The title agent was Alim Perham. She was rude, negligent, and refused to take responsibility after I discovered that the property: * Was not truly built in 1988 as advertised * Had a failed 1985 permit due to illegal drainage that violated city code * Was abandoned for over two years * Was never properly inspected or passed until 1988, which was hidden at closing All of this was in public records. But Action Title Company ignored it. And once the truth came out, Alim Perham told me not to contact her again. That's not just unprofessional -- that's reckless. Now, let me name the full team involved in this failed, fraudulent transaction -- because this was not one person's mistake. This was a network: * José Sandoval - Buyer representative from Exclusive Homes * Millie López - Co-agent with José, also from Exclusive Homes * Wally Pérez, Eddie Pérez, Víctor Pérez, and Heidi Pérez - Represented the seller * Letty Gutierrez - From Morgage Group who issued the inflated loan * Claudia Chávez Action Title These parties overcharged closing costs, inflated the appraisal, and pushed through the loan despite the existence of failed permits and abandonment records. None of them stopped to ask questions. No one protected the buyer. They saw someone they thought they could take advantage of -- and they did. This wasn't a mistake. This was a pattern. Action Title had one job: verify clean title and disclose anything tied to public records and permits. They failed -- miserably. If you are thinking about using Action Title or working with Exclusive Homes, don't. Unless you enjoy buying properties with hidden permit failures, illegal construction, and drainage problems that flood your house.
