It's almost been a year since we bought our new home, so based on other neighbors, it was recommended to get an outside company to do a home inspection prior to our one year walk through with the builder. We contacted Inside & Out Property Inspectors and set up a date and time to do a home inspection. They arrived on time and greeted us. There were two inspectors, one for the inside of the house and one for the outside of the home. They explained the process and got to work quickly checking out every nook and cranny of our home. This can be somewhat of a stressful process because you never know what inspectors will find. Did the builder cut corners? Is there some catastrophic problems? You know, I think of every worst case scenario. Both inspectors were friendly and very task oriented, which was nice to see. After about two hours, the inspectors went over their findings with my husband. Luckily they only found a few minor problems and said overall the builder did a sound job on the construction of our home. Is this is an additional expense? Yes. The builder won't cover you having an outside company doing a home inspection. Is it worth it? I think so, while we haven't had our final one year walk through with the builder, pending them making the necessary updates that the inspectors suggested, I'd recommend getting an inspector prior to your final one year walk through on a new build. Pros: -Thorough and task oriented -The two inspectors were nice -Took their time Cons: -You have to pay extra, which isn't the inspection company's fault. I think if getting an outside company to check out your house prior to your one year walk through, it's a benefit and will bring peace of mind. Tips: Inspectors are pretty busy with all the new homes and people purchasing homes, if you're trying to squeeze in an inspector prior to your yearly walk through, make sure you schedule one ahead of time. read more

ZERO STARS!!!! I would NEVER recommend this company to anyone. I paid around $800 for this company to come out to perform an initial inspection and a re-inspection. They tell me that they inspected the microwave and tested it to make sure there were no issues. I use the microwave for the first time in my new home and it trips the breaker every single time I try to use it. Turns out, the microwave and refrigerator are on the same circuit, which is a major code violation. This information was not caught during the initial inspection or the re-inspection. When I call the inspector, Nate, for further clarification, he tells me it had no issues when they ran it for 10 seconds. He also tells me that this was outside of their scope and that the electrical panel was not labeled correctly. I went back to him and asked if the electrical panel was labeled correctly, would this entire situation be changed. His response was, "it would raise a flag." His response basically confirmed my suspicion that this issue should have been addressed in both inspections. I hired an electrician to come out and take a look at the situation. He was appalled to hear that an inspection company would have missed this crucial detail. In regards to the microwave and refrigerator being on the same circuit, the electrician states, "The inspector should have caught this before the sale of this home." Picture attached. Super disappointed in the entire situation and the lack of taking responsibility on the inspector's part. I will never allow this company to play a role in the buying of any other properties. read more

Inside & Out Property Inspectors - Home Inspectors Near Me

Couldn't have asked for more and highly recommend! From the booking experience, inspection, and review, it was a wonderful experience. Their communication style is easy to understand and welcoming. The inspection package that they deliver has clear instructions and suggesting for the new homeowner. They walked through the space with us and showed us every issue and gave us advice on what it meant and how to fix it (or ask the owner to fix it). They even found the smallest cut in the lanai which took me a minute to see and they were pointing directly at it! Very impressed with the service, the communication and the thorough search. I was nervous buying an older home but I am now walking away with confidence that I not only have a beautiful home, but I also have the education to manage the property to avoid unnecessary and expensive mistakes in the future. I am very grateful for this company and the amazing work they do! read more

BJ Johnson's team was on time during the first inspection and provided a detailed report of incomplete items. They performed the re-inspection and highlighted items that were still pending from the first inspection. They were professional throughout the inspection process that emphasized an inspection of non-cosmetic items. Cosmetic defects related to dry walls, bath and floor tiles, electric plugs, paint, etc were not comprehensively covered in their report. Hope, they cover those in the future. read more

Brad Fifer was punctual, thorough, and respectful of our property. He went about his work in a diligent and organized manner, and graciously took the time to explain the different aspects of his 4-point wind mitigation evaluation. Highly recommended. read more

I recently purchased a Dream Finders new build. Being that their warranty department is beyond difficult to deal with or get any repairs done, I hired Inside & Out to come in and do a home inspection prior to my 11th month. There were three (3) major issues I needed additional documentation on. They MISSED ALL 3! Not only did I point them out during the inspection, the plumbing and electrical, I demonstrated. The word "GARAGE" never appeared in the report, nor were there any pictures of it. Major problems in there. So needless to say I do not recommend Inside & Out Property Inspectors. As for Dream Finders, buyer beware. If I knew then what I know now, would have never purchased a Dream Finders home, and never will again. read more

I just used Inside & Out to inspect my new home built in the Murray Hill area. The inspectors came on time and were thorough and courteous. If there was something that wasn't necessarily a problem, but something they thought I should keep in mind they were sure to point it out as a professional courtesy. One example of this is that my AC manufacturer lengthens the warranty if I register the unit. I was able to pay via credit card and received a very detailed report that evening. read more

This guys are great! We had our inspection done remotely--they did it while we were still living out of state. They prepared a very detailed, informative report for us with lots of photos and even a few tips to help us learn about how to maintain our new construction home--and we had the report on the same day as our inspection! They found a few very small issues, that we probably wouldn't have noticed but that we're very happy to have fixed by the builder before we move in. I can't recommend these folks enough! So glad our realtor recommended them. read more
