The only ladder you had was a 5 ft step ladder, if you had a real ladder you could set it on the floor away from the ramp and get into the attic.
Kitchen sink baskets leak, had to replace both.
Replace all the gaskets under Kitchen sink and the trap.
Repair blockage in kitchen sink drain (under the floor).
Replace Kitchen Sink faucet, leaked.
Replace hall bath sink gaskets and drain pipes, leaking.
The hall bath sink stopper is rusted away, missing.
Replaced hall bath toilet, leaked from tank into bowl.
Replaced all of the hall bath shower parts. The valve would not switch to the shower head, faucet mixing valve would not control hot/cold mixture.
Replaced faucet in master bath, leaked and water stop rusted away.
Replaced all the pipes and gaskets under the sink.
Replaced two of the toilets because they were broken at the floor mounting, leaking around the base and had to repair the rotted wood and replace mounting flange and repair the black mold by replacing part of the flooring.
Removed both garage doors and remounted correctly. The weather strips in the basement were on the inside of the house, should have been on the outside, causing installer to add spacing blocks to the walls which caused to door to rub the wall going up or down. Replaced all hinges, some were on upside down and some were the wrong ones. Replace the weather/bug seals, replaced both springs, moved rail mounting to correct position. The main floor garage door tracks were installed wrong (not level from right to left and the wrong distance apart). Replace all the hinges (some were broken and some were missing causing the center of the door to be bent). Replaced all the door track rollers, some fell into two pieces when removed they were so bad. Install weather strip/bug guard, missing, never had one. The tracks were mounted closer together at the operator end than on the front wall, causing it to bind. It would not seal to the floor and when open it was two inches out of level to the header wall. Replaced the weather strips on the bottom section of both doors.
Both of the bath vanities are not mounted to the walls and the sinks are just sitting on top, not fastened down. The basement bath sink is not mounted to the wall, and the shut off valves for it is "inside the wall" not accessible without cutting open the drywall. The water leaks in kitchen, and both baths have leaked for so long the wood under the sinks are buckled from all the water on them.
Repair the floor joist squeaks all over (flooring was loose from the joist).
Replace all the outside door lights, (5) rusted out and not working.
Install the dead bolt correctly on the dinning room door, the mounting screws were on the outside of the door, should be on the inside for security.
Removed the basement double door trim and frame, cut drywall away from the opening on sides and top. Caused the door to rub the top and left side because of the deck not being flashed and water got into the ceiling staining the same and expanding the wood and drywall binding the door.
Replace the water heater, (smell of rotten sewer, this was noted by the inspector) the water sat too long with the heat turned off, along with it not being used for too long of a time. Tried to remove the smell and clean it by flushing with Clorox, but after sitting for two or three days the smell would return. Had to replace the circuit breaker to it also, keep tripping open.
After spending some time out there and the weather getting hotter, I noticed the grass getting greener and staying wet and smelling in one spot. I found a four-inch pipe just under a rock, two roofing shingles, and a truck license plate. Traced the pipe back to the septic tank. There are no connected or working lateral fields as I was told there was before the purchase. Mike, owners son, and I dug some more to the south where he thought it should be, and found were there was a distribution box that use to be hooked to the septic tank but has been cut off and not in service now. There is only one line going out of the that box maybe to one lateral field line, and the other outlets are filled with rocks. The waste system for the house to the septic isn't vented right, the vent pipes are in the attic and not coming through the roof as they should be.
The washer and dryer water valves won't shut all the way off, leaks. The dryer vent is improperly vented, comes out onto the basement floor.
The A/C wasn't cooling good, also found by the inspector, I had it filled and tested. The furnace filter is the wrong size and not filtering the air, was all bent up and crammed into the frame.
There are several windows that the glass is cracked, also noted by inspector, and on one, the sill is so rotten it can't be opened, there are several that the spring assist is broken, causing them to be hard to open and when you let go of it, it slams shut.
The outside water faucet leaks, won't shut all the way off.
