I am filing a complaint against Leland Management regarding inaccurate violation notices, improper…read morefine escalation, and inconsistent enforcement practices within Windermere Estates in Wesley Chapel, Florida. Enforcement actions are being administered by John Lamont. On January 6, I received a courtesy notice for minor weeds, trash can placement while I was out of town (a neighbor brought it in), and a caregiver's vehicle partially over the sidewalk for approximately 22 minutes. I had recently undergone surgery and required temporary assistance. I immediately corrected all items. On January 28, I received a Fining Hearing Notice alleging my vehicle remained on the sidewalk. The January 27 photo clearly shows my vehicle not obstructing the sidewalk. Additionally, the January 6 photo that had already been corrected was reused in the escalation. Despite compliance, the matter was escalated and I was charged two $10 violation letter fees that appear invalid. Multiple residents report similar incidents, including citations for brief delivery stops and temporary activity. Residents are charged $10 per violation letter. Meanwhile, long-standing community issues remain unresolved, including damaged patio screens, landscaping destroyed prior to the cold storm and never repaired, and ongoing building issues. An in-person meeting under the pool cabana has been organized due to widespread frustration. Windermere Estates also lacks sufficient parking to accommodate strict driveway enforcement without creating a broader parking issue. I request immediate dismissal of the January 28 notice, removal of associated fees, written clarification of enforcement standards, and direct communication from Leland Management to resolve this matter within 14 days.

The assigned property managers - and this is the second we have had - are not responsive to…read morerequests through the resident portal, do not return phone calls ( I am told they want their privacy), and ONLY respond to e-mails if the HOA president is copied. Also, we must keep very careful tabs on fee payments. I pay through my bank for proof of payment, and find that they have lost or failed to record payments, which is a breach of trust and responsibility.
