leaves much to be desired in imagining how we would be treated as tenants. Disappointing, predatory, unprofessional behavior.
